My experience here has been as positive as you could expect from a real-estate/property management firm. The grounds are well kept, on a consistent schedule. The pool, cabana, and hot tub/spa areas as seen in the photo are very clean, well decorated, and maintained. Nice grills for partying, eating food with friends, etc. There is a well kept kids playground as well, a dedicated dog park, in case you don't want to use the whole property, or prefer off leash. There are pickle ball courts, and a basketball court for use, as well as an INCREDIBLE club house. Inside are billiards, a massive projector, and the usual full public kitchen setup. Dog stations and poop bags are kept filled here better than any other location I've stayed at in the last 20 years. The park takes their pet sanitation very seriously. The direct staff all essentially double as security for the property, observing, reporting, and making sure everyone is staying respectful of people and policies on the property. The staff up front is always very helpful and they HANDLE MAIL well which is becoming more and more important and valuable.

The river trails were easy to walk on if you turned left on the trail. If you went straight you had to walk on river rock which were a little harder. People didn't pick up their dogs poop on the trails which is a shame. I was very happy we paid extra for the forest spot since it was nice and shaded and we were there for a few days. There is a mini golf course, basketball course, and a dog run there. The only downside was there was only 1 trash dumpster and it was all the way at the front entrance. There are lot of places with dog poop bags throughout the park for dogs to go but here are thorns walking around the park so be careful. I would suggest the forest area which is back further near the river. The cabins were well cleaned and the two bedroom seemed nice and roomy. One room has bunkbeds (total of 4 beds in one room) and a master bedroom. They spaced them out where they are not side by side so you didn't feel like you were looking right at your neighbor when sitting on the patio. We camped at Verde River RV Resort & Cottages in a Motorhome.

They offered various Halloween activities on the weekends, and there are lots of kids. The pool area looked nice and clean. We had fun playing putt putt but we had to clean tree debris from the course before playing. To make a reservation, it was very difficult to get in touch with someone by phone so persistence and patience is key. Once there, the staff was friendly and check-in was quick and easy. In front of the office are some flowers and green, green fake grass. Pretty much the only place you’ll see green. They have a security gate but for the life of me I don’t know why. Once you pass through the gate the road is very rough and bumpy. There is a bit of green once you pass through the gate but when you get in the park it is tall weeds with small bits of grass interspersed. It appears disheveled. We never once heard or saw a lawn mower or weed eater. There are an excessive number of speed bumps and 5 mph signs all over the place. Sites are a bit of gravel with dirt, weeds and STICKERS. The tiny gravel and stickers end up everywhere. We couldn’t walk from the car to the RV without picking stickers out of our shoes. Your vehicles with get dirty and remain dirty which gets even worse when it rains. Our site was mostly level and long enough for the 45 foot MH with the car parked to the side. The voltage often dropped to around 114/115. Spacing between sites varies widely with the pull thrus having the most space. There is no privacy. We were in full sun but there are some shady sites. Various sites have a really odd placement so you might want to be particular about which one you are assigned. There are no fire pits but they rent propane ones. They were slowly replacing tired picnic tables with new ones. There are serious connection issues here. The cable did not work; however, satellite was possible in most sites. WiFi was for checking email, no streaming, and we got kicked off regularly. Verizon coverage ranged from 4g 1bar to 5g 3bars and could change in an instant. Hence, our phone hot spots were unstable. All the trash bins are located near the entrance, and all four bins were overflowing every Sunday afternoon. Traffic noise from 17 can be clearly heard even though it’s pretty far away. On a final note, be prepared for lots of ants and mosquitoes. Although the park is convenient for visiting the area, there are too many reasons not to return.

This time we decided to extend our stay to nearly two weeks and explore the area. This RV Park has a variety of pricing for its sites based on someone’s opinion of their relative quality. In my opinion there are too many “quality tiers” but they do provide some insight into the relative quality of the various sites. Use this when you make your reservations. Since the pricing difference is fairly small, we chose a Premium Mountain View site (#303.) While calling it a “Mountain View” site is a bit of a stretch, we did enjoy the oversized site and the fact that we didn’t have anyone on our “camp side.” This made for a very pleasant stay. In general the sites here are larger than typical for a commercial campground. Many sites have trees for partial or complete shade. While the pads are gravel (and surprisingly level) there is grass in most other areas so that unlike so many RV parks in the desert SW, you don’t feel like you are camping in the middle of a gravel construction site. The CG is about 35 minutes away from Sedona and half that time to Cottonwood so it makes a good base from which to explore both of those resort oriented areas. The day hiking in Sedona is without equal anywhere else in North America and that alone justifies a visit to this area. We never use CG WiFi so I can’t comment on that. T-Mobile was non existent and Verizon was inconsistent but we were able to stream Netflix each evening. There is very minor freeway noise from I-17. Most times you couldn’t hear the Highway, but when the wind shifted from the south there was some noise but not enough to be bothersome. The staff were very helpful both when we were making our reservations and upon arrival. We highly recommend this campground and will be back!

Ellen found a wonderful site that we could move to a couple days later for the duration of our stay. Thank you, Ellen. The amenities and activities at this park are top notch. Great pickle ball courts, a nice little miniature golf course and a beautiful pool/hot tub area. The waffle breakfast was delicious. We enjoyed walking around the park and along the river. Laundry is great, wifi not so much. This is the most dog friendly park we've been to in a long time. Lots of grass and places for the dog to do it's business.

The location is awesome to be able to go explore Sedona, flagstaff, and all the area surrounding has to offer. It’s tucked away just enough to be relaxing and quiet though! Amenities were fantastic from mini golf, shuffle board, large pool / hot tub and our favorite - free waffle breakfast Wednesday, Friday, and Sunday! My fiancé’s parents also flew to AZ and stayed in one of the cabins, they are SO cute inside, very well maintained and comfortable. Our site, 439 was on the corner in the back of the campground with grass, big trees and plenty of shade which was huge being in AZ for the month of May. Only downside would be the way the spot are spaced out the back of your rig is relatively close to 2-3 others but you have a ton of space on each side!

It was nice to have power/water/sewer hookup and cable since we generally dry camp. Our spot was under a mulberry tree which was nice for shade but it dropped pods all over the place and the site produced a lot of mud/dirt which was the main downside, aside from being pretty close to other sites. No fire pit (no biggie with the fire ban) or table and pretty limited on spots to put chairs. Free breakfast was nice, as was the craft fair. Lots of full time RVers. Although the amenities were nice, I think we’ll stick with dry camping.

GREAT location. Views are good. Cell signal was good also. Level sites. Cons: Too many rules - front & back of paper full of them. Rude staff. *Most amenities were closed - we were there during the COVID situation. Rant: We arrived late. Husband was hooking up water. Broke the PVC putting the lid back on their water contraption. We tried to fix it but we had the wrong PVC size. Called their emergency number because water was spewing EVERYWHERE. Lady was rude and irritated (I get it, I didn't want to be dealing with this at 10pm either). They arrived. Had an attitude like a cranky 5 year old. Asked if they needed help holding a flashlight or anything. They told me to move and said "Nope! I got it. Thanks." So I went inside and let them do their thing... 10 minutes later they knocked and said we had to move our RV up because we are over the 'line' in the back and they needed to 'mow.' Next day. We got called again. Told to move up... again. They are going to mow. We moved up, reluctantly (it was MAYBE 2ft...) They mowed the day before we left and the kicker?! The guy mowing the DIRT hit our RV patio!!! Ran right into it!! No damage but STILL!! Pay attention. Then he denied it... It just wasn't our type of park.

Easy access, friendly staff, beautiful grounds, off leash dog park that's subtly lit at night and quiet. Since park has just been done over, everything is new and cleaned regularly. Can you tell I love this place? The huge rec room with pool tables, shuffleboard, and tv is amazing as is the gym that even has the workout bands & rollers some of us older folks need. Didn't make it to the pool but looks great with tables/chairs and bbq area. There are cottonwood, pine, and maybe a mulberry so it's sometimes hard to keep nature's debris out of site, but worth it for all the above. Lots of activities, and the mini golf along the water at front was fun. We started in a river spot that was great but you need some agility to get to it. The back in river sites are in the full sun but if you like it warm it's a beautiful spot. We were having a/c issues so they let us move to a deluxe wooded site that is spectacular. Plenty of room for our slides on both sides, the awning was able to fully extend, they brought over a picnic table and this all fit our chairs and car too. They are working on the grass and then it will be perfect.

We had planned on staying for a month and the rate would have been $375 including electricity which was great. They are offering a rate this low because the park has been purchased and is under active renovations to all the buildings, sites and facilities. It is a large park with long term and nightly spots. Long termers have full hookups. There are also a nice choice between pull through and back in and some spots abut the Verde River, the site was gravel and dirt, but very level. Totally easy access for any size rig and convenient to everything in Sedona from I-17. Wi-fi only available in the rec room so bring your own hotspot. Laundry was $1 to wash and $1 to dry. The only negative was a bumper crop of goathead thorns which are miserable, particularly for dogs. But, would stay here again.
