    Most likely you’ll reach the campground via I-17, exiting onto 260 west and then taking the first exit out of the first traffic circle to reach the entrance. The largest secti...moreMost likely you’ll reach the campground via I-17, exiting onto 260 west and then taking the first exit out of the first traffic circle to reach the entrance. The campground is divided into 3 sections. The top section has 27 back-in sites all covered by a tall roof, making them the only shaded sites in the park. The largest section is the middle section which contains several parallel roads that slope downward and contain a mix of pull-through and back-in sites. The bottom section of back-in sites starts after you cross over a canal via a short bridge and is closest to I-17. All of the streets are paved and all of the sites have large stone gravel. Even though we were on one of the sloped streets, our back-in site was pretty level, and the angle of the site and the width of the street made it easy to back into. The sites are slightly wider than most private campgrounds.The office is located at the top of the hill and contains a small store. Behind the office is a shack where delivered packages are stored. There are two laundry/bathhouse buildings containing several washers and dryers which you pay for either via an app or a physical card dispensed from a machine. The laundry areas also contain vending machines and a TV. Most of the activities at the resort are located in or around the clubhouse, which is also where the large swimming pool is located. We bought some BBQ from the food truck that parked in front of the clubhouse one weekend. A short downhill walk from the clubhouse takes you past the pickleball courts and playground and brings you to the short wooded trail that skirts the Verde River.The resort is dog-friendly. There are on-leash K9 areas with astroturf and dog waste stations scattered throughout the resort, and there are two fenced dog parks in the bottom section next to the pond. We also occasionally walked our dogs along the dirt strip on the west end of the campground.In terms of cell service, the best speed I got on my Verizon Jetpack with MIMO antenna during our stay was about 8.5Mbps down and 5Mbps up. But the quality of the Verizon connection varied wildly: I could usually stream video in the morning but most evenings the connection was practically unusable. Most work days I had to switch over to using the hotspot on my AT&T-enabled phone, which usually got 25Mbps down and 9Mbps up. I did try using the campground WiFi twice: the first time the connection was good enough for web browsing, but the second time it was pretty useless. The Verizon connection and the road noise (which we could still hear faintly within our 5th wheel even with the windows closed) were the only negatives about the campground.We would stay here again if we were in the area.

    We love this RV Resort! We found it several years ago shortly after it opened and we've been coming back ever since. There are several RV parks in this area. There are several RV parks in this area. We also love Dead Horse State Park in Cottonwood. Verde Ranch RV Resort is still reasonably priced and offers a lot. Their wifi is good, sometimes it even works better than our hotspots (Verizon & AT&T). We checked in online and went directly to our site. Roads are wide and sites are wide and long. Our pull-through site fit our 45' toy hauler, dually truck, and Jeep with plenty of room left over. No picnic table, though, some have them, some don't. Nice clubhouse with outdoor heated pool (but heater was broken during our stay) and two hot tubs (one for adults, one for kids, not designated that way, just how it was). There are lots of fulltime families here, so it's a great place to meet other kids and families. Nice playground and ball courts. Several laundry rooms. Several vendors who will come to site and pick up laundry, wash/wax vehicles, etc. No propane on site. ATV rentals at the office. RV repair shop across the highway (we didn't use, so not sure details). Self-service and automatic car and RV wash across the highway. Sedona is about 30 minutes away. Cottonwood is about 15 minutes. Jerome is about 30 minutes. This place has been found out and all sites were full during our stay, so book early.

The bathrooms and laundry are very nice. The laundry required an app or to buy a prepaid card, no cash. Machines are plentiful and work well. I had no picnic table at my site. My site was 30 by 60 and wasn't the biggest. Very nice. I-17 is noisy, I used earplugs to sleep. I had 3 bar ATT 4G-LTE, no 5G available.

    We spent most of the winter here. As many others have noted the staff is friendly, helpful, and professional. The facilities are the cleanest I've seen anywhere. Sites further up the hill in the p...moreWe spent most of the winter here. As many others have noted the staff is friendly, helpful, and professional. The facilities are the cleanest I've seen anywhere. This is a large campground so your experience may vary as campers come and go.Some have noted poor internet access and cell service. Sites further up the hill in the pull throughs have much better service. We had to move when a large class A pulled into the site next to us and blocked the signals. We moved from that site which was in the lower section to one up the hill not far from the office. We had no further issues with internet using both Verizon and T-Mobile. Internet access in the club house is much better than anywhere else are there are network jacks for a direct cable connection although I didn't test those. There is also less road noise up the hill.The only negatives we experienced were people walking through the camp sites rather than around the road and some concern for the number of kids playing in the streets unsupervised. None of this is the fault of the campground. Quiet time was observed throughout our stay. The only issue we had a all was a group near us for a weekend was drunk, loud, and profane but even they were quiet after 10.We would highly recommend this campground even though you do pay a little more for this one. Pull through sites are 75'X30'. Views are outstanding. We did not use many of the amenities preferring our camper to the public showers and do not use public pools.

Upon listening more intently, we found a young girl locked in the garbage dumpster area.We picked Verde Ranch because we had a very relaxing visit the first time we stayed in 2020. This time, unfortunately, was not relaxing. The only areas that we found not to be overrun by kids was in the laundry and the exercise area. We do understand that many, many families have taken to the RV lifestyle since Covid but it seemed like the park was occupied with more families with young children than adults looking for a relaxing and enjoyable place to stay.

I have gotten used to it now, but...moreThis is our first stay here at Verde Ranch RV Resort. We are staying for a month. The resort is very well maintained and the staff are friendly and professional. We are staying in the lower part, closest to the highway, which brings me to the first bummer I have... noise from the highway is constant. I have gotten used to it now, but when we first arrived, I had considered asking to change spaces. There is really nothing the resort can do about the noise, other than to ensure guests are informed about the proximity to the highway and the associated road noise relative site selections. The sites are big, with plenty of room between spaces. Easy access to the river, too. Shrubs and trees are young still, but should provide adequate shade and privacy once they mature.The second complaint I have is about the onsite showers. They are far from what one would expect of a "luxury" resort. I truly cannot believe more reviews haven't mentioned the substandard shower accommodations. There is no way to adjust water temperature in the showers (literally, no hot/cold knobs). There is no way to adjust to different preferences or needs. The water temp never rises above luke warm in the sinks, which is a major concern for addressing cleanliness in the Covid Era. My biggest gripe, however, is that the water in the showers turn off after running for 30 seconds (again, literally. We timed it!). You have to push a knob to restart the water, which again, turns off after 30 seconds. I understand the need to regulate water consumption, but there are other ways the resort could limit water use. We spoke to the staff about the shower issue, and they were very empathetic with our frustrations and promised to pass it on to upper management. We are here for an0other couple of weeks, and unfortunately, I don't expect any changes will be made.

There was no picnic table but there were several puppy pads to make taking the dogs out convenient. They had 2 small fenced dog parks also. We were told the water bowls are cleaned daily. It’s a large park but it was very quiet. The laundry facilities were clean and well maintained. They had activities which made it seem like a community and there is a pool, courts, playgrounds, and a river side walking trail. The only negative was the cell reception. We work remotely and this place had 3 bars 5G Verizon but we had a max of 6 down and 2 up. T-mobile was the same. The park wifi stated that it gives a max of 15 down and 15 up. That’s a joke. We got .5 down and .2 up. We also have a wifi booster and a cell booster. Needless to say we had to drive to cottonwood to work. The price was reasonable for the services and park amenities. We would stay here again when we are on vacation.

    We have been here for almost a month. We have been full timing for the last 5 month. This is the only location that where the cell service is garbage. It is expected the wifi would not be great. We have been full timing for the last 5 month. This is the only location that where the cell service is garbage. It is expected the wifi would not be great. Even after they said they fixed the internet I’m getting 1.1 download and 3.3 upload (comical speeds) I even went and got a second plan with T-Mobile to see if that would made a different. I even bought a pepwave and antenna and this barley even helps the cell service in this area. We even moved sites closer to the freeway to see if that help. It’s not feasible to work remote from here. I can’t wait until we can leave. I have been beyond stressed trying to work from here. We have planned to come here ever winter but now will be finding a new spot for winter. But if you do not need cell service or work remote then this is a great place. The club house, pool, playground and river access.

    We stayed here in April of 2021. We stayed at half price with our Passport America discount.This is a wonderful resort with beautiful facilities. Everything is well maintained and the staff is top notch.

    Needed a quick overnight stop. Wanted a pull-through site so we could keep our tow car hooked up. This worked out perfectly. Easy off and on the interstate. Paved roads and level gravel sites. Plenty of room between sites and plenty of length to keep our tow car hooked up to our 38' class A. We only hooked up to the 50amp power but the...moreNeeded a quick overnight stop. Wanted a pull-through site so we could keep our tow car hooked up. This worked out perfectly. Easy off and on the interstate. Paved roads and level gravel sites. Plenty of room between sites and plenty of length to keep our tow car hooked up to our 38' class A. We only hooked up to the 50amp power but the utility hookups were well located. Check in was done via clicking a button on the email the park sent the night before. No need to stop by the office which was greatly appreciated as the temperature was well over 100 degrees when we arrived. There was some road noise but really not that noticeable. Did not utilize any of the amenities but everything looked like it was quite nice. The only criticisms would be there's no shade, the landscape areas between sites are full of weeds and there is no signage at the end of the rows to help you figure out which row has your site. Will stay here again.

    Staff is very friendly and accommodating. Easy access off/off I-17. We are 67’ long with trailer in tow. Our site was 75’ enabling us to stay hooked up. Sites are level, working utilities and quite spacious. Great clubhouse with pool and lots of amenities.

We love the idea of off grinding it, but with this Arizona heat and facilities here it was a pretty plush visit. Not to far from Sedona, and no shortage of great local eats (try La Casida about a 10 minute drive,... sooooo good.The staff are very helpful and the clubhouse and pool are awesome.It’s a little more money then some of the other options. But for us it was stress less and a great place to take one of three pups to vet. Plus they allowed our pit bull who is btw the sweetest dog ever. The only reason I didn’t give it 5 stars was because it’s hotter then hell! Obviously of no fault of there’s. They do offer a solar covered parking to keep your rig cooler.Treat yourself and stay here.

We would stay there again—in a year or two, in hopes they work out the kinks. We were told *several* times by staff that such-and-such problem was just "because we're so new," but I think they'd been in business 18mo...moreWe stayed here for a month, and as full-time RVers we thought Verde Ranch had a lot of potential but needs improvements. We would stay there again—in a year or two, in hopes they work out the kinks. We were told *several* times by staff that such-and-such problem was just "because we're so new," but I think they'd been in business 18mos when we got there, so hopefully they figure it out soon!PROS: - Brand-new amentities: sparkling pool, two hot tubs, nice laundry room, a "clubhouse" furnished so expensively it looks like an upscale hotel. - Ample clubhouse workspace for folks working remotely, and great Wifi there-- but ONLY there!- Thoughtful landscaping—there are no mature trees yet, so it still feels like a parking lot, but when things grow in someday it will be nice. We appreciated the shrubs planted to hide sewer drains!- Fun stuff for kids, including a nice new playground, pickle ball, a pretty creek area with dirt walking paths to explore, and occasional activities like movies at the pool or crafts. CONS: - It's a 45-60-minute drive to anything you want to see around Sedona. There's almost nothing to do or see in Camp Verde itself.- Constant freeway noise, day and night. I spent a lot of nights laying awake at 2am, and I am not a light sleeper!!- Terrible Wifi and cell service (we have Verizon) throughout the park. - Upcharges for everything: picnic tables, fire pits, activities.- Clear issues with management, staffing, and organization. This impacts guests in a lot of ways: short office hours, long waits to talk to someone, front-desk staff who seem stressed and grouchy. (At least twice we saw a front-desk person snap at a guest.) Washers and dryers frequently full of pet hair, piles of dog refuse on our site when we arrived. They just don't have the staff to operate a place this size (400+ sites), which seems ridiculous when you think about how much money they seem to have poured into furnishings and decor. - They seem to be fighting a losing battle against accepting and organizing mail and packages. With the number of people full-timing these days, being able to receive (and find!) packages is a crucial service, like having basic hook-ups. Every time we received a package, I had to look through piles of disorganized packages in three locations-- I counted once that I read labels on 80 other packages to find ours. We were also reprimanded by a front desk person for receiving too many packages on the week of our son's birthday! There's a lot of grumbling among guests about the disorganized package situation and the disgruntled staff. By the time we left, they had started trying to set out packages on a shelf so that it's easier to read the labels, and the mail was organized in a cabinet. I'm sure they'll take the time to organize packages on alphabetized shelves sometime soon, like a lot of other places do. Sorry, this got long. Again, we would definitely give this place another try in a year or two, once they've gotten better systems in place. Management needs to check out best practices at other similar-sized parks and make some changes to earn the "resort" in their name!

You were able to stay 6 nights anytime but they have now changed their rules. We had booked prior to the rule change, otherwise we would not have stayed here. We booked online and selected our spot, but unless you pay an extra fee (like $25?) they reserve the right to change your site, which happened to my parents who were traveling with us. Sites were a bit close, gravel pads that were not exactly level, no table, highway noise. Amenities were very nice as far as the club house, pickleball courts and laundry facilities go. Very strict about check out time but we were able to check in an hour or so early without penalty.

For the price they charge they should fix this. AT&T worked fine so we used our hotspot. the park is large so it would have been great to have someone in a golf cart take us to our site and help out which i have seen at almost every park at even half their size. there is some highway noise but no more than other places that are that close to the freeway. didn't use any of the extra services like the club house or pool so can't comment their passport america discount is not available in April or so they said. and the price they first quote you doesn't include the taxes and "booking fees"

Great customer service.This resort is very new and therefore very clean and shiny. The laundry facilities are really nice. You can even pay with a phone app if you don't have enough quarters and their change machine is broken. (I didn't, it was) Machines are new and clothes actually dried in just one cycle!The sites are gravel and mostly level. The gravel is big and my old dog hates it but there are numerous green spaces scattered around the park. There is zero privacy between sites.Verizon service is strong but very slow. There are just sooo many people there and I expect that's the reason.This is not a quiet getaway. Traffic noise is constant. Some of the "premium" sites are less than a few hundred yards from the interstate.There's a pool and a clubhouse and a camp store that all seem nice. If you're into the big resort thing you may like this place for a few nights to explore the area but I can't imagine it being a destination. One last note on pricing...IMO these campgrounds are taking serious advantage of new campers and new campers are letting them. $75/night for a pull-though in this campground is INSANE. But to top it off they want even more. For example, you can't have a fire unless you rent one of their fire rings. For $20. You can get a picnic table at your site also. For $20. Call me old school but picnic tables and campfires should not be ADD-ON ammenities for a CAMPSITE. We have plans to stay here again in a few weeks...for $25/night. And I'm happy with that. But I would'nt pay a dime more.

Everything was super new, modern and clean.2. The staff is super nice and accommodating. They even kindly helped us switch to a more preferable site after we arrived. They also have an activities director who does cool stuff for kids like rock painting and mask tie-dying.3. Food trucks! They have food trucks come into the park every week or so and that was super fun!4. Walking trail by the river 5. Availability! The Sedona area is popular and so hard to get into for extended stays! All the other places I called trying to get into for a month had wait lists of a year or more. This resort is BIG and we had no trouble getting a month stay with only about a months notice.The Meh stuff:1. Cell signal is spotty and different all over the park. We have Verizon and Att and had to move to the front of the park to get a stronger signal. It worked...but not awesomely. We had some pretty poor quality zoom call experiences.2. WiFi isn’t much better. The IT guy was constantly in the clubhouse fixing the internet. Some days it worked in the club house and some days it didn’t and I had to use my phone as a hot spot.3. The vibe in the park...when we drove up so the resort my husband thought it was an RV storage lot if that helps paint a picture in your head :-) All gravel and pavement. Some sites are really close together and some a just close together. The vibe kinda feels like a suburban neighborhood—not like camping at all. In my opinion, it really matters what site you get! We liked the pull through sites in the front as they gave you a decent amount of space from your neighbor. Oh, and I would get a site next to the paw print icons on their map! These are artificial grass poop pads for dogs and you’ll have a front row seat to a parade of pooping dogs all day. We learned the hard way :-)So, depends on why you’re going...got kids? You’ll probably love it? Just want a base camp to explore Sedona? It works great! Want a nature filled camping experience? Keep looking.We are booking again for next year though because did I mention availability?! :-)

    We loved it here. Very clean and well maintained, We tried to go back, but they were full. We hope to come back next winter and spend an extended amount of time here. The location is close to Sedona and shopping is just down the road. Amenities are some of the best we have seen and site spacing is appropriate.

But after a couple of days we realized we really enjoyed the park and the area so much that we made our time there for 3 months through Jan. 4, 2020. The rates were so reasonable, the sites large and well maintained and the park is spic and span, lots of cool amenities, very friendly and helpful staff and the area is so close to a lot of things to do! We hiked, biked, swam, hot tubbed, played games in the beautiful clubhouse, visited monuments/historical sites and met some very nice people. We will definitely recommend this location to all who would like to visit Sedona, Flagstaff, and the Phoenix area. We camped at Verde Ranch RV Resort in a Motorhome.

The RV spaces are large and pretty level. There are two areas in which they can improve upon, however. First, don't charge customers $20 for a picnic table. After spending nearly $900 for two weeks there, they should simply have them at the campsite just like smaller, cheaper campgrounds. Secondly, for a RV resort as new and modern as this one they have to figure out a way for customers to receive packages. When I inquired the rep told me that I had to have things sent to a UPS store or to a post office. As full-time RV'er, this is pretty inconvenient. They need to take note of the Oasis RV resort in Vegas, who does it right. They have a dedicated room for packages and you have to show ID to pick them up, ensuring you get what you ordered. If they can get these two things fixed, I would give them a glowing 5 star review.

Sites are gravel and perfectly leveled, trash was cleaned out and easy to access, pads were very wide and long enough to fit our 45’ rig w/ Jeep, electrical/plumbing/sewer were placed perfectly for big rig easy access - everything laid out perfectly as you’d expect from a newly built resort. Prices very fair for what you get. Only negative is site identification - we got in late and had a rough time finding which site was ours. It would be better if they had illuminated signage like I’ve seen at other resorts. We keep a list of out favorite places in different regions and this is now our Phoenix / Sedona area spot.

I received a quick response, and my reservation was moved per my request. Check in was easy. My site is large, clean, and everything appears to be well maintained here. The location is close to shopping restaurants, and great site seeing locations.You do get some highway noise. That's the only thing I have close to a negative. Not sure it counts since I was looking for something close to the hwy.I'd stay here aging...

It’s pet friendly with nice astroturf dog walk areas scattered throughout the park. Everything is well maintained. The sites are open and some new small trees are planted but nothing big enough for shade. There are some sites shaded by large metal awnings at the top of the park. There is some road noise from the highway at the bottom end of the park near the pond/fountain, but we weren’t bothered at our site up closer to the entrance. The park is located near many tourist attractions. We will stay here again.

The office went contactless and did everything via email. The resort opened in August 2019 and was very well maintained. All the roads are paved and sites have rock. Even though most of the amenities were shut down from Covid-19, we still enjoyed a good monthly rate (which included electric). We had a flat and level pull-thru site (#85) which was at the end of the row near the dog area. There was a primitive 1/2 mile trail near the Verde River which was great to get a change of scenery. The laundry facilities were open and were immaculate! Free WiFi was available, AT&T was 3 bars LTE and there were lots of over-the-air TV stations and our hotspot with a MiFi antenna gave us good speed for streaming. Camp Verde is near Cottonwood (which has everything) and Sedona (which had awesome hiking trails) and a littler further away was Prescott. We will definitely be back to stay here again when we are in the area again! We were in a great spot, but if you were in the lower section or the upper section, you would have traffic noise to content with.

All other amenities during our st...moreThe park overall is clean, laundry is also clean (pay with your phone or with quarters) and they have pickleball. All park roads are blacktop which makes for nice walking. Sites are layered with 1" rock so there will be some blocking needed to be level. Parking in each site for 2 vehicles and your rig. All other amenities during our stay were closed due to COVID. That included the showers, park store, club house, playgrounds and water park. There is access to the river here but it's not developed, pretty rugged to get down there. This park also doesn't restrict the types of dogs they allow. If you're reading this, you can form your own opinions. For a park that was roughly 30% occupied during our stay, I've counted 6 different dogs that could be classified as a dangerous breed. The last two weeks of our stay our two little dogs started picking up hitchhikers when we used the doggie "stations" (turf areas). Those areas really should be hosed down regularly. The skid marks from attempts to pick up poo were getting out of hand. Between that and the fleas we stayed off those areas the remainder of our stay. Depending on what site you choose you may be near a roundabout (shady sites on the hill) which will give you early morning truck noise or down by the pond you'll have highway noise from I-17 (trucks noisy going over the river bridge). Cell signal varies greatly in the park, up on the high side of each row is better than the lower areas by the club house and pond. Even with a booster the speeds were slow. WIFI was slow at 30% park capacity, but it's free.

Coming from 3 miles down the road where we were packed in like sardines, it was fantastic to drive in and see overly sized sites for convenience-not about squeezing every last inch of space into human canning. Covid19 had all the amenities closed. The laundry has an App that you can use to purchase loads instead of trying to find quarters which was very cool! They do have 3 very nice pickleball courts that we played. Bocci Ball & Horse Shoes in the shade. Our site was 356 across from the river. There are fish :) Plenty of room for our 38ft Fifth Wheel, Dually and Smart car. The highway is nearby so there is noise, but it didn't bother us personally. Wide paved roads that are good for walking or jogging around the whole park. We camped in April so the Cottonwood trees were releasing their white fluffy cotton. Pretty to watch, but watch your open drinks! Evenings had more wind so we kept our awnings in during that time. Only draw back is the 1" gravel for the sites, but that wasn't much of a draw back. There were quite a few stations available on their cable. Cell phone reception was never an issue. Wi-fi was never an issue either. 20 minutes to Sedona's hiking trails. Overall, yes if we come this way again, we will definitely stay here!

The smaller b...moreNOTE: We stayed here during the 2020 COVID-19 pandemic shutdowns, which started while we were there for a month.Our rate is based on a month long stay - there's a big price break on the local taxes for month long stays vs shorter stays. We paid $720/month for a site in the lower section because we wanted more space. The smaller back-in slots were about $600-620 a month and the largest ones in the lower area that backed up to the Verde River were $1020 a month. No campfires allowed, but they rent portable raised wood firepits cheaply, though they were limited in number. They allow you to use your own as well, or use propane fires.Power was good and strong, though it wasn't time for AC usage so YMMV. 50/30/20 at each pole along with sewer, water, and cable. Sites are gravel throughout with little vegetation in the interior between most sites though overall it is well landscaped. No shading issues, though some covered (with large raised solar arrays made up of well over 1000 panels) sites are available if wanted. There are maybe 20 tiny houses that are rented as cabins so nice if you have non-RVing family members that want to come stay near you. Sedona is about 40 minutes drive and there's lots to do outdoors, parks, historic sites, and Indian ruins in the more local area as well.The facility is new and generally pretty nice. The noise of the interstate is a constant in the lower section of the park, though since it's interstate traffic (with occasional jake brakes) it's not as bad as city traffic. The traffic noise is pretty consistent throughout the day which makes it easier to ignore. The skies are dark, which is great for stargazing. The area has been graded and planted with wildflowers so the spring is lovely here, though watch for bees if that's a problem for you.They have doggie "litter boxes" all around the park with astroturf pads complete with a stocked pick up station. Most owners leash their dogs and pick up appropriately, though the park obviously has little control over that.Before most everything but the laundries shut down due to social distancing, there were nice amenities. There's a nice clubhouse with areas for hanging out, watching any one of several tvs, playing games (big selection), plus shuffle board and a billiard table and a moderate gym with three treadmills, two bikes, two elliptical machines, exercise balls, and dumbbells. The pool is heated and was usable in the daytime during mid-March with temps ranging from high 30s-40s overnight and in the 60s-70 during the daytime. The two jacuzzis were nice and warm, great for an evening soak. There's a bocce court, a horseshoe pit, two pickleball courts, and one very small playground. There's also a hiking trail down by the river (on the campground's map, but not labeled on the grounds), though it was a bit muddy and the river was swollen and overrunning parts due to the spring rains.NOTE: The clubhouse was closed (save the gym) for a rally event for a couple of days which was really disappointing, and then completely closed once social distancing started. We really missed having it, but understood it would be too hard to keep up in that situation.There are two shower/laundry buildings, one open 24/7 by code, the other about 8am-10pm (forget the actual hours). The laundries are the nicest I've ever seen in a RV resort and reasonable in cost - $1.75-$2.50 a wash depending on machine size, and the eastern laundromat has big multi-load machines perfect for king comforters plus a utility sink for cleaning up. You can pay with quarters (available only in office at the top of the hill) or an app that offers extra discounts. There are four shower/bathroom combos in each laundry building.Staff were nice and helpful, especially with everything happening in the pandemic.The lower sites have more room, the upper ones were too close together for our taste, but typical for a large park. The WiFi, with the park at at least 50%, was usable for streaming video both in our rig and while we went out for daily walks. Walking on any road in the park I had a consistent signal, even in the areas that were full. It is the best WiFi in a park I've ever seen - 6 Mbps down/ 3 Mbps up consistently in the daytimes and evenings, higher overnight if you need to download files. Of course it's a modern park, just built, but they didn't skimp on speed or access points. Note to be fair to others, and our own data plans, we typically max our streams at 360p and only do higher res on things we downloaded overnight, though this park could have handled faster.For regular plans, we carry AT&T, Sprint, and Verizon. All had usable data here, though without external antennas we at times struggled to stream on our own plans on all networks. All were usable, at least 1-3Mbps down/1-2 Mbps up, most of the time, though we saw a lot of variation. After stay a home orders came in, the speeds of OTA networks, though not the park's, got a good bit more boggy before suddenly recovering a week or so later (we found out the local towers got emergency bandwidth increases).

    Clean site. Pools and hot tub good had two hot tubs. Landry was good coin machines. Has lots of people not really tight. New facility. Staff slow but ok.

    We chose this park for its location and that it accepts Passport America for 6 nights, which is reflected in our rate. Decent space between sites and clean bathrooms/showers and laundry that was very economical ($1.50 wash/$1.25 dry). They have a roomy clubhouse with games, pool table, space to work if needed. Large pool, 2 hot tubs, and several playgrounds for kids. They also have cabins for rent. Great location to Cottonwood, Sedona, and Montezuma Castle NP. Easy access off I17. Lower sites sit right next to highway so are a bit noisy.

    This new resort as become our “go to” for camping from Phoenix. The resort is new so the trees and vegetation still need time to grow. The park has immaculate rest rooms and laundry facilities. The clubhouse is also excellent with a pool and 2 hot tubs. It is a little close to the highway.
