    I needed an RV park to stay for a month from Dec. 26th -January 25th and, due to the monthly rate and convenient location, I chose to stay here. I prepaid $615 for the month. As I pulled the lever on the bla...moreI needed an RV park to stay for a month from Dec. 26th -January 25th and, due to the monthly rate and convenient location, I chose to stay here. I prepaid $615 for the month. The first evening, after hooking up water, electric, sewer and setting everything up for our stay, I had to empty my black tank. As I pulled the lever on the black tank to begin the process, the hose attachment I thought was secured into the sewer outlet popped off and sewage spewed everywhere till I could reach the black tank lever to stop it. The sewer pipe was clogged, and when I called the office, they said they would “try to get the maintenance guy to come but it was after 5pm so he might be gone”. Lucky for me, he was still there and came pretty quickly. He said this sewer outlet had been clogged up a few times and he couldn't do anything to fix it. He said I could hook up to an extra one that was on an adjacent site where another camper was located until I could be moved. I didn't have an extension hose so I had to unhook everything, pack up and drive to a Walmart to buy one that night. I called the office the next morning (it was closed and no answer at 6pm the day before) to move us to a different site and I was told “we don't allow people to change sites”. I reminded them that my sewer didn't work and was then told “there weren't any available because of the New Year's holiday weekend coming up”, and that they could try to move me the following week. I told them there were several vacant sites and that reason was unacceptable, that I had paid for a working site and expected to be in one. The lady then said it was too bad, that was all she could do, in a very rude tone. I said I was going to leave and wanted a refund if they weren't willing to help me and she said, “Do what you want but we don't do refunds” So basically I was stuck there with my black/grey tank hose stretched as far as it would reach for a week until I kept bugging them to move me. They finally put me in a site with a broken up concrete pad and in a space so close to the trailer’s slide-out living room next to my motorhome that I couldn't open my awning! There were several vacant sites with lots of space but was again told they didn't have any available and if I didn't like it I could leave. I was told by other people they wouldn't be back because the ladies in the office were very rude. I will never return to this RV park again. I would highly suggest any other RV park in the area before staying at Racoon Ridge.

    We stayed there Nov. 2-9 2020. Close to the Beach, was able to walk to the beach. However, ferrel cats were everywhere. I have dogs and the cats are a serious distraction. To make the natters worse, the owners or staff are putting out food for them in numerous places rather than working with animal control to deal with the problem.

The restroom and showers in front are in go...moreStayed February 2020, I gave it 2 Stars in all fairness; the owner had died & left it to their children, my understanding is this RV park has been in Probate for a few years, Wife is poor they use hotspot really not WiFi connection, it could be a great Campground & probably was at one time. The restroom and showers in front are in good condition, the ones in the rear are in poor condition. The grounds are not kept up very well. They have a laundry facility but some of the machines are not working. This is probably because the lawyers are holding the money that is needed to do repairs. The property is in dire need of a clean up and dome restoring, 30% of the campground is rented to contractors, that's not all bad however quite a few of them are storm chasers "gypsies". There is a set of rules however those who are overlooking/working the property do not enforce them. Some of the contractors are letting their dogs loose with out a leash. There were some incidents with a couple dogs attacking other dogs and RV owners, They ride around after the office is closed on mopeds and are in and out of the property a lot. They have 2 to 3 cars and trucks parked in one spot and site. They are loud and obnoxious. There are many cats that apparently are out of control. If you are allergic to cats don't come here, I've met some people that came in and left right away because of the cats, noise and lack of maintenance, in the event a KOA or Thousand Trails was to take this over this could be a top-10 RV Resort in Florida. It has beautiful trees with asphalt driveways, the buildings have good bones. However the pads for you to use next to the RV are broken and need replacing, I will keep watch on this Campground in the next few years. I would like to come back here it's close to the beach, the fishing pier and the bicycle path. THIS COULD BE A GREST PLACE TO STAY

    Excellent first time camping in Florida. Wanted to go to the beach every day, this was the place. It was a five minute walk or you could drive your vehicle straight down the road in the campground and in to the county parking lot and you’re on the beach. Nice and shady, quiet.     This place and town is filled with low class people. The spaces are cramped and are just grass, sand lots. It’s like a free for all in terms of parking..No privacy, too loud music and TVs and generally unkept campers

    The location here is amazing. 2,000 feet from the beach with a road that goes from the RV park directly to the beach. We got a pull thru that ...moreThe location here is amazing. 2,000 feet from the beach with a road that goes from the RV park directly to the beach. There are some restaurants and shops on the beach as well - so you cannot beat this location.Checking in and getting around the park was okay, but some of the sites were a little bit tight. We got a pull thru that was good, but still pretty close to the neighbors. Some branches and roots, but no big deal.The staff here was friendly as well and a nice store at the front. We did not have to buy anything, but there was quite a bit.The laundry was fairly nice with pretty new machines and good dryers. Prices were good also.2 pools, but too cold for us. Good playground and basketball for kids.The negatives were the price - at $55 per night before tax in the offseason, we felt like this was quite a bit high. We heard that some spots were $600 per month and after tax we paid over $315 for 5 nights. Hmmm :(Also, the bath houses were a bit worn out, but they did have maintenance around, I think just an older park with a lot of upkeep.Oh yeah, tons of stray cats.

    We stayed here for 3 months while I took a travel nursing contract at the local hospital. You cannot beat the monthly rate or location but there is much to be improved at this campground. I would suggest paying a little extra for the 50amp sites if space is important to you. We really did enjoy our time at this campground and we met some awesome people but did feel that some areas of concern could be easily addressed. PROS:- $600/month- Literally walking distance from the most beautiful beaches in Florida- Library right across the street (great children's programs)- Nice laundry room and bathhouse. -Close proximity to everything you could need.CONS-Management is disorganized-Sites are really tight, un-level, and sandy-Wi-Fi is virtually useless-Lots of cats. I love cats but they would fight right outside our camper at night and they use the playground as their litter box.

    This is an older park in a nice wooded area. Quiet and clean with a friendly staff. While the campsite is not directly on the beach it is an easy walk or bike ride up to a gorgeous beach.There also is easy access to a visitor trolley system that can take you up and down Panama City Beach but check on schedules in the off season.A...moreThis is an older park in a nice wooded area. Quiet and clean with a friendly staff. While the campsite is not directly on the beach it is an easy walk or bike ride up to a gorgeous beach.There also is easy access to a visitor trolley system that can take you up and down Panama City Beach but check on schedules in the off season.A major criterion for our review is non-vehicular accessibility. We camp in a motor home without a towed vehicle so we rely on walking or our bicycles for transportation to stores if we stay in a location for an extended period. In that regard this was a great place. There were sidewalks and bike lanes on most streets between the campground and grocery, drug, and home improvement stores so I used my bike to get groceries easily. You could also walk to several restaurants and bars.Only quibbles:they have an iron clad rule against early arrivals and our site was no where near level. Finally I would not recommend this place during college spring breaks because the stories suggested that it would not be quiet and calm.
