While it’s a beautiful place with lots of amenities, don’t pay extra for the LOCK SITE. We have had a reservation for over 6 months and paid the Lock Fee for Site 73. We cancelled one night on the end of our stay within there guidelines. Julie, THE MANAGER, sent us an updated bill. She increased the lock fee to $50, increased the price of each night stay AND CHANGED OUR SITE. When I called her she did cancel the site lock fee and corrected the price per night but told us SITE 73 is under construction and she had to switch a lot of people around because of it. We get here and Site 73 is not under construction and she gave it to someone else. I sent her a message and ask her why she did that and she won’t respond. BEWARE OF YOUR CHARGES AT THIS PARK. UPDATE: She issued us 10% credit for not getting the Site we chose that she moved us. THE POINT IS YOU ABSOLUTELY LIED AND DID NOT FOLLOW YOUR RULES AND POLICY. This park was EMERALD COAST RV RESORT in Panama City Beach at 1957 Allison Ave. SUN OUTDOORS took it over.

Concrete drives & sites & patios, 2 pools, restroom, showers, laundry, club house-games, sand volley ball court, indoor & outdoor basketball, shuffleboard, horseshoes, playground equipment, dog runs. Sites have pull-throughs & back-ins, somewhat close but with bushes & palms between. Some sites are for lease with permanent mobile/modular homes for regular 'snow birds'. Resort is expanding to more pull-through & back-in sites. Not super close to the beach so you'll have to drive. Attractions & shopping all within reach. The Zoo is right next door within walking distance so if you're an avid animal lover this is perfect. Those sites closest to the zoo fence will hear monkeys & others during feeding times - not too noisy for us. Lots to do both at the resort and in Panama City & PCB.

There are two small pools and lots of different amenities for kids and families to do. Beach is a short drive away with restaurants and shops nearby. We met great friends there. we went during COVID-19 and office was closed, so it was a little difficult to get in touch with office staff but they were really friendly when we spoke to them. My only complaint is that there were a ton of red ants in our site and our friends site. Can take golf cart and bicycles to ride around park. Right next to ZooWorld, which was a nice experience. Water pressure, power and WiFi was good. WiFi was not good enough to stream though. Site was easy to get in and out of.

The sites are concrete and level, not huge but very well maintained. Good location close to the beach. I'd stay again, but not my cup of tea as it feels much more commercialized than other campgrounds.

Nice park but without customer service makes it very undesirable.

Emerald Coast RV Beach Resort is a premier RV destination located in Panama City Beach, FL. It is a beautiful gated park with both RV sites and park model homes. It is a luxurious resort located on 25 beautiful acres. There are two large ponds surrounded by pull in sites and the park models. They have many amenities including both salt and fresh water pools. Premium sites are very spacious and include tropical landscaping with palm trees; brick paver roads, pads and patios; gas grill, outdoor seating and table with umbrella on sites. WiFi was easy to connect to but slow. The resort has great rating and they deserve it. The staff is extremely friendly and accommodating. They are expensive but I think it is worth it.The best feature is that they are only a mile from one of the most beautiful beaches in the United States! Panama City Beach is a beautiful city located on the Gulf of Mexico coast. It is a very popular vacation destination with hotels, resorts, attractions and shopping along the beach. The spotlessly clean beaches are dazzling with sugar-white sand and emerald green crystal clear water. The city is a very popular spring break destination so beware of the college crowds during months of March and April.

The beach in this town (10 mins away) is incredible- white, fine sand topped with a turquoise sea. There are quite a few sunbird regulars from Canada and the midwest. People are fairly friendly and dog friendly. They have a small club room where potluck dinners are held every other week, I think. Also, bingo, cards, crafts, water exercise. Men meet at 7am for coffee each morning. But in general the place is small. They have two lovely heated pools, exercise room up a flight of steps. Nice brick paving. Palm trees. They have recently added many more park models and upgraded sites around 2 large ponds. There is a large dog run, sand volleyball court. We had good cable reception and good internet access. No complaints at all. Were the weather a little warmer, we'd run right back. But it was a cold year and 10 degrees warmer in Tampa!
