They are no sewer hook-ups in this area which I was fine with after boondocking several months you learn how to conserve your tanks. Dump stations are easily accessed on the way out. This area seemed to be the quietest of the zones. Which I appreciated a lot. Most of the sites in this zone are pull-through. Nice views of the surrounding hills here too. Personally, I felt that the other side was too busy/congested for me. Arrived on Easter Sunday and it was a hot mess checking in but, they did their best to get everyone in and settled. The staff here is attentive, kind, and easy to talk too. As a digital nomad, I can not recommend this campground for remote workers. Cell service for me was non-existent. The week spent working on their WiFi was pretty stressful and I’m glad I did not have a lot of conference calls. Try to get sites closest to the bathhouse and routers. It does drop a lot and it’s slow. I did survive the week though. The facilities are clean and well maintained, I love walking into a bathhouse and it smells clean.

In this video, we show new upgrades in progress and provide an update to our previous review of the Pio Pico Thousand Trails RV Resort. A welcome change, Pio Pico RV Resort eliminated the lottery system to enter the south campground which allowed us to obtain a full hookup campsite in the south campground upon arrival. In addition, A multi million dollar electrical system upgrade is underway as well as several other upgrades to campground amenities. We show all these campground improvements and more in this video. Sightseeing highlights of San Diego, the Las Americas Outlets, and Silver Strand State Beach are also presented within the context of this video. AT&T cellular service clocked in at 52.7 Mbps download speed and 2.44 Mbps download speed. A speed test failed due to poor connectivity for both Verizon and T-Mobile.

When we arrived they told us to "Just go find a spot and if there were none they had partial hookups on the other side of the road"!Some of the spots had 30amp service, some had 50amp only they didn't tell us that! Parked in one without knowing it was 30 amp so we ended up having to find another spot with 50 amp after going back to the office to find out which ones were. "The ones with the painted red top on the pedestal".NO cell service and spotty wi-fi in the common areas. This park would be very nice if they truly had customer service. It truly is in a beautiful spot.

My biggest disappointment was the internet. We had no cell service (Verizon) and our only option to have contact with the outside world (and work) was to buy the WiFi. It worked about 50% of the time. It was not worth the money. We’ll stay at this campground again because it’s the closet to San Diego through the membership but if we had to pay, I wouldn’t bother.

It’s first come, first serve spots with reservation for non-members, so when we checked in, we asked the host if she had any favorite open spots. We didn’t like any of them after we drove through, so we picked our own. We had gotten confused with the spots and as we were finishing unhooking, a host came over and told us we were in a leased spot and can’t park there. Seeing that we were already unhooked and only there through the weekend, she was nice enough to let us stay. The bad:Unfortunately, this campground is not what it used to be. Way too many long term campers with messy spots. Definitely not like other Thousand Trails camp spots we’ve stayed in, in the past. The clubhouse was lacking and had no A/C. Looked like it didn’t get used very much.

There are a limited number of 50 amp sites, and one whole side of the park doesn't have sewer. The sites are nice and wide, I'll give them that much. Our first day there we get a knock on the door at 10 telling us they need to turn the power off for about an hour because they had some work they needed to do. Four hours later they finally got it turned back on. That night there was a blackout in the area, not the park's fault, but we still had no power again until sometime the next day. I got up and decided to empty my tanks, including my fresh water tank since I had full hookups and didn't need the water in there. Just when I finished that I got another knock on the door. There was a problem with the sewer and they asked that I shut my valves and not use the sewer. They assure me it would only be an hour or so. A few hours later and I notice my fresh water is off. Turns out some kids threw a bunch of rocks, and a rail road tie, down the sewers and they had to dig up the pipe to clear it. While they were digging they broke the water main. Around 10 PM they got the water back on. But that was only temporary and the next morning it was off again without warning, all day. I had to make a few runs across the street to where there was water to fill some jugs to get water to flush my toilet. The next day the same thing, water and sewer off without warning for the entire day, but this time I managed to fill my fresh water tank before they cut it off. After three days of this we decided to leave that next morning. As we were getting ready to hitch up the rangers came again and said that once again we had to close our sewers and there'd be no water. So after four days they still hadn't managed to get it fixed right. The park had zero cell service for us with AT&T and the internet we paid for was sketchy at best. It automatically renews and is not easy to unsubscribe from, so watch your CC for their charges.

Unfortunately the negatives greatly outweigh the positives. The northern half of the park doesn’t have sewer hookups so if that is important to you be sure to stay on the south side. Also several bath houses were closed for construction and had port a potties lines up outside of them. It looks like they stopped watering all landscaping in both sides as everything was dead except for weeds. Cell signal was unavailable most of the time in most of the park even with external antennas. They did have wireless for an extra fee but despite always showing a signal it seemed to be overloaded and rarely connected to the internet. Finally each afternoon the park’s electrical voltage dropped. Our EMS shut down the power to protect our systems which also cut off our AC during the hottest parts of the afternoon. While the park claims to have RV standards they don’t seem to be enforced on the residents of the park Of which there are many. We cut our stay short and will not be returning.

I was enjoying my quite solitude, when my closest neighbor told me, one of the workers has tested positive for Covid-19, so I hauled ass out of there. Luckily, I didn’t have any human contact whatsoever with anyone there during my stay. I have bronchial asthma, so I wasn’t taking any chances. Too bad, because it felt remote, quiet, and was only a nice 7 mile drive from grocery stores, retail stores, food, gas, etc., if you needed anything. 30 amp, and water at site. Dumping area with two stations. Nice paths to hike, or walk your dog. Laundry was open, but only facility I used was the dump station. I didn’t get any TV reception, but others did. I didn’t have a powered antenna, but I do now. The internet was slow and iffy. They said they were working on it. I got to see a few shows on Netflix, Hulu, YouTube... No cell service at all, but I did get a little with my WeBoost. I wasn’t expecting much with mountains all around. Nice ride 94 and Otay Lakes Rd. for the Vespa I brought with me. If you’re looking for frills, I didn’t see any. Mainly because of the covid lockdown.

We stayed here for the proximity to San Diego. Prior to our stay, we had heard some less than great things about Pio Pico, so we were not hopeful. But after our stay we think it is a great little park, you just need to know what to expect. For one, the "crossover" process is mostly well run and painless. The option to get onto the full hookup site is actually a nice perk, as we have been in TT parks that have no sewer and don't have this system. The staff is happy to explain the process if you are confused. Double-check they actually put you on the list when you arrived because we got missed, but they made it up to us quickly. The pools are arctic temperature as far as we experienced but the hot tub was good. The little store was a nice convenience. **Important to note is the lack of internet. Make sure you don't expect much out of it. It is sparse and sometimes available at the activity center, but also sometimes not. You might be able to hit it with a wi-fi booster in A/B/C Loop. Also don't expect much of the paid Jabba internet, it worked rarely and mostly not, and their tech support is impossible to get a hold of. For Cell service, we had zero service with T-Mobile, AT&T or Visible in G Loop. We had some service on T-Mobile in H Loop. A/B/C Loops had AT&T Service and the occasional blip of Visible. The activity center is big, but kind of cold and smelled like the cafe/diner that is operated out of it. Overall the grounds are nice, there are some large campsites, and the amenities are pretty good.

There are no site reservations, just free range grab what you can. As you get to the front gate of the south RV resort, you’re checked in and told that the resort is full. There’s a north section with 30 amp electric and water only. If the site isn’t occupied, it’s probably because the electric box is broken. Or it’s reserved for some special event that Thousand Trails is doing. Or it’s a monthly rental. Arrive before dark at this park as it’s impossible to figure out which spaces are open, working, level, and not next to a trashy unit from the 70’s. (And not kidding on that - ended up next to a Chevy Van Itasca unit from the 70’s. No sticker on it and not registered so assuming that heap hasn’t moved for years.)Pio Pico advertises itself as a “RV Resort and Campground,” but it really should be “OR campground.” The side you’re stuck with has three bathrooms, one with a working shower. They claim the others are “under renovation,” but this assumes they are working on actually fixing it. They’re not. Those showers have been down for years from the look of them. Bathroom clean, sort of maintained. Nice that they have a sharps container for the drug users here, disconcerting that it’s completely filled to the top with sharps. Sites are sand and dirt. Some have a grill; it’s haphazard and hit or miss. To escape this hellscape, they offer a “crossover program.” As people leave the south side, a first come first serve must be present to win type of name draw happens at noon. I went once; 20+ angry people pissed about needing to go for days in an attempt to get a spot. When there’s a hundred or so spaces in the dump side fighting for 4 spots in the good side, it’s a mess. Don’t bother paying for the WiFi. It will not work. The “free hotspot” at the activity center on the south side is down, but don’t worry, they “called somebody to fix it.”Never saw the amenities promised like a pool or spa; if you’re on the north side, there’s no parking at those places on the south side for folks. And it’s a hike; the H spaces are a good 20 minute walk then a cross of the highway with two blind curves leading to the park entrance and NO crosswalk or street lights. Good luck, Frogger!Had a good sit down with Dave, the 21 year veteran of the Thousand Trails sales scheme and director of southwest region for this thing. Got the sales pitch, $7000 or so for basic access to the system beyond the $599 a year dues for the camping pass. If this is what the campgrounds are like, absolutely, positively avoid.

See, the North side has almost no cell reception of any kind and has electric and water water only. We have Google Fi for cell phones and got 3bars of LTE over by the North side playground and dog run. We got nothing at our spot in the H section. We did get to move to the South side the next day and there is free WiFi at the lodge that we were able to use for work. Our site on the South side did actually get some ATT signal, which allowed us to use our phones and work a bit in our trailer too. Sites are spacious and at least one of the pools was heated. There are lots of bunnies and ground squirrels, so some fun things to see. We enjoyed the newer playgrounds and walking trails too. The activity center has a restaurant and they are really nice there. The kids enjoyed the books in the center as well.

This is how I felt at Thousand Trails Pio Pico. Don’t let the Pictures fool you; Yes, the South side of the camp is a great place to be, I’m Sure. With all the amenities and security of the staff being there. Its possible you will feel safe. But you are not allowed to setup on the south side when you arrive. You have to go to the northside, well from what I can see the northside section H is where most people head to because of this; but, my family and I, where forced into section G, which looked like a rundown trailer park where trailer and RV’s go to die.If you’re going to stay at Pio Pico you better have a toilet, shower, and be selfsustained aboard your rig. This we were not. We Picked a spot next to the bathroom and next to a nicer looking rig in section G. After setting up our Popup Trailer my son needed to use the restroom. This is where we found out the condition of the restrooms in Trailer Park section G. The showers had not heads, handles, or curtains to take a shower; if one was brave enough to do it in section G, in the first place. Though the bathroom looked clean and where stocked with paper and hand towels, the walls looked old and falling apart. Likewise, the sink looked as if a mechanic washed his oily and grease hands in it every day and cleaning it was not going to be enough. I have spent my whole youth and tricenarian “Ruffing it” via backpacking, dry camping, and Tent camping. So not taking a shower is not the worst thing in the world. But when the other people around you look like they live their full time and some even looked a little shady. While some are doing drugs, because we could smell it, and come out of there campers spun out and half naked. It takes ruffing it and turns it into a borderline safety issue. As dawn came and we decided that it was not a smart idea to stay here. We started breaking down all of our stuff and packing up the trailer, because it was either head home or find a new camp ground. While in the middle of packing up we over heard the people in the trailer next to us saying “I’m not going to buy that for you, they have it you should have stolen it while you had the chance.” We pulled out of there and we lucked out as we got reservations for another RV park.As a member of TT and spent my whole childhood with TT, I am appalled that this TT Park has come to this low of standards. As a child we went here a few times and never had anything close to this lack of management. I would not recommend this for anyone whom has children or whom may leave you rig unattended for the day or longer. If it is better in section H I hope they can make changes to the camp grounds to fix and improve section G. My family will not be returning. And I hope no one runs into this at TT.

We do 3 weeks in, 1 week out and repeat for as long as we wish to stay in this area. Sites can vary drastically. There are not a lot of 50 AMP sites. Electric could really use updating throughout! The staff/rangers have always been nice, but would be good if they enforced more rules. So far this visit it seems like people are finally driving slower throughout the park. Not sure how some sites can have a large 5th wheel or trailer + 4 or 5 more cars for multiple days. Unfortunately, the adult pool is NO LONGER an adult pool. There is no set aside adult time either. Kids are allowed in both main pools & all hot tubs! We have met some great people here. Pio Pico could really use a couple nice pickleball courts on the main south side. We are accustomed to the crossover procedures, but luckily when we arrived two weeks ago, they were doing crossover, and were able to drive in and get a great spot that was available. There are a lot of "regulars" who use this park 2 or 3 wks in and one out all year long. Longterm leased or monthly sites on the north side have always seemed a bit more sketchy with some very run down rvs. Noise from within the park has never been issue for us. Border Patrol helicopters can sometimes be annoying, as can the crotch rockets that fly down Otay Lakes Rd during the summer. Drive carefully along Otay Lakes Rd as there are many cyclists on the road and it is quite curvy. People are impatient and pass even though there is a double yellow line!

Everyone who comes to this park regardless of the type of reservation that you have gets put in the overflow section. The overflow section is not terrible but it's pretty bleak with no hot tub, pool or any other form of amenity. There are showers and bathrooms but it's basically a parking lot. Everyone has to stay in the overflow section and then gets put on the list to be transferred to the main Park. The main part is rather nice with two huge pool sections with a total of three pools and two hot tubs. Internet is okay in the main part if you have AT&T but if you're in the overflow section you will get absolutely no coverage of any kind. I have a 25 foot tower with the weBoost on it and still couldn't get coverage in the overflow section. My advice is show up a day early and expected to take a day or two to get to the nice part of the park. Once you're in the nice part of the part you'll be happy. For the price the location is fantastic and if you ride a motorcycle you'll love the switchbacks.

We were put in their overflow across the street. These sites have no sewer and you are basically on a gravel lot. The overflow is mostly full time residents and not the classy kind. Wifi was expensive. Cell service did not exist even with our booster. We cancelled the rest of our stay and headed elsewhere.

They would put our name on the list for the main campground and at 11:30 the next day we could meet at the entrance to see what sites are available. We would then go look at the site and pick one, if someone else picked that spot also and they were higher on the list they would get it. We could then try again the next day. It was so frustrating that our next door neighbor finally left after three attempts. We wanted to visit the surrounding area so 11:30 was right in the middle of the day so we had a hard time making it. Oh and if you missed a day, you had to go them and sign up again and your placed on the bottom of the list. The person at the main entrance apologized over and over many times about this policy. The overflow has water and 30 amp power. Also there are so many permanent residence and their lots are a mess, one was running a business and had several work trucks. Its shame that Thousand Trails never does inspections to keep these campground reasonably nice. We have W/D but without sewer we couldn't use it. But the campground laundry facilities are run by a separate company and they charge $2 just to get their credit card which only take $5 and above, so you end up having money left on the card so they make out like bandits. We will not be going back.

I had no trouble getting a full hookup site, and though I had to wait a couple days to get one. Biggest complaint is very little service. BUT I have great news for ATT subscribers: 2-3 bars 4G at the youth center! Had no trouble streaming video and uploading to YouTube. Free WiFi at the main lodge is a joke. I didn’t buy paid WiFi access, but everyone I asked said it was no better than the free, so buyer beware.

We stayed here after crossing the border from Tecate, Mexico. It was very close and nice stop over. We stayed in the south section with full hookups. The north section without sewer didn't look as nice. We liked the rolling hills. Cell phone coverage was bad but we got decent coverage behind the adult pool.

It was a holiday weekend so we were thrilled that they had an opening. The agent on the phone told me that we had a full hookup site. When we arrived, the front gate advised me that there were no full hookups available and we had to go to the overflow area across the street. It was just for one night so we didn't worry about it. They don't assign you a site. You pay and go find one that is open and then let the front gate know. Kind of a messy check-in process. The sites across the street are very crowded and a huge portion of them had water or electrical problems. We pulled into one that wasn't flagged as bad but a helpful neighbor told us that the power was broken and several people had tried it that day. We finally found a site near the entrance that was open. There are a lot of people who are staying here for extended periods and it shows. The sites are cluttered and the entire place isn't too clean. The bathrooms left a lot to be desired. There was a lot of in-an-out traffic, but that could be attributed, partially anyway, to it being a holiday weekend. There are kids everywhere and a lot of the parents (this weekend at least) weren't watching them. Literally, they would run into the street with no regard for passing vehicles. For the price, I expected a bit more. The staff were all very nice but the park definitely needs a lot of attention. It has a lot of potential if some time and money were put back into it.There is zero cell service - not even with a booster. I paid $3 for a night of wifi. It worked okay but you could tell it was saturated. All in all, we'd stay here again, though, if nothing else were available.

We were able to get to most places to the city in 30-45 minutes and we think it was worth the distance for the savings. The park is about half 30amp power and water and half full hookups with some 30 and some 50 amp power and spots are first come first served. We came during a busy time and ended up on the North side without sewer but just 2 days later we did the "crossover" program and were able to move to the South side and got sewer. We were lucky and got 50amp power and our in-laws staying there got 30amp power. The staff here was always very friendly to me when we needed to modify reservations, move spots, use a phone late at night, etc. If you have visitors come and visit you, it costs $10 per car per day, so just be prepared for that.Wifi service worked surprisingly well. It is a paid service except in the Activity Center where there is a little free. Even at that, staying for 2 weeks, we got the higher speed service for just $49 and we think that was okay. NO CELL PHONE SERVICE in the majority of the park. We tested that with ATT and Verizon. Be prepared if you are coming out, that may happen. If you have a newer phone, it may work on "wi-fi calling" which was okay for a little bit of use.We would definitely stay here again, even at the full price retail sites because of the price beat for other parks in the area. East Chula Vista is not very far away and they have good shops and restaurants.

This one can be a bit behind on the maintenance and it looks like it was an amazing top notch park in it's prime, but the staff has been very helpful and kind and we have made some great friends while staying here. The pools are fun to swim at. The adult pool is in better condition than the family pool but like I said both are fun. We had a lot of rain come through and we were trapped in the park for a few days. We just enjoyed spending time with friends, and the time in the park. If you want to get a feel for the park and see some of the flooding you can see it here https://youtu.be/iuAHLMkBqTU
