Park itself is quiet but there was road noise during the day as well as air traffic. Vast majority of sites looked long term but people kept them clean. Few kids live here. Mostly older people with pets. Shopping center across the street. Did not notice any tent communities in the vicinity. Vancouver, WA right over the bridge and downtown Portland maybe a 15 min drive. Able to stream with WiFi.

Jantzen Beach RV Park is very conveniently located and easy to get to from I-5. I reserved our spot a few weeks in advance. Check-in was easy and friendly. Our site was in great condition. Sites are paved with asphalt and I didn't even need leveling blocks. Well maintained lawns surrounded the RV pads. Our next impression was that our neighbors were "interesting". On one side of us lived a family...apparently 3-4 kids and 2 adults living in a old 16 foot trailer. That's fine, no judgement on our part for that. However, we soon saw that they were in the junk business...Second hand goods were strewn throughout the site. They were either bringing in things on a utility trailer to unload, or selling things from their site to people that drove up. On the other side of us lived a gentleman with a hot rod Subaru without a hood or muffler. He came and went at all hours of the day and night. The rest of the park seemed to be occupied by about 60% permanent residents and 40% travelers. Across the street (maybe the same facility) is a large mobile home park. The mobile homes section of the park was very well maintained and it appears most of the residents took pride in their home and plot. Everyone we encountered were very friendly to us and our dogs. We had a safe and pleasant stay, but potential guests should be aware of the character of this park. Pros: Friendly and helpful staffWell maintained grounds and facilitiesVery easy access from I-5Close to PortlandCons: Constant noise from planes, cars, and neighbors. More on the "trailer park" end of the spectrum than "RV resort" end of the spectrum

Overall, our stay was pretty enjoyable. Neighbors either kept to themselves or said hello. We only rated this place 4 stars because about half of the washer and dryers were out of order, but they still had plenty (4-6 washers and 4-6 dryers) available. Most of the downsides to this place in my opinion are not at fault to staff. There is an abundant amount of squirrels ravaging around campsites due to tenants not closing dumpsters around the area. Dog poop around sites due to tenants not picking up after their pets. Staff members do clean the areas daily, but every morning new drops occur. The last complaint would have to be the airplane noise, which is apparent starting at 5:30am until 8pm. We are used to airplane noise having familiarity with military bases, but it could get pretty crazy during rush hour landing times. All in all a lot of these issues are either out of staff control or being worked on. The convenience to grocery, shopping, the city, and hiking is far too great of a benefit to bash this place. Target, Best Buy, homedepot are literally a 5 minute walk from your site. I was able to fill up my fresh water at the next exit over at a Walmart for 1.99 for 5-6 gallons (might have been a place closer). Trader Joe’s and Costco within 15 minutes and not too many homeless people wandering around jantzen island compared to delta park and other parts of Portland. We would stay here for a month if we weren’t traveling across the US!P.S. good internet signal but max download speed available is 5mbps. If you are working remote this may do for you, but would highly suggest using cellular if you need to answer video calls. My wife and I survived 2 weeks here bouncing between the two and didn’t have too much of an issue.

We did not stay here but used the park to dump on 7/10/2021 after two weeks in a family members driveway in NE Portland. Called the nearest RVP and was referred to Jantzen. "Sure, $10, come on." Stopped at office, paid, directed to empty site. Done. No separate dump station, so be sure to call before you drive there.

Location is very convenient with freeways and amenities within walking distance. Site is huge but there are trees for shade. Park is not well maintained as there was significant trash in my site when I pulled in and all around in the barkdust and grass. 3 piles of dog poop in my site, and the picnic table was falling apart and peeling with about 10 squeezed lime wedges tossed all around (margarita party prior)? I ended up grabbing gloves and trash bag and cleaning up my site, then using my blower to put the dirt and barkdust back where it belonged. Park was fine, but maintenance and upkeep was pretty poor. I shouldn't have to clean my site when I arrive and clean up someone else's dog poop and party leavings. Can't speak to community areas as they were all closed due to COVID.

If you can request a site in the back of the park. Rate listed is the weekly rate/7. Daily rate is $50.PROs:- amazing proximity to Portland, 15 minutes with no traffic- walking distance to Target, Sierra, & so many big box stores. Good for us, bad for our wallets haha.- lots of trees and even shrubbery between sites, something I rarely see at private parks.- although the park has a lot of long-term residents everyone keeps their sites clean and the whole park is well-maintained. Everyone we encountered was very nice.- Good amenities: full hook up, coin/card op laundry (8 washers), pool, recycling, active night security.- Good value priceCONs:- Planes, trains, boats - you’ll hear them all here, but we had no problem sleeping.- Biggest problem was data signal! Although we had LTE signal that worked early morning & at night, it gets super congested during the day and was unusable! Never had such a major data signal congestion problem before. The problem was maybe just in our part of the park, even if we walked to Target the problem didn’t apply, just in RV park. As folks that work from our trailer this was a huge pain for us, but could easily walk to Panera or Starbucks to work. Park offers wi fi which was much better than most RV park wi fi, but also was too clogged during the day for our work.Overall, great choice for a place to sleep while visiting Portland.

There aren’t many options when trying to stay near Portland, but this place fit the bill. We were able to get downtown in 10 minutes. No frills campground, tight spots, and lots of full timers living here. Don’t stay here for the beauty, but park is clean and you’re not going to find a place closer to Portland.

I have to say that the Front Desk staff were extremely courteous and helpful; especially when you consider that when I originally called about 2 weeks ahead of the due date, I did know our exact arrival date. Fortunately this was not a busy time of year. Also, this was our FIRST time out with our new trailer and we figured that we would be close to stores, family and friends if something went wacko on the trailer. Well, our hot water tank (brand new) did not work so we showered in the park's showers. Moldy and SUPER SLIMY is the description. We did not have Shower Flip Flops, so got out as quickly as possible; VERY unexpected and disappointing. This was a slow time of year, but there had been NO maintenance for quite some time. We were quite surprised, because it seemed like a fairly nice RV Park. There is a nice outdoor mall across the street with Target, Home Depot, Home Goods, and restaurants. However, there is NO grocery store. The Safeway had to close a few months ago, due to theft and transients. But, it was on the other side of I-5. We felt quite safe there; our Semi- Permanent neighbor was very friendly. There are many permanent residents; most are tidy and quite a few were not. Being December, it was a very quiet and cold time of year.Yes, it is under the PDX flight plan. Personally, this is not a bother to us; some may hate it. We joked that each time a jet flew overhead, our tv signal was pretty messed up. SO, yes, we would stay here again if needed; only due to its close location to our daughter's house.

I was a tad bit nervous, because I had been living in Portland for the past year, and knew the homeless population is quite large. But, the park was perfectly safe! I actually don't think I saw anyone that didn't belong in the park. The entire thing is fenced. There are a number of long stay residents, but none of the site were messy. I was greeted with a hi by everyone that was living there that I saw. It had a very nice neighborly feel to it.As far as traffic...it is Portland. That is always there, just like any big city. Yes, you are in the flight path of the airport, but it didn't bother me, nor was it overly loud. You are staying a city, so there is going to be a lot of noise! As far as sites go, I got lucky and got one on the outer perimeter, with a nice little spot of grass for my table. I never used the bath house or laundry, so I can't comment on that, but the grounds themselves were very clean.Connections. Both Sprint and Verizon worked. In the afternoons Verizon would get bogged down. For speedtests using my Galaxy phone to test, Sprint got 40.6 mps down, and 1.26 up. Verizon got 15.7 down, and .68 up. That was just one test I did over the week, early in the morning on a Monday.

We found Jantzen Beach RV Park to be affordable at $31.50 per night with Good Sam or AAA discount, and at a very good location. Even without a car we were able to use public transit to get downtown in less than 40 minutes, with a car it is a straight shot down the thruway. Jantzen Beach itself was formerly a popular shopping destination that has apparently fallen out of favor with Portlandians, but it offers any shopping you would need without needing to leave the island. The RV park was clean and well put together, but the sites are on top of one another without any trees or much to offer privacy. We were backed up only a few feet from the trailer behind us, which is a level of closeness that we as boondockers are very unaccustomed to.The amenities were all nice, we used the updated laundry room, and the older showers. Did not use the pool, but it seemed like a good facility.

I'll add my own observations.Definitely make reservations. We were here in late September and they are full. We were lucky we got a spot. Our rate is based on a weekly rate. When entering the RV part of the campground, do not make the mistake of taking the first driveway with a green sign...that is the mobile home section. The second driveway with the green sign is what you want. Just slow down and read the signs as you approach and you should be OK.Sites can be spacious or tight, it just depends upon where they put you. We were on top of our neighbors on both sides. The sewer hookup is located at the back of the back in sites. We had to borrow a length of sewer hose from a neighbor in order to dump our tanks. There are lots of sites that are semi-permanent. Some are neater than others.Over the air TV was great. We didn't try hooking up to the cable, since my DVR prefers OTA TV. The WiFi was incredibly slow. We just used the MiFi for the whole week. Verizon was 2 bars of 4G LTE.Our biggest issue and why we won't be staying here again, is the Portland traffic. It is horrible. Our daughter lives in Beaverton and getting too and from her place was a nightmare. This is not the fault of the campground by any means. But it is why we won't be back. We'll find someplace west of Portland next time.We tried the pool. One had a broken heater. The other was nicely heated. But it still felt chilly in 70 degree weather. We didn't stay in it long.If you need to stay someplace north of Portland, this place will do. Just brace yourself for a lot of backups on the highways.

This is a large park, with fairly standard sized campsites. Each site has a concrete pad for the RV with a grassy area and a picnic table alongside and a short fence on the back side with some low brush next to it for separation, many have trees. The trees were at the peak of fall colors and very pretty. The woman in the front desk was not friendly, barely looked up when we arrived, and did not crack one smile during our registration. Not nasty or anything, but a smile would go a long way. The cable did not work for us. They offer Tengo Internet, which was extremely slow, we did not use it either. Campfires are not allowed. The campground has restrooms, showers, a nice laundry room and a small playground. There are also a couple of swimming pools, though are only open seasonally, and were closed when we were there. There is a mobile home area on the opposite side of the campground, and there are also seasonal and year-round residents on the RV side. The campground is well-kept and clean. It is close to the airport so there is some airplane noise between 6am and 11pm. The airplanes flying overhead also break up the TV signal if you are watching TV. It is also near the train tracks so there is some train noise as well. We were not bothered much by the noise inside during the day, and we have a white noise/nature sounds little machine that we use at night. We were in the back row which has access to a sidewalk behind it, across from a shopping center. There are openings from the sidewalk to some campsites, so we left our bikes on the car for extra safety. There are nice grassy areas throughout to walk doggies.Lots of shopping nearby, including Target and a Safeway within a mile. Downtown is about 20 minutes away, and there is public transportation nearby, though we didn't use it.
