The rate I post is an average. Weekdays are $56, weekends are $64. We got the normal 10% off for our value card membership, plus an extra $50 off for our points accumulated. We got the normal 10% off for our value card membership, plus an extra $50 off for our points accumulated. After the discounts, we're left with $52/night average for the week. As most KOA's are, it is overpriced here. Yes, they have a fishing pond, pool, playground, camp store, and numerous barbecue/sitting areas scattered about the park. Tons of cabins for rent as well. Heavy construction continues in and around the park during the days. The RV sites are concrete and have a large curb to navigate over on both ends of the drive-thru sites. Sites have a nice little grass area however they are full of weeds that produce the small spiral type "burrs" (thorns) that are a heck of a lot sharper and more bothersome than your run-of-the-mill goat heads. To make matters worse, they mow the lawns, even when you are on site, and it makes it that much harder to see the burrs, particularly when walking the dog (and he is a burr magnet!). We'd stay again because of the rewards program. It definitely is a central location to Houston, Conroe, Willis, Egypt, The Woodlands, Panorama Village, Lake Conroe, etc.

We wanted something between our first destination and home away from the major cities. I saw the reviews and the pictures on the KOA app and I was intrigued. I saw they had a body of water they stocked with fish for fishing, great we will stay here then. We got to the location, it's was very typical KOA. The entry was confusing with a very large building in the front, you have to turn in at the light and go straight back to the KOA behind the large building. Better signage would be helpful, especially since your guests are almost always in big motorized vehicles. We get checked in and shown to our site. The lady sprays each hook up and leaves. As we set up we notice they don't weed eat or edge the grass back from the concrete pads. I know this is not a biggie for most, but it is a simple task that not only makes the sites look more groomed, but it helps with bug and water control and keeps rigs from parking on loose grass that is overgrown on the pad. Now, its's COVID time so we knew a few things were closed, but the pool was open. Needless to say "gross" the pool and the restroom at the pool needed cleaning. The pier and gazebo over their pond were not lit up as claimed in the advertisements on both nights we stayed and l was a bit disappointed as I thought that would be a cool little walk with my family over the water before calling it a night. Also, when my father and teen went fishing they both stated the gazebo and pier were crawling with cobwebs and spiders. Really KOA, go out and check your property; anything that is suppose to be accessible should be lit and clear of cobwebs and spiders. Note, this is NOT a park for families with little ones. If you are at this park it is for doing something in the area or for just a lay over to your next destination. This is by no means a resort style park or a park with sail boats as some advertising pictures show or a big fishing hole. They have trash pick up at the sites (which is great!), the park is fairly clean near the sites and bath houses. Yes construction is going on in the park. Each site has a raised curb on both ends so be prepared for that when pulling in. Overall, I would consider this a one and done KOA park. If in the area and needed a place to stay sure it's a KOA, so I would stay as a value card member, but I wouldn't go out of my way to make reservations here.

  • Just a boring parking lot.

It’s just a parking lot with very little foliage. The WiFi is so bad I can’t even send emails or load a webpage. I’d recommend passing on this place. They also had some loud construction going on in the middle of the park for some reason, doesn’t seem to have anything to with the park.

We're so thankful to have strong verizon cellular service as the campground wifi was abysmal. So, if you need to use the internet be certain to bring your own plan. Otherwise a great location.
