The Pineola is quite charming as it has a motel, cabins, campgrounds (tent and RV), a small convenience store, and a tap room with many craft beers available. Some nights they have live music on their deck/patio, yet there was almost no noise at all at the campsites, which were only a short walk away. Newland is about a 10 minute drive for any necessities, and there is a restaurant or two within a mile. Most sites have a respectable space between them, however site 15, where we stayed, is for rigs 24' or shorter, and twice during our stay we had around 3' and less than a foot between our slide and the neighbors', also sharing electrical connections and water spigot. There were quite a few vacant sites for larger rigs at the time so it surprised us that they would slot another camper so uncomfortably close (one of those visitors had a constant-barking dog). Initially, we had thought that "site" was part of the road, not another campsite. Our site was quite level and close to the pond, however we should have repositioned as the slope to the pond began where our steps landed. There are a few short hiking trails on the grounds, full water/sewer/50-30-20 electric at each site (shared at sites 15/16) and the owners have been making many fresh improvements. The bath house was clean & convenient, however it consists of a single-person man or woman shower/stool/sink room each, fortunately it wasn't under more of a demand during our stay. Overall, I would happily stay here again, but would pay extra and opt for a larger site. There are 5 sites for smaller rigs, all but #15 place your living area somewhat in the roadway, and #16 adds that it is just too close to #15 when occupied. The large sites are plenty long and offer much more spacing, worth every penny of the difference. I would not The location is fantastic, being just north of Linville Gorge Wilderness Area for ease of accessibility to trails on either side, minutes from the Blue Ridge Parkway, Linn Cove Viaduct and Julian Price Memorial Park, and don't forget to visit Altapass Orchard for apples & beautiful scenery.
