    This small RV park is extremely clean and well maintained. It's right on HWY 60 and 25. Your $39 gets you a full 24 hour stay. Your departure time is exactly 24 hours after your arrival time.

    Stayed for a week park very clean. owner joe professional and helpful. Easy hookups. quiet at night. recommend it worth the trip.

    Joseph, the owner, is a terrible person. I paid for two weeks. During my first four days there I had an disturbed unkempt looking man knock on my door three different times asking for money. I paid for two weeks. During my first four days there I had an disturbed unkempt looking man knock on my door three different times asking for money. Once at 7:30am, once in the afternoon daylight hours and once late afternoon when it was dark. I talked to Joseph about leaving early because I didn't feel safe since I was there alone with my small dog. He said he would not prorate a refund because he would lose money since I committed to two weeks. Not feeling safe in that area at all I ended up leaving a week early. I know someone in the area and was told he rented my space, so I called back about getting a refund since he was collecting more money by rerenting the space I had already I paid for. He said no. This was not the only problem with this rv parking lot, but it was the worst in my opinion. It is sickening that he is such a greedy person. He even had the nerve to say "God bless you ma'am" while he was ripping me and the next renter off. He obviously doesn't know the meaning of that. IF YOU VALUE YOUR SAFETY DON'T STAY HERE. Unless you have a gun, a large dog, or someone to help protect you. He says he has a working security camera on site but that obviously doesn't do anything to help anyone.

    A nice clean level cement slab to park your RV for a night or two. No amenities, but then we seldom use amenities. Luis was a nice gentleman who stopped by to “pick up the rent”. It’s not a peaceful woodland camping experience, but it was efficient and got the job done.

    Stopping on our way from Carlsbad to Arizona. Perfect location, easy hookups, clean and convenient. No shower, no bath, but full hookups to use our own. Call or text number on sign to secure site and make payment.

CASH ONLY!I kind of like that no-nonsense, no having to deal with an office type situation.This place was built by someone who knew exactly what they were doing. Unlike most parks with back-in spots, the builder put the electrical, water, and sewer hookups exactly where they should be for pretty much almost any Class B or Class C RV or small travel trailer. The price has increased from $29 to $34 but it's probably due to the utilities costs increasing in the area.NOTE: No bathroom facilities or showers, but I don't find that an issue as I'm driving my own facilities anyway and since it's got a nicely-secured dump outlet that's literally located about 4 feet from my dump outlet, I'm not bothered with lack of those amenities at all. No wifi either, but everyone has their own hotspot or phone-tethering by now, right?If you're used to boondocking and only coming in to town for a dump, this is the PERFECT place to stop, hook-up, take a nice shower (in your RV/trailer of course) on city water and then dump first thing in the morning right before you leave. Concrete pads are nice and level, the entire area is very clean, the local police department is literally located right around the corner, and the owner is extremely pleasant to deal with. There's also two nice picnic benches and charcoal grills to use should the need to grill a nice steak arise on your stay - just don't forget to bring your own charcoal!When you see the size of this place and how well it's constructed and maintained it makes you wonder why more of these don't exist in small towns across the country.Yup, this is now my go-to stop whenever I'm in the area.

    This was the perfect highway stop on our trip from Denver to Tucson. I called a few days ahead to make sure there would be room for us on a Friday coming in late. I called a few days ahead to make sure there would be room for us on a Friday coming in late. The owner was super friendly and accommodating. I arrived around 845pm and the owner came out to greet me and I paid for the night. Leveled concrete pads, safe, and full hookups, what more could you ask for? I didn’t do a speed test but had full service for ATT. I highly recommend this RV park.

    As someone who mostly boondocks and only "comes in" when I need to fill or dump, recharge, and get a good night sleep along the way, I wish there were more places like this. While $29 may seem like a lot for narrow strip of gravel along the highway, the parking spaces are concrete, level, and clean as a whistle. Easy in and easy ou...moreAs someone who mostly boondocks and only "comes in" when I need to fill or dump, recharge, and get a good night sleep along the way, I wish there were more places like this. While $29 may seem like a lot for narrow strip of gravel along the highway, the parking spaces are concrete, level, and clean as a whistle. Easy in and easy out. I wish there were more places like this where I don't feel like I am paying for amenities I don't need, but am happy to pay for them when I do. I pulled in and cleaned out my refrigerator, dumped the waste tanks, had a good fresh water rinse, filled the fresh water tank, used the electricity to charge all my devices and vacuum the carpet, and rolled out the next morning. No frills, but everything I needed. Now back to forest living.

    I'm a repeated guest!!! The owner has exceptional customer service!!! Also, Owner patrols RV park at all hours, making sure all is safe and also vending machines and BBQ grills, picnicking area!!! Hospital clean!!! Also quick access to highway 60 and I-25, easy pull in and out, the owner will even help you back in, "MOST IMPORTANT" th...moreI'm a repeated guest!!! The owner has exceptional customer service!!! There is nothing at the site, no facilities, only a dumpster, a coke machine, and a couple picnic tables with grills near the street, in part shade. The owner lives close but not on the property. I paid cash for my stay, I'm not sure if cash is required but I think it's preferred.The neighborhood isn't the greatest but I walked my dog a block off route 60 and there were nice houses and people outside. I felt pretty safe for being alone. There was one RV that looked to be a permanent resident who worked each day, but other than him the places just filled up before evening and emptied out in the morning.Normally I might have given this park a 2 or 3 rating, but the night before I was to leave I took the dog outside at 10 pm and found I was locked out of my RV. I woke up my neighbor, used his phone and called Luis the owner. Within 15 minutes he was there and helped me with tools to get into my RV again. I'd give the owner, and how responsive he was a 5-star rating. That bumped this rating for me.
