Check-in was easy and we were escorted to our site which was gravel/dirt and mostly level. The actual site had space enough for us to park next to our RV however the maneuverability around the park (north side anyway) was tight. I'm still in awe of how my husband got us out of there without hitting anything or anybody else. The park is mostly permanent/long-time folks and nobody was especially friendly. Bathrooms seemed nice enough though we didn't use them. The laundry left a lot to be desired. Out of 6 washers, only 2 were working. $2/load. There were 6 or 8 dryers that were pretty old. The one I used was ok, not great. $.75 for I'm not sure how long. Clothes were not completely dry when the cycle ended. The lady that was working at the Leeds Trading Post was wonderful and the Mexican restaurant, Casa Tequilana was fantastic. Would we stay at this RV park again, I would say no.

  • Nice smaller park.

It has a variety of sites including pull-through, back-in and tent sites. We had a FHU site with 50 amp service. This park doesn’t offer a lot of amenities, but does have showers and laundry room. It’s in the small town of Leeds, Utah and is about 30 minutes west Zion National Park. It is also near many trails and fun things to do. We enjoyed our stay here and it was quiet and relaxing. We will stay here again next time we visit Zion NP. For videos on this park and others, check out our YouTube channel: Jeff & Steff’s Excellent Adventure.

Made short-notice reservation via phone 2 days ahead. Owner said he only had two spots that my 36’ Class A with toad would fit and I would be in site 2 (site 1 was the other, but was taken). Owner said he only had two spots that my 36’ Class A with toad would fit and I would be in site 2 (site 1 was the other, but was taken). Upon arrival at the park, he said he had changed sites and I would be in site 18. Spent over an hour trying to level: had 5 layers of blocks under front passenger tire; still not level!! Eventually, my auto-level system stopped working completely. Jacks were not fully extended, nor would they retract. Asked owner let me have original site he said I would be in. He said he had a 45’ fifth wheel coming in later in the day that he was giving that site to. Had reserved and paid for 3 nights; only stayed 2. Had to manually retract my jacks; will have to take RV in for repairs when I get home. Most sites were occupied by long-term people. Would not recommend this campground if you have a big rig!!!

We head south on 15 to go home. We arrived at the park and met with the owner who took us up to one of two choices for the first night. The next night he squeezed us into the same spot but in between two other rigs, a shiny Airstream and the bigger and older permanent motor home. Apparently the owners of the bigger home were away and we could “borrow” the electrical for the night. Needless to say the owners returned in the middle of the night and disconnected us. In the morning we had to find another spot to dump. The owner and his assistant were apologetic and helpful. Even though the showers were decent I would not stay here again. The rate is too high for the 3rd rate amenities. The only wifi was outside near the laundromat so I was unable to attend an important Zoom meeting unless I went and sat outside the building.

  • Not pretty to look at but gets the job done; safe.

It's located on the end of a neighborhood street in Leeds. However, what made this park suitable for me was that the owner was superb. He was extremely friendly and helpful. I had made a reservation at another park and then forgot which park it was (it happens, folks!). We were set to leave from Zion River Resort that morning and for the life of me, I could not find my reservation or another spot anywhere, and we were set to hike ZNP that afternoon. The guy at the front desk took my desperate call very early in the morning, was very kind, and let me drive over then and there and park the camper. The people that wandered around were very nice. The bathrooms were clean and kept up. They had individual toilet stalls as well as shower stalls so that if you have to use the toilet, you don't have to wait for a combined stall to open up. 2 shower stalls, 2 toilet stalls. No dog park but plenty of room to walk your dog around. Be careful of snakes. About 45 minutes to ZNP.
