April is busy in Zion and most parks were full. Called around and found this park had a spot available. They are in Leeds which is about 40 minutes to the Zion gate. The lady who answered and booked our site could not of been nicer. Park seems to have a lot of full timers, and is in a nice older residential neighborhood just off the I 15. The park was very clean and there is no traffic noise. Would definitely stay here again!

Great spot to camp. It was quiet, had showers and a place to do laundry ($2.50 a load). Host was super nice! Will go there again if we pass through .Yes it was in a residential area but it did not matter.

The base rate for this site was $40 + $3 per person over 2 occupants. Full hookups 20/30/50 Amp service as well as Cable TV.Sites 8-12 & 33-37 are large pull throughs. There are many nice grassy areas including shaded tent areas and a large clean pet area. They also offer Motel rooms with kitchenettes. There is free WiFi that covers 2/3 of the park. Our site was a little too far from the access point to use it but when in range, connectivity was great and speeds were fast. Video streaming is not allowed. One more access point would provide WiFi to sites 37-48.The park is very kid friendly. There were quite a few including our three. Overall, the park was quiet and clean. Bathrooms, showers, and club house were very clean and well maintained. No smoking in any Park-owned buildings.I recommend Leeds RV Park to any new trying out the ropes of the RV way of life as well as the seasoned veteran.

This park is great if you can't get into those expensive, closer to Zion RV Parks. Plus the folks who run it are the nicest you'll ever meet. We were lucky enough to stay in the best spot in the park (next to the office/motel) as we were here for 2 weeks and in a 43ft motor coach. Park is fairly small. Great for visiting Zion and the surrounding areas.WiFi was excellent. Dog park (not fenced in and dogs are not allowed off leash) was grassy and clean (plus you can walk your dogs outside the park in what is a very nice rural area). All well behaved dogs are welcome. We paid a weekly rate with a Good Sam discount. Tent sites available- nice and grassy. There is Motel as well (f you want your friends to come join your visit to Zion). Only complaint was the laundry facility is very small and some of the units weren't working during our stay. Not many services in Leeds, but you can get groceries, etc in St. George which is a quick 15 min drive. Close (30-45 min) to Zion. Check out Snow Canyon if you're in the area.

This park was at about 3500 feet elevation and seemed to be somewhat buffered against the wind.We got a pull-through FHU site which was level and gravel. There was a concrete pad with a picnic table right outside. There are trees and beautiful grassy areas which make a pretty setting for an RV park. The road from I-15 to the CG entrance was being repaved and the lane that was opened was tightly enclosed with cones which hopefully will not take long to finish. The proprietor told us that there was only a small, expensive market in town, so if we needed anything to get it before we got there. It is 31 miles to Zion NP South Entrance, so if you are trying to get there early, you need to get on the road pretty early.

A husband and wife management team. I rolled in Friday morning without a reservation. Leeds RV park was full and the next opening was Saturday. They must have seen my exhaustion and offered to let me park by their office and were willing to allow me to plug into their office with an extension cord. However someone left 30 min later and I was able to snag a spot. I'm a newbie rver, only 3 days in and had been primitive camping only. Management taught me how to properly hook up. These people are the kindest! The park itself is great too. Beauitful manicured dog park with trees, picnic bench and lush grass. Every inch of the grounds is spotless and quiet. It's a small park but the layout is great and I didn't feel crowded. Huge bathrooms/showers. Utilities worked great. If there was ever a little slice of heaven with angels as management, this place Is it. 3 bars of straightalk LTE without a booster. Their Wi-Fi is lightning fast. Cannot say enough about this place.

We liked the trees between sights. Our sight had a picnic table and a nice concrete patio. The dog walk area was large and grassy. The bathrooms were spotless! We stayed in our trailer, but the area for tents looked quite nice.
