This review has more to do with price relative to value. Is this a $50 per night RV park? Nope. It’s this a $30-$40 per night RV park? Yes! Will the average vacationer care? probably not. It’s this a $30-$40 per night RV park? Yes! Will the average vacationer care? probably not. We are full timers and this is a message to other full timers. The WiFi and overall internet in this area sucks so if you work remotely be aware of that. The town nearby isn’t anything to write home about to might as well go down a bit and stay closer to manitou springs (same price). RV sites are cramped but views are nice. No shade which may be important to you or not. Sites are level. The bathroom stalls are like 4ft tall so you can see other people poop if you really want too. Really weird design. Why wouldn’t you just add another foot of wood on the stall? This place does has the full range of expected amenities. Overall this RV park is nice and worth it for the right price. As someone who travels all over the country and stays at RV parks all over the nation, this park is definitely overpriced at $50 a night. So, If you can stay somewhere else nearby with shade, full amenities, and closer to a funner town for the same $50 a night then just do that. If not, then here will get the job done.

Nice Park on a hill side Sites a little close together but not bad. Elevation is almost 8,000 feet.15 miles by double lane Hwy through a beautiful canyon to Colorado Springs. The road to Piles Peak is close and Manitoba Springs is also not very far. Full hook up and a small laundry room.Right off the Hwy but very quiet.

Not a place for overlanding or tent camping, this site is strictly catered to RV’s. We had a “primitive tent” spot reserved for one night, but the site was not what we expected. You are not far at all from I-24, I mean maybe 200 yards? We had a “primitive tent” spot reserved for one night, but the site was not what we expected. You are not far at all from I-24, I mean maybe 200 yards? There is a house right beside the tent sites with a deck that overlooks the site, and they have a few (understandably) excitable large dogs who were watching our every move. We were tired and trying to make the best of it, so we started setting up our overland tent for the night, when I made the hike up to the restrooms and decided this wasn’t a place I wanted to stay. I don’t understand why the people who do not have restrooms readily available (tent campers) are positioned the furthest away from them. I won’t even get in to the motel crowd. For an RV lot, it’s crowded but convenient so if that’s what you need, this may work for you. For tent or overland campers, you can 100% do better than this place.

We camped here with our 3 girls ages 7, 5 and 3. It was a bit cramped and I think there would be more going on but the Covid virus has everything closed down. It was a bit cramped and I think there would be more going on but the Covid virus has everything closed down. They have a rec room and a little food truck set up that were both closed.The location! You are surrounded by mountains and within 15 minutes to Garden of the Gods and Red Rock Canyon Open area and both are amazing! We took a drive into the mountains one afternoon and came across Eleven Mile Canyon 45 minutes from the campground and it was breath taking! The summit of Pike’s Peak is less than an hour and the Pike’s Peak entrance 5-10 minutes. We’ definitely come back!

This campground is in the mountains up from Colorado Springs and Manitou Springs. It's pretty quick to get to both cities. Woodland Park is also a little farther up with a Wal-mart and food options. There is a mix of levels with RV and tent camping along wit...moreThis campground is in the mountains up from Colorado Springs and Manitou Springs. It's pretty quick to get to both cities. Woodland Park is also a little farther up with a Wal-mart and food options. The park itself is fairly nice although the sites are a little close together. There is a mix of levels with RV and tent camping along with a motel. Some of the sites have amazing views and you can walk around to see the mountains from many vantage points. There is a clubhouse with pool table, ping pong, games, and books. The laundry room has newer machines, but it can get tight when you have a few people in there. You can rent videos from the front desk for the price of Redbox and they carry some campground essentials.Things to know: The campground is a bit tough to get out of going towards Colorado Springs. You have to go down a dirt frontage road and then turn left onto a busy highway. It is in elevation, so expect wind and cooler temps. There is a water treatment plant across the way. We only noticed a smell one day, but it could have been from a neighbor that didn't have the sewer cap on, too.
