You feel like you are in the forest but only a few miles from town. We loved watching the resident deer families too. This is an exceptionally clean park aside from the dirt roads BUT everyone drove slowly. The staff was friendly in fact there are 55 campsites always reserved for the summer escapees. We would definitely return!

My dad and stepmom paid for a 3 week stay at this campground and got the 4th free for paying up front. Only a couple of days into their stay my stepmom came down with pneumonia and had to be taken to the hospital during which time she suffered a stroke, was put on hospice and passed away within a week. My dad is still recovering from a broken leg he suffered a year ago and doesn’t get around well. I spoke with the staff during the first few days of my stepmoms stay in the hospital, when it seemed she was going to make a full recovery and be released within a few days. The staff was nice at first, when I explained all of the family lived in Texas and we were trying to access the situation. The owner called me one evening demanding to know what I intended to “do” with my dad. I was stunned. He had plenty of food since they’d planned to stay for 4 weeks and all we’d asked was if someone could help him with his trash. People were nice the first few days then they shunned my dad, renigging on offers to help him with laundry and so forth. On the day my dad was trying to get to the hospital to get to say goodbye to his wife, the owner asked to see him and informed him he had to leave by August 21 even though they had paid up until August 28th. When my stepsister amd nieces checked him out on August 7th, they asked about sort of refund for leaving so early in their stay. They were told that the staff would have to access any damage done by the Yorkie they had with them, who is fully potty trained and only plays with his toys. We accepted this answer but we’re surprised when the staff called my niece less than a week later and said there would be no refund and, actually, because my dad checked out early, he owed them $8. The pettiness and lack of empathy for a family grieving the loss of a loved one and having to rapidly pack up another loved one to drive back to Texas has astounded us all. Jan, Janet and Jamie are the least compassionate people I’ve dealt with in a very long time; I’m in the customer business amd they need some lessons. Remember, Jan demanded to know what I was going to “do” with my dad jus a couple of days after my stepmom went to the hospital, then SHE essentially kicked my dad out a week early and NOW they have an empty trailer they’re able to rent out again, double-dipping her profits. I fully believe in karma and am sure her actions, as well as the actions of her staff, will come back to haunt her. Be warned, fellow campers, don’t get sick while you’re staying at this place because they’re likely to dig a grave for you out back.

Seeing deer roam freely throughout the campground was beautiful sight to see. The lavatory was always clean and ready to use. Would highly recommend this place. Even though we were in a small town of Woodland Park, we felt we were out in the forest with all the tall Aspens around (at least I think they were Aspen).

And the numerous pine trees in the campground provide a lot of shade over the sites. All of the campground surfaces (the sites and the road) are packed dirt mixed with gravel, so it gets a little bit muddy when it rains but the ground is solid at all times. The majority of our site (site 11) was level but there was a drop-off near the front that made hooking and unhooking our fifth-wheel tricker than usual. Sites are fairly close together as is typical at a private campground. A lot of the sites - maybe two-thirds - are occupied by long-term residents: seems like the sites closest to the road are the ones reserved for short-term stays. The road noise wasn’t bad. We didn’t make use of the laundry or bathroom facilities.Just southwest of town is a mountainside adorned with cell towers, so we had decent cellular bandwidth (there’s little to no cell signal on the stretch of US 24 between Colorado Springs and Woodland Park). I got around 14Mbps down and 5Mbps up with my Verizon Jetpack 8800L and a MIMO antenna: we had no trouble streaming TV with those numbers. My AT&T cell phone had 3 bars and 9Mbps down and 8Mbps up.The campground is about a 3-minute drive from downtown Woodland Park, which has a decent number of places to eat and shop, all under the watchful eye of Pikes Peak. The donuts from The Donut Mill are good but you have to get their early to get a fresh batch. We would stay here again if we return to the area.

While the majority of the campground is in a woods setting, we were in the very back where there were houses backing up to the campground. There were a lot of yearly rental folks around us and they were friendly. The one negative I had was that they only gave us the weekly rate for 7 days and charged us the full daily charge for the additional 2 days. While we don't stay at a campground for more than 7 days too often, my experience in the past has been that when you stay for more than 7 days, they give you the weekly rate for the additional days. The campground wifi was a good portion of the time usable for surfing, but they do not allow streaming. We found Verizon to be better than AT&T. Verizon was 12 Mbps DL/4Mbps UL. AT&T was around 3 Mbps DL/1 Mbps UL.

We like to boondock but ran out of luck. We wound up getting the last RV site in the campground just days before they stopped accepting Passport America in June 2018. We got lucky…sort of.The campground is nice and clean, and the staff is friendly, but the sites are extremely close together and most are back-in’s with trees on either side. There were lots of other ‘helpers’ around when I was trying to back in. I got in no problem but getting out was difficult. The neighbors across the way don’t have much room for their vehicles, which get in the way of anyone trying to get in or out. Seems like most people live here seasonally, which is fine, but not much room for the transients, and I feel like they aim to keep it that way.We had 3 bars Verizon LTE, 50 amp FHUs, and groceries/laundry are 1 mile away. It was helpful in a pinch, but we usually try to avoid places like this and won’t be back unless we’re out of options.

Also, they charge lodging tax as well as normal tax. Our site was very spacious, which was great as most RVs were packed in! It was meant for rigs 35' or shorter. We have a 36' 5th wheel and there was some overhang at the end of the pad that we were able to utilize to fit the RV into the spot. We did have to do a bit of leveling to the RV. The back jacks were on a few blocks and the front end was super close to the ground as the sites aren't level. We also had to level side to side. But you are basically in the mountains! We had a huge "yard" as we were angled on the end of a row and had a completely separate drive way for our truck. Our rig was backed up perpendicular to another rig. To give you an idea of the site it was a 1/4 pie shaped area. The park was quiet as we were in the back. Lots of kids riding the bikes and having a good time, but I wouldn't say it was ever noisy there.Cell signal was decent. But the WiFi was hit or miss. Some days I was able to work while on their WiFi and others I couldn't do anything! We ended up using out hotspots most of the week. There was a level 3 fire ban while we were staying in Woodland Park. Due to that we weren't allowed to use our propane grill and no fires. This is no reflection on the park. I think that they have relaxed the fire ban now.No cable and no antenna, which was OK because there was a lot of hiking in the area! There are so many gorgeous places to get out and go see. Pikes Peak was only 15 minutes away to the entrance. We drove up! It was intense and totally worth it. Pro tip: they are doing construction at the top and unless you have dogs or maybe baby strollers you will have to stop at mile 16 to get onto a shuttle. We were able to drive to the summit since we had our dogs with us. We went on two hikes: Mule Creek trail was a beautiful 1.9 mile hike along a stream. The girls enjoyed playing the water. We missed the entrance and ended up taking the wrong trail, so we did 3.4 miles. But we realized what we had done and found the trail head. Womens Forest Trail 375 is a 5.4 mile hike. This was a beautiful trail through some hilly fields, in and out of the forest and through some huge rocks. Lots of horse manure. But still a beautiful hike. The dog park was convenient and we never saw anyone else there. But we know it was being used since there were doggie bags in the can. It was mainly just dirt, but the girls don't care!We have a washer/dryer combo, so we don't use the laundry facilities or bathrooms. I can't comment on those.

We got a space in back, plenty of room for our 30' 5th, got set up and went to town. We boondock for a week or so then pay for a couple of days to dump and fill, power up and use some bandwidth. Problems: no satellite, but that's a trade-off for trees, on our pad the electric and water is all the way to the front, so our cord and hose don't reach, yeah we might have noticed but it's never happened before in any other park, and looking at the other sites ours is the only one like that. Not worth hooking back up and moving then relevel for the two days we're here, we're just going to buy extension hose, and have a cord. The sewer connection is too big for any adapter, they sell the same ones we have in the office but they don't fit. Kind of like a dump station, but they require that you buy a"donut" frrom them, no exceptions. Oh, and the WiFi is not useable. I did manage to get my email but it took a couple of hours of persistent patience. Otherwise, the place is fine. High points: they do take PA, and we picked up a few channels of broadcast. There's decent cell signal here.
