This is a baby premier resort with a significant investment in quality. EVERY site is gravel pad with brick patio. New palm trees line the rows and tall junipers will provide increasing privacy as they grow. Tons of space, right off 95. Next to huge open space (future development) for dog play. New club house, but no other amenities yet in this area. Great separation between neighbors. Clear sky for satellite.

Paid $56 for a single night stay after a Good Sam discount. They accept Passport America but not during February unfortunately. Full hookups (50amp, water, sewer). Site A3 was plenty big for our 42ft 5th wheel with plenty of room to park the truck in front. The cement pad was old and cracked but got the job done. There were 2 sewer hookups (front and back) so that was nice to choose the closest connection.Most of the residents are permanent but it's a clean, quiet campground. We could hear noise at night from the freeway but just a low, typical hum of passing traffic.The intersection to tun off the highway into the park is crazy busy. You have traffic going all directions and it's almost non-stop so it took a good amount of patience any time we came or left the RV park.Front desk service was very friendly.Our Progressive Industries EMS popped in the morning and warned us of low voltage on one leg of our 50amp. Everything still worked ok, but be sure to check voltage and protect with a surge protector / EMS.Overall it was the least expensive RV park in the area but it still felt high priced for what it was. We have stayed at similar parks for $20-30 a night on average but you're close to St Augustine and the beaches so just be prepared to pay.

We aren't big fans of private RV parks and this place is a good example of why!First off there is zero privacy here. No separation between sites with less than six feet on either side. No separation between sites with less than six feet on either side. Before I was even set up on the site a young boy was climbing into the front side window of a large Class A, don't know if he was staying there or not. People were always walking through our site to cross from one row to the next. There were a lot of permanent residents in the park, some sites were well kept, but most were just junkyards full of broken down cars and other stuff. Bathrooms were very old and unkempt. Laundry room was the same.Best thing was the location to nearby the historic downtown area of St. Augustine. It's the only reason to stay here. Price was more than double what nearby Florida State Parks charge.We visited this campground from 01/24/19 until 01/28/19.

Definitely the best deal in the expensive area. Not worth their full price, but with the Passport America rate it's a good place to stay.We asked for, and were given, a site with satellite access. Nice views of the forest from our end site.All utilities worked well. Large un-fenced dog walk area, well maintained. Flea market is next door but we never saw it or heard it. Walk to Dunkin' Donuts for morning coffee. Short drive to historic city. Easy access to the Interstate but we didn't hear it from the park. There were some "carny people" from the flea market - rough looking but super friendly.

Overall Rating 3.5Passport America was good for a discount of $2 during "high season". Access - was easy off I-95. Watch out for the low hanging trees on the street coming into campground as well as pot holes. The interior campground streets were good.Location - for St. Augustine was great. Watch out for the low hanging trees on the street coming into campground as well as pot holes. The interior campground streets were good.Location - for St. Augustine was great. You are within 8-10 miles of downtown and most of the historical attractions. We were there for he birds and it was an excellent central locations to birding spots.Cleanliness - Very Good. Trash receptacles were close. Wish they had recycling.Site Quality - A1 was broken concrete but was easy to level. #6 was tough. They had us move after 4 days. We had to move to # 6. It was very sandy and our levelers sank and settled so that we had to adjust after a day. Noise - The campground was very quiet. Weekends would get more noisy during the day due to Flea Market traffic that would sometimes exit through the campground.WiFi - was Very Good for a campground. There were a few dropouts but overall Good.We would camp here again. It was a good price for the area with Full Hook Ups. Tips - The campground gives you a restaurant guide. It has a coupon for Harry's Seafood which was very good. We bought the photographer's pass for St. Augustine Alligator farm. It gives you great opportunity for close ups of many species with nests and chicks during the golden hour.Staff was friendly and helpful. We camped in a motorhome and would stay again.

Full hookups on flat, gravel site. Has flea market next door that they run although we didn’t go to it. Lots of areas for walking dogs. St. Augustine sightseeing about 15 minutes away. Has good WiFi and cable.
