Very nice park with very nice staff. Our pull-through site was level and easy to get in and out of and had plenty of space for our tow. Utilities were well located and worked well. Our pull-through site was level and easy to get in and out of and had plenty of space for our tow. Utilities were well located and worked well. The water hookup is located below ground in a utility box so we needed our 3' water hose to use our inline water filter. We had excellent T-Mobile 5GUC reception, our FMCA hotspot worked well as did the park wifi. We didn't use the showers or laundry. The pool hadn't opened yet for the season. There is a sports court for basketball and pickle ball, 2 putting greens, a central firepit and a gazebo with picnic tables. Each site had a nice picnic table. There is one tree planted between each site but they are new and it will be a while before they provide any significant shade. There are a couple of grassy areas for dogs, one was fenced. There were a few long-term campers but most campers were overnighters. It is well located for easy access to I-15. There is some traffic noise but it wasn't enough to bother us during our stay. There are two gas stations, a Culver's and Black Bear Diner within half a mile. They are building a McDonalds in the same area. It's just a couple miles to a Walmart Supercenter. The Kolob Canyons section of Zion National Park is about 25 miles north on I-15. The main Zion National Park is an easy 30 mile drive. We enjoyed our stay and would stay again. We camped at Southern Utah RV Resort in a Motorhome.

If I return, I’ll only stay there. My toy hauler ramp is my outdoor patio and it would face away from the interstate, get all the sun and a great view of mtn range. The dog park/s are the smallest I have seen in 6 years of travel, but the grass is nice. A few blocks away, with a lot more buffer from the interstate is a new rv resort under construction. Might be worth looking into in 2022. Hopefully it helps bring prices down. My new 2021 truck gps took me to the wrong exit, so watch for that.

Sure, it’s the center point of some stunning geological features, but that’s hardly new terrain for us especially after our time in Colorado. The sign prominently advertising the cleverly devised Southern Utah RV Resort (which must have come to fruition through some sublime search engine optimization work) looks so… different. Genuinely, it looks like a wedding announcement idea likely constructed of reclaimed pallet wood and shiplap straight from a Pinterest board.If there is a single flaw to this park, and I feel like I’m giving away the results of the review by saying this, it is that the check-in parking is on a downhill slant. After check-in at what may well be the most beautiful front office building that we’ve ever encountered, we traversed the generously wide roads to our site. I have no doubt that three full-size RVs could sit side-by-side on these roads but they’re so vast that you might still be able to drive a car around them.The water pressure is sublime. It’s actually been a few months since we had more than the bare minimum trickle. This godsend extends to the other facilities as well. A lone tree on our site will provide lovely shade over the plastic picnic table in 30 years. Maybe we’ll see it again. It’s a true pleasure to park the pull-in sites, by the way, because they’re smartly facing Signal Peak of the Pine Valley Mountains.We were located approximately 100 yards from the highway and mercifully we’re not level with it. I think this has done a lot to mitigate road noise, but I’d love to see a tree line to filter just a little more out. Utahans don’t seem to use their horns often but they do seem to run slower than the posted speed limits, so engine braking is not uncommon, and it does not go unheard. Children aren’t a part of our lives, but as SURV is marketed more as a vacation park than a full-time residence there exists a covered picnic area, middling playground, a half-court basketball/tennis court hybrid (with a cage), and a small green area for corn-holing. Or bean bag toss. Whatever, you know what I mean. Those facilities are often populated, so it’s nice that they’re being appreciated and not sitting idle.It’s a new park (or at least seems like a new one) and there are only one men’s bathroom and one women’s bathroom for all of the spots (and honestly, there aren’t THAT many spots), but it’s made clear that the expectation going into the development is that most visitors will be using their own facilities. The Men’s room has two toilet stalls, a urinal, and two shower stalls. Two shower stalls with right angle entry from behind a LOCKABLE DOOR. I cannot explain to you the comfort that this brings me. I know it’s not difficult to unlock the door but there’s a door and not just a curtain to push aside. I mean, there’s also a curtain for the shower. The design of the shower? Definitely looks like more pinterest-inspired aesthetic. The water pressure from the shower? Divine. Nearby, it doesn’t feel like there is anything going on. As of 2021, there are two larger fueling stations, hotel, and a diner about a half a mile down the road. A monolithic landmark sign exists to advertise the fueling stations, signaling a day when traversing the currently anemic road will become more complicated with the addition of other businesses, not even addressing the worst 90 degree right turn in the history of US streets. It’s got a massive hump in it. Take it slow. Seriously. This isn’t a knock against the park, but it’s very unfortunate.In the other direction, things become strictly residential. As a result, SUR feels both ambiguously disconnected from the rest of the world and paradoxically still a part of it. Even better still, just 1.7 miles away as the crow flies, there is a large chain grocery store and a bevy of fast food options. Actually, there are a lot of retail options And it doesn’t end there. Washington, UT and the neighboring St. George are fully functioning cities with no end to options and availability. Probably the only thing you can’t buy there at the time of this review is a Playstation 5.I believe we’d been here for 3 days before I finally stopped in to the office to retrieve packages and after introducing myself, the staff immediately knew who I was. The interactions are pleasant and professional and also friendly, a difficult mix. The current staff as of March 2021 is just a fantastic fit for this and I’m sure that they’ll be dearly missed when they decide to move on.The regulars of this park still gather and reunite as family. Ethically speaking, I cannot condone this: we’re still in the midst of a pandemic. But in the way I’ve witnessed their public interactions, these people are family. Their children play together. I would not be surprised if they share meals. They just come back together. This park has been open for a year and a half. We will never be that way for a park. I am too much of an observer to ever let go. And yet, I can already feel the pull of this resort. I couldn’t call this place home, don’t mistake my infatuation with pleonasm as a lack of enthusiasm; I’m still a scruffy vagrant at heart and there’s still so much to explore, but this stay effortlessly reset my compass so that Magnetic North points to Southern Utah RV Resort.

The gravel sites are narrow but not uncomfortably so, and they are decently long and level. They have three small dog areas (two fenced in, one not), but half the time we walked the dogs along the roadsides just outside the campground (where there were plenty of bushes to make our male dog happy).But while the sites are ordinary, the amenities are nice. The office has a small souvenir shop, and there’s an indoor gathering area in the same building (there were no events hosted there at the time probably due to COVID-19). There are a number of small recreational areas around the office: two small multi-hole putting greens, a fenced-in area that doubles as both a single hoop basketball court and a pickleball court, a playground set, a cornhole set, and a few small communal fire pits (note that there are no fire pits at the sites). The recreational areas and the bicycle-friendly paved streets make this a kid-friendly campground. There is also a separate building with the bathrooms (which are nice) and the laundry room (which we didn’t use).In terms of cell service, The best speeds I got on my Verizon Jetpack with MIMO antenna during our stay was around 20Mbps down and 20Mbps up, which was enough to stream TV but during the second half of our stay the bandwidth was unreliable during the evenings. The campground WiFi was decent the few times we used it (note: we didn’t use it for streaming).I want to conclude, though, with a story illustrating their customer service. The day before we left, we were out driving on dirt roads and made a wrong turn, and ended up getting our truck (our tow vehicle) stuck in deep sand. We called the campground to ask if they knew anyone local who could help, and they sent out two staff members with their trucks to pull us out. So this campground looks out for their campers.

They offer easy online booking and the owners/staff are incredibly nice and helpful, including quick email responses and allowing guests to receive packages. While this is very much a commercial park (lots of gravel, concrete, and little privacy), this is one of the more spacious and well designed private parks we’ve stayed in. Sites are all wide and long, and we could have parked in any with room for our truck and access to our garage. The sites are all crushed rock, relatively level, and the utilities worked perfectly. Their WiFi quality varied, but Verizon worked well without a booster. There are 2 small, but green, fenced dog areas, and while there isn’t much for dogs to walk-on in the park, the surrounding sidewalks and low traffic roads worked well. As other reviews have noted, there are both indoor (laundry, etc) and outdoor (sports courts, fire pit, etc) common areas, and despite being often full and host to more kids than any park we’ve stayed in, the CG is quiet in terms of neighbor noise. Overall, it feels like a lot of thought and work went into designing this park, and they continue to take great care in how it’s run.SURV has one notable negative, road noise from I15. While the roads surrounding SURV are low on traffic and quiet, the sound of I15 is about what you would expect and constant. Our site backed up to the highway, so while I’d assume that the inner sites enjoy more peace and quiet, we were grateful for our sound machine. A couple of other notes that may only be relevant due to current events and/or only to some travelers. For the first few weeks of our stay, office staff/owners did not wear masks, but they are as of November 2020. Additionally, during a particularly contentious election season, some guests and staff/owners are displaying political flags, signs, etc.

The park is awesome! It has great amenities and everything is new and shiny. The biggest downside is that it is just a few yards from the interstate so the road noise is very loud. It’ll take some time for the landscape to fill in enough to filter out some of the noise.

We were able to find things to do in the area, and state and national parks were starting to open. (St. George area has some awesome bike trails around town as well as the pathway to Snow Canyon and riding in Zion NP.) Plenty of restaurants for take-out and other shopping and services. We would stay there again.

We decided to stop for a month and see what progressed with the pandemic.Rate reflects the monthly price with tax.We don't usually stay in a private RV park for a month so this was a bit unusual for us. The park itself is very new so the facilities are in good shape. Trees have been planted but it will be a few years before they provide much shade. Laundry room was very clean, our site was long and wider than many sites in private campgrounds. We were right next to the dog park so we had an end site which was nice, and great entertainment for our cat.Easy on/off I-15 with close access to shopping and other needs.The staff was helpful and friendly.Only complaint was the highway noise, but overall a good stay with beautiful views of the surrounding area.Lots of things to do in the area, when they are open, unfortunately Zion NP was closed the entire time we were there but Snow Canyon SP and the Red Cliffs Conservation area were great to explore. The Virgin River bike path is a relatively short drive away to get in some time on the trail.

The grounds were excellent, and after visiting the other run-down parks in the area, this one easily has the best views around. We came up from Vegas to check parks before staying here. NO COMPARISON. It's actually been one of our favorite parks over the past few years. The red rocks and mountains like Sedona were hard to leave, but we are going to Sedona to ride out the lockdown! We will be back anytime we are close to the area.

We parked our 42ft 5th wheel with plenty of room still behind us and we could park the truck next to the rig.We used this campground as our homebase to do some hiking including the Subway in Zion. It's right off the freeway which makes it convenient to get places but that also means you'll hear freeway noise all night.The clubhouse, office, and other amenities were still under construction when we stayed in mid-September.

As of this date still being built. Sites are generous, we heard the Interstate frequently unless wind was from the right direction. Dog spots are tiny, and it’s basically a crushed rock platform with an amenities building. The area is exploding, so it was already full with not even Wifi installed yet. Dog spots are tiny, and it’s basically a crushed rock platform with an amenities building. The area is exploding, so it was already full with not even Wifi installed yet. Park and street it’s on were unknown by Google but we got text instructions the day before we arrived so they are trying to help you get there. We are shopping for an alternative park as we plan to return, but returning here would be acceptable. Guess we were underwhelmed.

This campground is so new that it is still a work in progress. Wide and deep sites. Owner was very nice and helpful. My son and husband liked the basketball court. There were three dog parks at the campground, all with grass, two of them were fenced. I wish there had been grass at the sites but the trees will be nice as they grow. There were three dog parks at the campground, all with grass, two of them were fenced. I wish there had been grass at the sites but the trees will be nice as they grow. While the campground is close to the interstate, it was far enough away that road noise wasn't an issue.
