As it turns out this place is great! Everything is new. The laundry and bathroom/shower facilities are impeccable. All the utilities are brand new. The campground is clean, and Misty in the office is terrific! The site we are on is a bit narrow but we aren't using the site much. We are out exploring all day then pretty much in the camper once the sun goes down, which is early (and cold) this time of year. The pool isn't finished yet, which isn't an issue this time of year, and it appears all other construction is complete. While it is right on 191, we have been pleasantly surprised by the lack of street noise.
Utilities were at the back of the pull through site.

They have a nice check-in building which included a clean laundry. The views of the red rock at the back of the campground were nice for sunsets. Now the cons, the lots are very tight. We had a pull-through site (#37) which had large trees on both sides, but it was a challenge to get our slide outs to get around them. This put us at the front of the site. Unfortunately, the hookups (electric, sewer and water) were at the back of our site! Our 2 sewer hoses weren’t long enough to reach, so we when we left after a week, we had to backup to dump our tanks. The sites were also hit an miss for being level. Our site was level, but the one to the left of us was not level. No OTA channels, but had good AT&T signal for our mobile devices and hot spot. We would definitely come again, but would be very picky as to where they would put us.
Not as bad as reviews suggest

But for what it was, where it is, it’s a nice campground, especially for the price compared to neighboring campgrounds.True - some construction/improvements are going on, cabins added, new bathhouse being built and a new pool and hot tub being built. * to compensate for lack of pool they offer pool access at 4 sister parks nearby.True - no WiFi throughout campground BUT it is available in the laundry room and near the office. They have a shady patio with several picnic tables and a workstation with electrical outlet in the laundry room where u can access the WiFi.True - sites are close together, very close together. But we and all of our neighbors with large rigs had no trouble getting in - it is tight but doable. You do walk out to your neighbors utility hookups. Keep your blinds closed if you’re modest ;)True - laundry room is awesome/new. At least 10 washer dryer sets that take credit cards. A normal wash & dry is $5.00. A wee bit high but typical. The dryers run Hot! My laundry was dry in 30 minutes on low. The dryers run for 60 minutes for $2.50. False - no trees. The trees are fabulous in several rows of sites. As one reviewer stated, the new added sites do not have trees YET. But the old trees are still there. The tent sides are provided with sturdy canvas shade covers and privacy partitions.False - main entrance closed, hard to access. The main entrance is now open but difficult to see due to the city road construction going on. We were in Moab to enjoy the local national parks, some OHV riding and hiking; not to sit in camp. We also were camped with friends so the sites being so close wasn’t a problem. Moab is a busy busy little town with road construction going on. The campground was clean, much of it under the shade of mature trees. Staff were friendly, apologetic and attentive. Noise was normal for a large campground on the main road into a busy little town. Construction noise was minimal. The nights were silent, surprisingly enough.I’d stay again, though I’d prefer to boondock or stay in a campground in one of the National parks if lucky enough to nab one!

I'm sure it will be nice when it is done but....no one wants to be in a construction zone! Wasn't happy with management here because, during construction, someone came and TURNED OFF OUR POWER mid work call without asking, no warning etc. I was FURIOUS because we have multiple pets in the RV and just the day before has been at Arches National Park all day. What if we had been gone????? We were lucky to get a spot here because it was Memorial Day weekend and literally everywhere else was full but I would definitely not stay here again. Also, new management has taken out most of the trees and there was no pool or dog run (which was described in the amenities). On the plus side, the laundry room was super nice and took credit cards.

We are pinched in a dust bowl between construction zones both next door and onsite and on the highway above. Their WiFi and cable is not available or working. Very difficult to find where to turn off highway, especially at night. Don’t try to turn at their main sign- that entrance is closed right now. Recommend booking elsewhere.

They also didn’t mention the loud construction of towering buildings next to the camp sites that we reserved! The checkin location and process was confusing, but once we got someone, and expressed concern about the construction, they moved us to a middle spot only to discover a small sliver of dirt that I was supposed to squeeze into, but couldn’t. We just left, had to pay for one night. Went next door to Moab Valley which was awesome, managed by the same company.

Although we had initially booked spot 38 online—a shaded area, we didn’t pay the extra $20 fee for the spot hold and ended up in spot 110–no trees and very crowded. Two hours prior our arrival we called the front office to let them know how far out we were and when we would be arriving. They said no problem and that they were ready for us. At check-in, the gentleman running the counter informed us that our spot was given to someone else but they had JUST repaired another spot that had been unserviceable for some time—spot 110. This spot was very tight and not a pull-through as we had requested. The power went out about 3 times in the one night we had stayed there. There was no cable hook-up for us to use and we were entirely unable to utilize their WiFi. Otherwise, the site was good, there were choices of 30/50A sites. Each site had full hookups and there were some great amenities On the grounds— a pool, laundromat, small store, dog run. This campground is on Main Street and incredibly easy to access. Furthermore the staff was incredibly kind and helpful, it was just disappointing that we didn’t get the site amenities that we had paid for. In regards to cleanliness, the grounds were pretty well-kept but we were there during heavy winds. The site we were at had bottle caps on the grounds leftover from the previous campers, dog poop that hadn’t been picked up and there were styrofoam bowls that had flown into our area from others.

Check in is fairly straightforward.Amenities:* Pool right near the office up front. We did not use it, but it looked clean and inviting.* Bathrooms/showers. The newer ones up front are locked and you need a code to get in. The ones near our site were unlocked and in decent shape. Although the space between the door and the stall wall leaves a large gap, resulting in uncomfortable eye contact with the stall dweller and anyone at the sink.* Kids playground area-looked fun, for those with kiddos.* Picnic tables and grills at RV sites. Our table was terribly crooked. The cement pad looked to have been dug up or had settled or something. We had to use the table at the adjacent site (since nobody was there). Our experience:* Check in was easy-we were directed by a sign on the door to the office to go to the window. I'm not sure if the store was open or not, as all our transactions were done through the window.* Leveling the RV was a bit tricky-our site was slightly inclined, so it took a bit to get level. The store does not sell leveling blocks, so we had to go in to town to find some.* There were several sites occupied by one group. They were loud until the wee hours of the night (2-3 am). Quiet hours were not enforced. * Lots of ATVs roaming around-also very loud throughout the night.* The cable came through very grainy. I'm not sure if it was something on our end or not. Last weekend, at a different campground, the cable came through crystal clear.* We took a walk around the campground and noticed lots of piles of lumber and construction material. It looks like some improvements are going to be made.Overall, this is a large campground, conveniently located with all the amenities you're probably looking for. With a little TLC and enforcing of the quiet hours, it would be a much better place.

Our first site only half the electrical worked which we were put in for the first 2 nights then they moved us to a better spot. The internet was very slow. The staff was very friendly and wonderful. Parking is super tight, especially when full. But for the mass of humanity jammed in, it was quiet. Neighbors are very respectful of your space and used library voices when outside. The only noise was from early morning traffic as people headed out to play. We picked a site that has great shade and was plenty long enough for our bus and toad.Park staff are super friendly. Answered questions with good info and were genuinely nice people.Pool was down part of our visit for a major cleaning. Hot tubs worked, just no bubbles. Laundry room is big, but about half the machines were down. It's a great base camp if you plan to hit both the town and all the recreation areas surrounding Moab. Bicycle friendly with a trail just across the street. They definitely cater to the tent campers with some pretty cool lean-to structures for pitching tents in the shade. Downsides: They could use more dumpsters. And I picked up quite a bit of litter. Bathrooms were kept clean, but they're very dated and could use some new shower heads and valves at a minimum. Getting into and out of the campground is tough. Traffic is a bitch. WiFi usually worked, but bandwidth is best described as poor even during mid week when the campground was less than half full, and it frequently disconnected. Be sure you set your devices to auto-reconnect. For the price we paid ($57 weekends, $47 weekdays), I would have expected 50A service. Turning off the A/C to run the microwave is kind of annoying. So while they call it Full Service, it falls well short IMO because it's only 30A service. A few minor tweaks would have gotten them 4 stars. And while I know supply and demand drives the prices around here, their pricing keeps them from ever getting 5 stars.

The guy at the front desk was particularly nice, as we'd arrived during some type of off road Jeep festival and there were no spots available, and yet somehow he managed to make one for us. Basically he said, "if you stop over, I'll see what I can do..." And he did. What I recall the most of this place is the cottonwoods, which were shedding their "cotton", almost like snow and blanketing everything. Allergenic, yes, but still beautiful. And the caterpillars. Thousands of them. Crawling everywhere, up your legs, into your shirt, relentless in their inching around pursuits. As night fell I thought they'd left, but like a scene from Tremors 4: Caterpillars of Moab, as I lit our campfire they evacuated the heat, those which could make it quickly enough, and swarmed out of the pit a blanket of crawly, if not particularly creepy.
