    This is a very nice, clean RV park. Fairly new park and continuing to improve. They are celebrating their 2nd year anniversary in April 2022. Stayed in January 2022 during a cold, icy, snowy Texas winter cold snap. Never lost power. Yea! Very good Wi-Fi. Friendly office staff, clean bathrooms/showers, washer/dryer room, full kitchen available in the meeting room. The park is very close to both Lake Lavon and Lake Ray Hubbard for good fishing and boating, a few miles away from all types of stores, whatever you need. Great park. I’m so glad I stayed here. Highly recommend. Will definitely come back.

    Stayed for a 1 night stop on our way to Austin. I would stay here again for longer. Pros: Nice clubhouse with full kitchen. Clean bathrooms & shower. Laundry room was small but adequate. Friendly staff. Nice community firepits with seating. Wifi strong enough to stream videos or join zoom meetings. Cons: It had rained all day and...moreStayed for a 1 night stop on our way to Austin. If you need to stay overnight or are full timers you will enjoy this destination.We were in town to visit family for a week. We planned to stay 6 nights but decided to leave because they were moving our spot the day before we were to check out. We drove in on Columbus day so the office was closed and that’s when we found out we would have to move spots the day before we were supposed to leave. We decided to leave and go somewhere we could stay the entire time without moving spots.As all the reviews state, the amenities are great! The place is beautiful and well cared for. I would recommend it!

    We stayed here only to visit family. We stayed for a month, very convenient for us. Very close to Walmart, restaurants, big box stores and shopping. We entered from the North TX-78 and there are a lot of small narrow streets through residential neighborhoods with not so great roads. First the good; The park is clean and well maintai...moreWe stayed here only to visit family. We stayed for a month, very convenient for us. Very close to Walmart, restaurants, big box stores and shopping. We entered from the North TX-78 and there are a lot of small narrow streets through residential neighborhoods with not so great roads. First the good; The park is clean and well maintained, no excessive noise from the streets or the park although, there is constant traffic coming and going. It has been open for only a couple of years and everything is new. It is located in a very nice part of town. A lot of permanent guests with nice RVs. We were in a back in site, they only have 17 pull through sites in the entire park. Like many RV parks that use the letter "R" in their title, this is NOT a Resort. No pool, spa or other resort amenities. The poorly graded streets and rv sites are all pea gravel though the sites are fairly level. It feels like a large parking lot with a small space in between sites. It has a cramped feeling to it, though plenty of room for your slide outs. They have trees in the green belt but no shade for RVs. During heavy rains the park has large puddles of water, you park your car in front of the RV and tiptoe through the puddles poorly graded streets/lots to get to your RV. There was barely enough space for our tow dolly and it sat in the mud for the time we were there. They have a nice green belt through the center of the park with a walking path around the perimeter. We had to sign a long legal E Document to stay there, we felt like we were renting an apartment. $750.00 a month plus $25.00 each person for a background check plus $100.00 for electric deposit, total $900.00. We are retired full timers for over twenty years and have stayed in some very nice RV Parks for less. This type of park has a "feel" of about $450-$600 a month as of todays date. They do not accept mail here. One can get Amazon/UPS/Fedex to deliver to your site only. We are a self contained Motorhome and did not use the laundry or any facilities while there. Verizon worked great. As of Mid June 2021 the park was sold and have new owners.

    The facilities at this park are decent, but the folks running it are idiots. We came to Dallas for a one-night stopover to see family. We have a motorhome and we tow a car so a PT makes life much easier. This place made our stay much more difficult than anticipated. We came to Dallas for a one-night stopover to see family. We have a motorhome and we tow a car so a PT makes life much easier. This place made our stay much more difficult than anticipated. First, they built some of their pull-thrus incorrectly so utilities from old sites are in the way. Also, there was a truck parked in the road in the way of getting to the PT, which they warned me about but didn’t bother asking the owner to move it. Next, they gave me the wrong directions to get to the site.Finally, the arrow entering the property only works for about half the sites and had us pointing the wrong way. Also currently the road in from 30 is a mess of construction.

    The park is only a year old so it's very clean and neat. The lawns are golf course quality. Campground Internet is actually useable, i measure 6 megs download at about 7pm, i was able to stream media with no buffering. The lawns are golf course quality. Campground Internet is actually useable, i measure 6 megs download at about 7pm, i was able to stream media with no buffering. We primarily used our own WIFI but this campground is capable.The sites are reasonably separated, and the common areas provide multiple fire pits, with lighting and seating. Also the resort includes Horseshoe pits, putting green, Bacci ball court, large open grass field for soccer, frisbee, football or ? The residents were a mix of medium to long-term residents most every camper is well maintained and minimum stuff stored outside. The best feature was the common area including a kitchen and several tables, for working or family meals inside. A small gym has some equipment for a light workout.For the downside,...the campground was a little too busy with some coming and going on Friday night lots of traffic people heading in and our after dinner. Unfortunately, the newbies got a site right up front so everyone coming and going passed by our site.
