We needed to be close to Plano for a couple of months. This part is now called The Waters. A new owner is here and has made significant changes. The photos in the previous review may be from the other park nearby-definitely not from here. This is a small park, but all have amazing cement slabs and patios. Very level. Very quiet. Mostly monthly guests here working in the area. The owner intends to add a clubhouse, showers and laundry this (2020) summer. All sites and tenants are clean, quiet, friendly. They intend to add more sites and tiny-homes in the near future. Power clean, 50 AMP service. Rate is $450 a month plus water and electric. I use AT&T and Verizon for connectivity. There is a Verizon tower adjacent. AT&T was less and my phone on T-Mobile was very bad. There is WiFi here and good speed as well.

If you are used to resort RV parks, this is not for you. The roads are rough, there is no ac in the bathrooms and no sewer hookups. However, if you like to rough it near the city and you like the space and peace to be in nature, it is a great option! Sites are roomy, easy access and plenty of grass, trees, wildlife and fishing. Walmart is 5 mins away.
