We ended up here after having problems at rainbows end escapees park. We came here to deal with tags in Livingston (guess what if you call the appraisers office they actually can do tags by mail ...). Magnolia is nothing to do with Joanna Gains by the way. This is a grass field basically surrounded on the outside edge by full timers some in single wides and some in fifth wheels ect. No current gravel pads although they said there were some under the grass. The owner was nice. Sites are not super level but it wasn’t awful either. We did not use the bathhouse that looked in need of repair. They were currently towards the end of our stay doing sewer work. There is a nice grass field behind the sites that kids could play in or dogs it is pretty large but in the center in front of the owners home. No amenities. Livingston and this area was pretty run down and unimpressive. The meat market by the gas station had some good stuff though. We never got the WiFi password and didn’t push for it so we did not try it. Good Verizon and Att service and husband had no issues doing his work remotely. No one bothered us and we hardly saw any of the full timers. The stray dog / owners dog Parker does get the run of the place he is a larger young dog who is very nice but you do have to watch him as he will jump on cars if there is a dog inside and can get to rough with this kids. Almost wanted to take him with me. Overall this place was much better than most we found in the area and if we had to come back to this area we would stay again. Owner also typically keeps people spaces out when she can but she will let you choose a spot.
