    The sites are paved, but it is cramped, and you feel as though you are in your neighbor's space. Our neighbors were horrible, beer bottles all over the grass and not friendly. The grass was overgrown with weeds growing out of the water spigot. When it rained, the entire back of our site flooded, and it seemed to be the case with everyo...moreThe sites are paved, but it is cramped, and you feel as though you are in your neighbor's space. Our neighbors were horrible, beer bottles all over the grass and not friendly. The grass was overgrown with weeds growing out of the water spigot. When it rained, the entire back of our site flooded, and it seemed to be the case with everyone on our row. The dog park was covered in poop and had holes everywhere. We never used it because it was a hazard. The worst part is that someone stole our brake light, who does that! Overall, it was centrally located in College Station, but we would not choose to stay here again because of our experience.

    We were in a pinch and needed to find a place to stay quick. From what I saw it was the cheapest in the area and even had a pool. Very clean and quiet RV resort. Weekly rate was $180 which we found very reasonable. The WiFi could be a bit patchy, but overall wasn’t bad. If you don’t already, you should invest in some reflectix for the windows. Helped a lot with the sun beating down and just about everyone in the park has it on their windows. Highly recommend this Resort if you’re coming through the area.

    Stayed here this weekend. Paid $160 for the week. Quiet, level concrete sites. Management was very nice and helpful. I have nothing to complain about. Except maybe the LSU fans that where here. LOL.If you are going to be in the College Station area it is a great place to stay. Straight shot down the road to Sam’s Club or Krispy Kreme...moreStayed here this weekend. Paid $160 for the week. Note...don't plan on staying here on a football weekend unless you have reservations far in advance.The park is located a good distance outside of College Station, out in the country. We enjoyed that. If you don't have to run into town a lot, this place works.The arrival area is vary spacious and the office nice. There is plenty of room to park while checking in. In fact, we had a UHaul trailer (since we were moving the aforementioned daughter) and they had no trouble providing us a place to park it.The roads are all paved. Pads are concrete. Some are pull through and some are back-in. There is grass between the sites, there are no picnic tables. All sites have full hookups. I would guess that 50% of the park's residents are full time, with a lot of oil field families in the park. You can tell which sites are there for an extended stay, but they were not junky. There are so many kids living here, the school bus comes into the park. There are no trees, so be prepared to be hot in the summer. All the full time residents have aluminum shades in the windows to keep the sun out and their electric bill down (being charged for electric is not applicable to short stays).The pool in mid August was wonderfully warm and very clean and nice. It was much appreciated. The laundry room was nice, big and clean. There is a nice reading room with a few books. There is a small playground.The WiFi worked adequately. Cable TV was OK. OTA television worked well with the limited number of stations in the area. Verizon was good.We have stayed at this park twice and have enjoyed it.
