We stayed here for a shakeout weekend with our new, relatively short (36 ft) fifth wheel. Check in went smoothly and we were able to check in about 90 minutes before check in time. The site we were in was extremely tight. Check in went smoothly and we were able to check in about 90 minutes before check in time. The site we were in was extremely tight. There really was no room to put out any chairs or a fire ring due to the proximity of the hookups for the site next to us. This is really not a RV resort as it is advertised. Many of the sites are taken up by seriously long term rentals, if not full time living at the park. The sites are not particularly long either, so your tow vehicle will stick out into the street no matter how close you get to your rig. Some of the longer term residents basically park in the road and make it a real pain to pull out of the site when you are leaving. If you need to stay a night someplace right off the highway, it is functional. I would not recommend it for a vacation stay. Wifi is basically not good for anything more than email. Brother’s pizza down the street was great and the owner was really friendly. For some reason, they called us 2 hours after we had left to ask if we needed more time to pack up. I didn’t see this voicemail until the day after so I didn’t call back. We had left around 830am, so we were gone long before checkout.

The clubhouse has weekly activitie...moreIt's best to manage your expectations when you go to Sandy Lake- the spots are very, very tight. Other than the close quarters, it's a good park. The park is an eclectic mix of full time RVers, tiny homes, mobile homes and a smattering of folks passing through. Everyone I met was extremely friendly. The clubhouse has weekly activities from painting classes to football watch parties. I've seen reviews on here and google that said that park was dirty and had a lot of trash, but that was not my experience. Every morning I would walk my dogs and see the maintenance crew out picking up trash and checking on the area. The dumpsters filled up quickly, but were emptied just as quickly. It is not a pretty park- there is very little grass, as the sites are so close together, but it is a clean park. The park has doggy waste stations throughout that park that are always stocked with plastic bags. The park has a nice little dog park. It's very well maintained, 4 park benches (3 of which are under cover), 2 waste stations, and a dog wash station. It is a small dog park, about the size of a small yard, but enough room for my dogs to get a decent run around. The dog wash station was a great bonus, complete with a doggie ramp. Dog owners seemed very good about picking up waste, as I rarely saw any left behind poop in the park. I was warned by 3 different residents to stay away from the lady with three miniature collies, as her dogs weren't the friendliest and she would try to get you kicked out of the park if your dogs so much as barked at her pups. I never saw said lady, and can't verify their information, but good to be wary when your walking your dogs. If you've been assigned a pull through, it's best to enter through the second entrance. It's best to arrive during the workday when there are less cars to dodge. There's a Starbucks and McDonalds within a half mile. Several grocery stores 1-2 miles away.

We stop here when doing business in Dallas, by no means are the sites grand or spacious but it fits our needs.This last stay was the first time I used the pool, it’s kept very clean, plenty of lounge chairs and chairs/umbrellas available during the day.The club house has a pool and game table, but we did not use it. There is a ...moreWe stop here when doing business in Dallas, by no means are the sites grand or spacious but it fits our needs.This last stay was the first time I used the pool, it’s kept very clean, plenty of lounge chairs and chairs/umbrellas available during the day.The club house has a pool and game table, but we did not use it. There is a workout room with a stationary bike, an elliptical, a treadmill and a weight machine, as well as some free weight and exercise balls, and a TV. It’s not the newest equipment but it all works and looks maintained. There is now an additional bathhouse/laundry since our last stay, did not need to use it though. A generous sized fenced-in pet area is available with bags and containers for pet waste disposal. We do enjoy our stays here,staff is friendly and the location is perfect for our business needs.
Tight & no RV older than 10 years allowed.

There is more parking on Christmas Eve at Walmart than in this so called RV park. Their is a 10 year old RV restriction with no posting.

We have never before stayed where the sites were smaller than these. If we would have sat at our picnic table, we would have had to be careful to not hit our head on our neighbor's extended slide.On the positive side, it is close to I-35 and close to the city of Dallas.
