    Actual date of stay 02.2019. Price reflects monthly rate, excluding electric. This park is mainly working campers for local construction projects, etc. We were in the area to visit family/friends in Dallas and Austin, and all other parks around Waco were full for a monthly site. We happened to snag a spot here just as someone was leaving. The park doesn’t appear to cater to overnight-ers.The price and manager are both friendly, but the park is tight and very noisy 24/7. I-35 (one of the busiest expressways in TX) is a few hundred feet away, and active train tracks are a few hundred feet the other way. Our site was a pull-thru with FHUs and 4 bars Verizon LTE. The on-site laundry was reasonably priced and clean. There is a large field adjacent to the park available for walking dogs. We did not use the restrooms, and there are no other amenities to speak of.
