Very nice owners, happy to work with you, Cash or check only, no website, no tech. Why bother? They are usually full in the way they do it. I got no reply, but went to the location and got lucky with one open spot. It’s rustic, pretty tight, dated and great. Awesome location in downtown Austin. Eclectic mix of restaurants and businesses all within walking distance. It’s more than I usually spend, but it’s the location. Definitely a hidden treasure.

This place is a bit unusual. Great location in the middle of Austin. We are crammed in between an Airstream Classic and the mailbox area and as much as I shouldn’t like it, it’s still pretty cool. Not a lot of outdoor space but we made it work.

We really enjoyed this place for the people and the location. The facilities weren’t in the best of shape, but that didn’t bother us – we were right near so many things to check out. We went on bike rides and runs right from the site and we could easily hop on a scooter and check out so many popular Austin spots. There is also a gas station store across the street from the park that has most things you will need in a pinch. There’s even a brewery next door! If we find ourselves in Austin again we will totally try to get a spot here – the location was great. We enjoyed checking out the bats, the presidential library and more!

We were told that one overflow spot would be available when we arrived or a bit after... they were doing an electrical check on it. Upon arrival she decided to put us in her driveway. We took it as we really had no other choice, other than leave and take our chance elsewhere. $60 for cement driveway next to the office. She explained that we could use the grassy area in back, however we soon found out that the park uses this area for the doggy poo area. It is also where the garbage cans are located. So for two days we had anyone that needed to poo their dog, get to the garbage, or get to the office... walk right through our site. Even the managers walked right through. At night when you're sitting in you camp chair, it can be alarming. Also people in the back side of the driveway would use the spot to turn around their vehicles. We finally placed a cone in the driveway so people would know we are camping there.Bathrooms were old and dirty. First night, hair in both men’s sinks... only got worse for the time we were there. Toilet paper on floor. See pics. Looks like mostly long term residence campers here with a few overnighters. Only thing this place has going for it is its location.

Agree with cell reception. WiFi router is located in middle of the park on top of the bathhouse and most nightly sites are closer to Barton Springs Rd so unless you have a booster - will be difficult to get a descent signal. Head over the Juliet’s restaurant for a pint and grab their WiFi password and you’ll be golden up front there! Bathhouse is probably the worst you will ever expenrience but that’s is the only downside to this park. It was built in the 40’a and is 90% full time residents who are all extremely friendly by the way. Best location for an urban campground ever!

The manager is super friendly and helpful, laundry is available and cheap ($1 wash, $1 dry), and everyone we talked to in the park is nice. This campground has mostly long term folks, but they also offer sites for short term stays. We stayed in November 2018 and again February 2019. It’s a small park, but we didn’t have any trouble getting into our sites. Some sites are a little unlevel, but it’s easy to roll up on a couple blocks. Overall, a great spot. My only complaint is that cell service is spotty in Austin. Not just this park, but all around the city. Not sure why? We have ATT and Verizon as well as a weboost cell booster. We managed, but Brandy did loose internet connection in the middle of a video conference call once during the week.

There was easy access to the park from Barton Springs Blvd and there was plenty of restaurants and activities within walking distance. Park staff was super friendly and grounds were really clean. There were only a few campers that looked like they’d been parked there for years on end. However, seeing the few Airstreams in the park made the place iconic. Like, can't believe I scored this deal cheap!- Laundry on site.- A nice peek into what "old Austin" was like. You will meet many long term residents here (some 30+ years!) and their unique lawn ornaments.- Right at the start of the Lady Bird walking path! Perfect 3 mile loop for a nice jog :) Plus, a park area to let the pup run around.Cons:- Our site was meh. Nestled right in the middle of downtown Austin neighboring high rise apartment buildings is this little park that has 50-60% permenant residents. Once you drive past the main building you'll feel like you're in a neighborhood. We walked everywhere while staying here. 15 minute walk to gorgeous Barton Springs pool, 20 minute walk to downtown Austin. Additionally, Thom's Market is right at the entrance of the park and has all your basics. Some people complain about the service and amenities, but when you stay here, you're staying here for convenience. Bathroom's and laundry isn't the cleanest and grounds are pretty basic. We had fine service, owner bikes around the park and is in the office most of the time. There are a lot of rules, but nothing too crazy. We were super lucky and able to get a week long stay at super short notice. We had to move once in order to stay that long, but if you call and offer up that option the owner may try to get you in.

Pecan Grove RV Park is not the nicest RV park you will find, but who cares? It sits on a prime piece of real estate on Barton Springs Road, right in the heart of the South Austin action. You can walk to Zilker park (just a couple blocks to the west). Downtown is just across Lady Bird Lake via a pedestrian bridge. Speaking of the lake, Pecan Grove offers excellent access to the jog/walk/bike trail around the lake. And there are the restaurants/bars/food trucks within a couple of blocks of the park.If you are feeling like walking a bit further, South Congress, South First and South Lamar are all within 1/2 to 1.5 miles away. You can walk through residential neighborhoods, or along the busy streets - your choice. So the good is the location and access to all that is cool about South Austin. The bad is that Pecan Grove is an old park with some small spaces. It is noisy (go figure, being in the heart of the action), especially if you are up front like I was. I had a space that backed up to Uncle Billy’s BBQ and Brewery right next door and they liked to start beer making activity really early. One morning I was awoken at 3am by banging and clanging. I guess that is what ear plugs were invented for! :)It is also hard to get into Pecan Grove as there are only 12 transient sites available. The rest if full of full time residences. I inquired how long the wait was for a month-to-month spot (I would kill to live there, right next to condos that go for up to $1 million - great part of town) and was told several years. Bob, the manager, informed me that there are only three ways a spot opens up. Death, divorce, or job relocation. He said there are people who have been there upwards of 30 years and you could tell this from the age and condition of some of the rigs. Let me tell ya, the full time residences really get creative with decorating their spaces. Mostly in a good way.If you want to stay in the heart of the Austin action, and can actually get a reservation, give Pecan Grove a shot.I paid $250 a week plus $40 for the additional night.Cell signals are unboosted, but my Verizon was a bit flakey.Overall 5 stars for, you guessed it, location, location, location.
