    We stayed here for two and a half months, this park is pretty much exclusively long term. In the time we were there only two RVs changed in the twenty immediately around us. In the time we were there only two RVs changed in the twenty immediately around us. They have just about everything you need on site. All the park staff were friendly and helpful. The laundry was good, can pay for it with an app which was a convenient first for us. They had the largest fenced in dog park we've seen at a park yet. Propane fill is onsite but they do charge a premium for it and it's flat rate so only drop off empty tanks. It hadn't warmed up enough for us to try out the pool but it did look nice. Not much for kids to do though, only a small playground. The wifi was pretty good but it costs $49 a month for up to 6 devices. The cell signal is excellent but the bandwidth is terrible both verizon and at&t were under 3-4m download.Our site was on a corner so we had a wide open side yard on our door side. Some of the sites are pretty close to each other. The spots are gravel and pretty close to level. We stayed February to the end April. The winter/spring storms are no joke we had ice, hail, tornadoes, and flooding rain. Beware there is no storm shelter on site. There are very few trees in the park, I'd imagine it'll get very hot in the summer. Try to avoid the sites in the 800s near fish trap road if you can. It's all gravel or paved and gets a lot of road noise.Overall it was a great place and we made some new friends. We'll definitely stay there again.

    Camp in a 35” motorhome. We are self-contained so cannot comment on restrooms/shower facilities. It’s clear that the owners/managers take pride in this campground. We camp here for a month each year. Pros – -The office staff is very professional and accommodating even though are very very busy.-They allow packages to be delivered to the office.-Well maintained and very clean campground including the laundry room-A very nice and large dog park area. Cons – -They may want to consider adding another laundry area. The current one, though very clean is extremely busy, even early morning.

    This is a bougie park for long termers but cheap for them, more expensive for those just stopping through. But!     We stayed here north of Dallas for the month of January 2019 (nightly rate reflects the discount) so that I could do some training in downtown Dallas. Nice park, great access to area. Managed to even get some medical procedures done in the area. Park hosts are great and helpful.

The park is well-managed and clean, but sites are pretty close to each other. There seems to be a lot of long-term campers. There wasn't really anything for our kiddos, which fortunately was ok with us since we were there to visit family and spent most of our day time at their house. This kept our electricity low ($21 total) in February. Speaking of electricity, we did have problems with it. Our surge protector was pretty constantly cutting off due to high frequency voltage. I spoke to management about it and they were very nice but they said that is just how it is there. We never had any damage or problems other than it cutting off and back on annoyingly. The propane was expensive. It is $30/bottle to fill. And they do not care if it is empty or not. It is just $30 flat to fill a bottle up. We spent a lot on propane, not knowing that. I should have asked more about the pricing. So, that's my fault.Overall, a good stay, quiet for the most part except during the day. There was construction going on just behind the park and that was a little annoying during the day but at night it was quiet. We had good cell coverage on both Verizon and AT&T so we could stream tv, movies etc on our cell service. They did offer wifi but I rarely use campground wifi so I couldn't say much about that.

    This is basically an RV park for long term folks. It's got everything you need for a long term stay, the staff is super nice and its clean. It doesnt have many trees at all, so its really hot in the summer. When it rains hard, it also floods. Its very pet friendly with an off-leash dog area, and it has a swimming pool. The farm next do...moreThis is basically an RV park for long term folks. It's got everything you need for a long term stay, the staff is super nice and its clean. It doesnt have many trees at all, so its really hot in the summer. When it rains hard, it also floods. Its very pet friendly with an off-leash dog area, and it has a swimming pool. The farm next door has a lot of horses as well -- so the smell and the flies can be rough in the summer. If I needed a place in the area long term, its the best one you'll find (we've tried them all).
