Pros: lots of trees, site was reasonably flat, had somewhat of a concrete pad, but if your rig is bigger than 23ft, it would be a tight fit. The electric and water worked. There was (sorta) WiFi and a (sorta) dump station and there were small trash barrels in many locations. Reasonably quiet. Cons: in very poor condition. The check in gave us vague directions to our site and no map. They are poorly marked. We changed to a different site due to an alarmingly leaning electric pole and the hookups being on the wrong side with no ability to go in the other way. The water hookup was buried in the ground and we had to dig it out a bit and lay our water filter in the ground. The picnic table was rotted with a large hole in center. We never did find the trash dumpster ( directions on check in paperwork said it was behind the wooden fence by the weld shop. We didn’t find that either) so we put our trash in one of the smaller barrels. The dump station is an old orange cone over a hole in the ground. Unmarked and no map, but we did find it after some searching. There was a truck with empty boat trailer parked almost on top of it, so we threaded our hoses under the trailer and dumped. It was cheap but not clean or even slightly taken care of. If you like to camp surrounded by dilapidated drydocked sailboats, this is the place for you. It seems like it was run by teens or very young adults, who were friendly, but not much for caretaking.
