    We stayed in a partial hookup site on the lake, and liked the view and watching the baby geese. The beautiful Swannanoa River runs right through the campground in addition to two lakes. These sites are way too small and close together though. Fire ring was right behind the camper and not safe to use. The beautiful Swannanoa River runs right through the campground in addition to two lakes. These sites are way too small and close together though. Fire ring was right behind the camper and not safe to use. Our toad had to be parked sideways in front of the RV in order to get it on the site. Neighbors were up talking under our bedroom windows until after 2 am. After seeing them, I don't know why anybody would want to stay in the more expensive sites that had no view and were packed like sardines. The lake sites are the only option as far as I'm concerned.As mentioned in other comments, the dump station was terribly designed and any larger RV would have great difficulty turning around before or after using it.On the good side, the Blue Ridge Parkway is just a few miles down the road, cell service is excellent, WIFI is good, and there are cable hookups as well.

    Get a lake front spot and you won’t be disappointed! This was our second time staying here and it won’t be our last. In fact, this is one of my top 5 favorite parks (and I’ve stayed in hundreds). Beautiful views, fishing and feeding the birds from your campsite, ample room for the kids to play, and plenty of amenities.

    It is a well kept park. The lake sites are nice, we stayed a few days in E15. Then we had to move to B27, the B area is not great. No privacy here, right on top of your neighbors. Showers were clean and it has all the amenities that you would expect at a KOA. Close to the Blue Ridge Parkway. Kind of pricey but that seems to be the goin...moreIt is a well kept park.     Originally booked into 30 but it didn't even have a tree and was crowded. Went to the office and they happily switched us to 13. Totally different experience. Nice shade trees and the firepit was down by the river and gave us plenty of space. Recommend the river sites.     Stayed here in mid August for a couple of nights on our way to Grayson Highlands SP to break up the drive from GA. First time trying a KOA. Overall it was very crowded and the sites too close together. I literally couldn’t open my awning without almost touching the trailer next to us.     Not what we expected. Playground to close to entrance in my mind. Absolutely no privacy where we were, very cramped. Bath house need update. Grass needed cut. It’s a new time for campgrounds- years of neglect are showing in this new age of camping.

    Not what we expected. Nice river that flows through the property, but that’s it. The sites are extremely close together, and the park has full time residents that you might be by. We were so close to other spots that we didn’t even open our shades. The only reason we stayed here is all the nicer parks in Asheville had no availability.

    The sites around the lakes are very nice. We stayed in section C which is between a lake an a river and it was very picturesque. The only issue with being next to the lake is there is a LOT of goose and duck poop, like everywhere. Not sure there's anything they can do about that but it's inevitable, you're going to step in it.The s...moreThe sites around the lakes are very nice. We stayed in section C which is between a lake an a river and it was very picturesque. The only issue with being next to the lake is there is a LOT of goose and duck poop, like everywhere. Not sure there's anything they can do about that but it's inevitable, you're going to step in it.The sites that are not around the lakes are very close and crowded.Wifi was good.Our site had water and electric, no sewer connection, which normally isn't an issue, but that turned out to be a big issue when we left. More below.The facilities were all very clean. They escort you to your site. In general it seems like a nice campground.There is a dump station and it is by far THE WORST dump station I have ever seen. The drain pipe is about 8 inches above the ground and surrounded by a lot of "water" that has nowhere to drain, so there is all kinds of, lets call it "debris", floating around in it. Then there is no way to turn around once your parked at the dump station. DO NOT drive forward thinking you can just drive around the lake, even though there is clearly a road on the map. You'll get about 1/4 of the way around and see a "no vehicles" sign but the turnaround is far to tight for anything more than a small TT. We needed a place last minute and they had sites available, but next time we will probably stay somewhere else.

The biggest one (no social distancing whatsoever in the age of COVID) large groups and kids playing everywhere. Not the end of the world on our trip we’ve seen so much but we kept to ourselves 2. The sites are crammed!! We did luck out with no neighbors, but if they placed anyone in either spot left or right of us I would have left and found a parking lot. (I would compare these sites to the parking spots at Home Depot) 3. Plenty of much nicer spots were available and not offered (didn’t realize until we were walking the dog-too late to change) 4. Not close to downtown where everything was. 5. WiFi was not good This might be a great family get away where kids can run around and play, then maybe this is a spot for you. Just wasn’t for me.

    Let's start with the good. A river runs through it. You are close enough to Asheville and also the cutest little spot of Black Mountain. There's some good hiking close by and on the campground I really loved all the space to walk the dogs. Dog walking is 10 out of 10. Along the loops and the river to jump in. Also the private baths near loop D & E and nice and renovated. The not so good. Highway and train noise. The weekends are a mad house. Like a lot of KOAs the place is quiet all week and then madness on the weekend. Loop A interior is horrible. Spots are tiny and you back up to all your neighbors. Luckily, we questioned the spot and while we could not get on the water (all reserved) we moved to E row that backed up to trees and were happier. My biggest advice would be if you stay pick a site on the water. A sites on river, D sites at the end of the row and E sites on Lake are the best IMO.-Namaste

    We stayed here the week of Thanksgiving. It was a little crowded for COVID times but (most) of the staff was masked up. Groups kept to themselves. The kids played football in the grassy areas all day long. A beautiful week!

    We stayed here Thanksgiving week and it was super peaceful. We had a back-in spot on the large lake and the scenery was very nice. Fished. Feed the geese. Warmed by the fire while looking out on the lake. And I even had to work and enjoyed solid internet. Definitely would stay here again!

    This campground has been one of our favorite private owned campgrounds during our travels. First off, the place is HUGE. They have two lakes, which you can fish off of or even walk around for a nice evening stroll. The river goes right through the campground so you can play in the water/tube here. They also have a pool. The campground ...moreThis campground has been one of our favorite private owned campgrounds during our travels. First off, the place is HUGE. They have two lakes, which you can fish off of or even walk around for a nice evening stroll. The river goes right through the campground so you can play in the water/tube here. They also have a pool. The campground is catered to families with children so there is a great playground, game room, bike rentals and more. Close to downtown Asheville, Blue Ridge, and so many hiking trails. Will definitely stay here again when back in the Asheville area.

    We’ve stayed here twice and all the amenities are on point. The WiFi here is excellent. I work from the road so this was great for us! Not only being close to Asheville, this is a great spot to get to some other places as well. Black Mountain, Montreat, Chimney Rock, almost too many to list.     The staff was awesome, the other campers were awesome - the kids LOVED it. We felt so good letting our kids be kids - ride bikes, tube in the creek, play at the playground, etc. The sites were a good size, the grounds were immaculate and the setting pristine and peaceful. We WILL be back at some point.

    This place is huge. We were just passing through, so we went for the cheaper sites up closer to the main road. If staying again, I'd spring for the lake or riverfront sites though. Overall very nice place to stay.

I would recommend section E for RVing because it’s close to the water, and you get a lot of space. Overall, I give it four-out-of-five stars. (See rating above.)While this was written by my 12 year old son, the words are his (the grammar and spelling are a collaborative effort). He was actually more critical than I would be. We loved this campground! The internet was fast and reliable and cable TV was great. We were put in Section A but I walked the dog around the park and we spotted the sites in Section E and moved. It is just beautiful around the lake. There are quite a few sites big enough for motorhomes and other good-sized RVs. The individual ratings is mine.

Kids riding motorized (loud) bikes rode around the park constantly, dogs left unattended and barking, and there is a train that passes by across the street several times day and night that blows its horns every time it comes by.Wifi/Cable: Cable – yes, Wifi – yes, but not very goodHook-ups: Full-hook ups, 50 ampDogs: They have a small fenced area for dogs to run around. There is a lake to walk around if you are looking for a longer walk. No breed restrictions mentioned.Location: Easy to get into Asheville and easy access from I-40.Ease of Access: Main roads to get there and then easy to get into.
