First off, let me say that we've stayed in worse. I believe it opened in January of 2020, so nothing is really old and run down. While it has become a home base for a bunch of local laborers, everyone was nice. But, the area is not the best. We heard multiple guns shots our first night, a Sunday, and then low flying helicopters. The other nights were quiet, in that regard, and it is gated. So, other than the first night, we never felt like we were in danger. I also had a bunch of stuff in my pickup, unlocked, that stayed where I put it.There is lots of road noise and they have stadium lights making it very bright, unless you have good blackout shades. The bathhouse was new and reasonably clean. But, there is no way to even hang up your towel for a shower. You have to put everything on the toilet. While they supplied shower gel, there was no soap for washing your hands after using the bathroom or towels to dry your hands.Parking was on level concrete with very little "yard". There is a drainage pond, but no swimming pool, playground, or any "resort" facilities. There is a very small dog off-leash area. There is also a really nice looking dag washing station. We didn't use it, so I can't say how well it functions. But, being new, it probably works well.

They had just opened in January. 50+ sites and only 6 spots being used. Full hook ups and easy access. We used it as a base to see Houston and so for us, it was perfect. We weren’t willing to pay the $65+ for other Houston parks. Nice laundry area ( only 2 washers and dryers). Nicest bathhouse I think I’ve seen. 4 separate bathrooms with shower/tubs. Quiet. We loved it.
