Pros: During our limited interaction the staff was pleasant. The amenities for kids seemed nice. They allowed a late check-out.Cons: Everything else! Hook-ups didn't work. Nettles. An, unmaintained, unlevel site so soft we sunk in and had to call a tow truck to be extracted. The facilities were dirty. The dump station is in the exit and the rinse hoses didn't work.Summary: There should NEVER be a time when you have to worry about a site being soft enough to sink into! We, and apparently others did. For $85 I expect a decent site and the hook-ups should work, they did not. When a customer has to be pulled out of one of your sites, then moved to another slightly less muddy site with non-working hook-ups an apology or at least acknowledging the awful experience would go a long way. Over all the place reminded me of an off-the-highway, passing through, need a spot for the night campground that had rebranded, added a couple amenities and done nothing else. To quote my wife "I always think of KOA's like Starbucks. This was the worst experience I've ever had at one."Detailed experience:We arrived late to a dark office. With my phone light I was able to find our packet. A light over the late check-in would be helpful. When we got to our spot, #151 it was obvious there was going to be a problem! If we had a 18' trailer, it wouldn't have been great, but could have worked. It was way too small for a 33' coach. It was sloped, just grass and water soaked with an old shipping pallet wasting away in the back. Being nearly 11:00 PM and having no other options we backed in anyway. Big mistake. The coach sunk immediately. Leveling jacks didn't help, they sunk too. Blocks under the leveling jacks, same. Rocks, under blocks, under leveling jacks.. well you get the point. We were stuck and would spend the night with a pretty sever slope to the back driver's side. The hook-ups were at the road, fortunately we had a 50A extension cord or we wouldn't have been able to plug in. Unfortunately the 50A plug wasn't working, so 30A it was. The site sloped to the back right so much that I didn't think hooking up the waste pipes would be a good idea. I wasn't sure there'd be enough drop to drain. When I reached to hook-up / turn on the water I learned the valve was in a patch of stinging nettles! So, that was fun.The next morning I went to ask for a new site, which they quickly accommodated. They didn't have any others with full hook-ups so we got one with water & power ($66). We were refunded the difference for the 2 remaining nights. After being pulled (at our expense) from #151 we moved to #39. This was firmer mud with some gravel. It was level enough that with the jacks down the front tires were barely off the ground. The electric worked, cable didn't and water was shared with site #38 since their water wasn't working. The bathrooms & showers weren't cleaned between Friday night and Monday afternoon.Monday as we left we could see the ruts in the muddy sites where other campers had trouble pulling out. But, I didn't see any other tow trucks. The dump stations are in the center median as you exit. When you're there traffic has to pull into the grass to get around you. And, the hose to rinse the tanks didn't work at the front 2 stations (not sure about the 3rd).
Disgustingly maintained. Filthy!

High price for just electricity & water. Water only worked half of the time. The pool was green and murky. Completely gross. The bathrooms and showers were never clean. They would spray them down with a hose and leave all the gunk behind. Pure laziness! The bathroom was out of toilet paper. It took them 2 days to put a new roll on. Nobody should ever stay here! The laundromat was just as awful and 3 out of the dryers were Out of Order.
