  • Excellent location, sites are small and larger rigs won't fit in a lot of them

It was a challenge to get into this site and there aren't many bigger sites around.90%+ of the sites here are seasonal. Someday we might join them as a seasonal for a season, we loved the area that much and the park itself is good enough.Multiple laundry rooms are available plus there is a commercial laundromat at the main street just outside the front gate. People here seem to love it - we met people who have had sites here for 20+ years, even one who has been camping here seasonally since the 80's. The location is absolutely wonderful.AT&T had good cell service, Tmobile service was also good. Verizon was NONEXISTENT. AT&T ranged between 15-120mbps down and 2-20 up, depending on when we ran the test. Tmobile was 12-40/1-7. These tests were taken on different days but generally all stayed within that range. Very usable. Other guests/seasonal residents here complained about the wifi in the park not being good. We did not try it. The office accepted amazon packages for us no problem which was quite helpful.Close to restaurants, stores, the beach and other places to go and things to do. Not far from Portland but not directly IN Portland, which was kind of even better. The train that comes up the coast can be heard everywhere in this region, including here.

It's an old campground, there are many of this style campgrounds around New England. Mostly populated by seasonal guests, but they do keep some spots for short-stayers. They have decent pools (there is a separate adult only pool, too), they throw events from time to time (we were lucky to capture "Christmas in July", which was really fun). The best part of the campground is it's location, if you want to enjoy the ocean and a bit touristy Old Orchard beach town with rides and ice creams. There's a town bus which stops at the campground and that's a convenient way to get to town or the beach. And all the fun is really close! My video review: https://youtu.be/TTmpm0SFJRk

  • This is a trailer park not a resort. But they have a great location.

Unfortunately that is what causes its problem, no-one ever leaves. This is not a resort it is a trailer park, many of the RVs are park models or very old and have not been moved in decades. (We have stayed at 15+ Thousand Trail campgrounds on the date this is being written and trailer park is not the norm even though it is the stereotype.)We got in around 4:30pm and they gave us a spot in a very tight location.  We were called at about 2pm and told no-one would be there when we arrived just grab the packet from the office and see us in the morning.  It was a mess trying to back in.  This place is a neighborhood and we were the outsiders who were only going to be there a short time. Finally we made it a pull through even though it wasn't.This place is just a couple of miles from Orchard Beach, ME and that is the appeal.  Many of the residents come here for the summer and stay all summer long.  They have been doing it for years, decades, generations of families. Orchard Beach was great. The campground was just an hour from many small coastal towns and tourist spots.  Stop at Reds for lobster, it is well worth it!!There were very few amenities and the laundry and bath house was being remodeled, 2017 fall, so maybe it will be nice next year. Maybe if I knew what I was getting into before we showed up I would have been more prepared. I have no idea if I would stay here again, but I would not pay out-of-pocket for it.I was rather unhappy when we left and didn't take any pictures, I wish I had.
