It's hard to describe what is special about a park like this, it just is. The staff is fantastic, like other reviews have said they are some of the best in the business. The park is a mixture of permanent, seasonal, and transients and everyone is friendly. The location is great, close to so many things in the Tampa area, yet fairly quiet. The sites are nearby to each other but room to feel at home and not closed in. I would come back in a heartbeat. This is a popular park so plan early.

Laundry is reasonable and everything was clean and working. They were very upfront on the low quality of their Internet service, you can get by checking mail at times, but often it is unusable. While I "would camp here again" based on overall quality, it won't be my first choice due to the wireless service being so bad. I don't expect high-speed streaming, but there are many options (I don't mind paying for) to improve that aspect of things.

We were unfortunately unable to stay due to the age restriction. The staff was nice when I called to book, but due to this restriction we were unable to stay.

There are just a handful of older mobile homes and dilapidated trailers, but mostly newer RVs. Sites are large, shaded, gravel with a patio slab. There are some nicer, fully-paved and landscaped waterfront sites on the west side of the park (Bayou Grande area) which offer little shade but a great view of the bayou. Pet friendly. Grounds are well kept. WiFi is very weak - a booster is helpful. Over the course of our stay there was a change in administrative staff and there is a noticeably warmer, more helpful atmosphere in the office than when we arrived. Secure mail room and an assortment of necessities, ice and propane for sale during office hours. Located on a lovely bayou with a deck, fishing pier and put-in for kayaks. The only negative we had was the very dirty maintenance golf cart parked next to our site and our proximity to a sometimes-smelly wastewater station. Sites toward the back of the park are adjacent to a loud, busy highway. Sites in the middle and east are in a really lovely oak hammock and are more quiet. It was a great place to stay for the summer - not at all crowded and very close to restaurants, Target, Publix, WalMart, Aldi and Gander Outdoors. We'd stay here again in the off season. Leaving because it's boondocking season in FL! Price reflects the posted winter daily rate. We stayed for four months and averaged about $550/month plus electric for a deluxe site.

There is no road noise, unless your in the back of the campground. 5 star campground but it is not a camping resort as the pool is small and it has no other resort type amenities. We will differently return, as we have saved this campground as one of our favorites.

Paved parking sites, full hook ups, nice dog parks (for big and for small dogs), easy parking guidance, nice dock to look out over an inlet, easy slip to put in a kayak, our site was full sun, good for the satellite - hard on the A/C. Nice pool. This park is located close enough to the airport and our business destination that we could use Uber if needed. Will be staying at the new, over-sized premium sites on our next trip through. Many of the residents are either full-time or move back in seasonally, but all seemed very friendly. My only tip would be for the city to add sidewalks along the road to make bike riding and walking safer.

My rate reflects the monthly rate, regular daily rate in winter is around $62.00. If planning on spending time in the Tampa area during the winter, probably should make reservations. In February, this park was completely reserved. Even with the park full, many of the sites have decent spacing for a private park. My site was right next to the "Large Dog" park which was convenient and provided me with an unobstructed front door view. The clubhouse plans many events during the month including bike rides, wine tasting and potlucks. The grounds and bathrooms are kept clean. There is access to the waterway adjacent to the park to put in kayak. Overall, a very good experience, however they did apply some type of poison to the grass at the trailer sites and my dog got very sick from it.
