    If you're reading this, please believe me when I say run from this place. I normally don't write bad reviews, but this one is an exception. We arrived around 10 o'clock on a Friday night (had to wait on kids to get out of school) which the lady working knew beforehand when she had called me at 6PM. We arrived around 10 o'clock on a Friday night (had to wait on kids to get out of school) which the lady working knew beforehand when she had called me at 6PM. We get there and find our paperwork, head over to our site and see that it's blocked with vehicles from the 2 residing neighbor campers. We called the number that had called us earlier to let her know we had no where to go.. she just told us to pick another spot and they would deal with it in the morning. We pick the spot that was open directly in front of our original because we were already there and it was easy. With it being late with kids, my hubby parked us, got us leveled and we went on to bed. Get up the next morning and it is pouring rain with a bad storm... we check the original campsite to see if the cars had been moved and they hadn't. We stopped on our way out to shop for the day at the office to see if they had talked to the people in our spot, she said no they wouldn't worry about it and we could stay where we were since our camper wasn't going to fit in the original spot anyways for us to let a slide and awning out (just a plain 27 foot camper that everyone has wouldn't fit because the spots are WAY to close together). We went out for the day checking out the area since it was storming so bad, and having kids that were going to be bored in the camper. We get back around 4 after the storm and my husband goes to hook all the stuff up. The black water hookup is totally broken in the ground and has been for some time. We call the office which honestly turned out to be a joke. They had to call someone else. My husband took photos to them, and being handy as he is told them it would have to be dug out and fixed and there was no way it would would done that day.. They sent a man to look at it, which he drove up on a golf cart looked for two seconds and drove off, meanwhile the neighbor teenager is peeing outside their camper in the next spot with my son watching out the window... great neighbors let me tell you. The maintenance man said he would have to call someone to fix it that he couldn't. Keep in mind, this is spring break in April so the campground is full. They want to move us to a different site, they just happened to have open.. My husband goes to look and our camper won't fit in it either and it is flooded from the rains we had just had because it had no drainage. We just leave at this point to go grab dinner bc my husband is so aggravated. We checked with 3 different campsites while out to see if they have availability for the week since our original campground wasn't working out; funny we never said a word about where it was but they all asked if it was Mexico Beach RV and that we weren't the first ones having to do this. Wow, what a reputation around the area already. We found an open spot at El Governor. Let me tell you, the lady there was the absolute and most polite woman I've ever worked with for a campsite. She told us to pack up our camper and come on. We go back to Mexico Beach RV and tell them we are leaving due to their negligence and not being able to accommodate us to cancel the rest of the payment and we would pay for the night we stayed. The lady in the front office refused and said they didn't give refunds for any reason. Ok. So we had her call the main owner and explain what happened and they had no where else for us to move, owner still refused the refund. Talk about a greedy person with no morals. Thank God I used my credit card and disputed the charges and was able to get that money back, being 6 months pregnant at the time we didn't have it to just give away. We loaded up and went to El Governor, mind you this is at least 7:30p. We get there, the lady in the office had stayed so she could make sure we got in and hooked up ok. Let me tell you, this was the best experience of the entire trip and saved my sons spring break from school. We were there until Friday and couldn't have asked for a better campground. Please please please take heed and don't stay at Mexico Beach RV. The photos are very deceiving. You are literally in a trailer park that had been hit with a hurricane and never fixed. There are still trailers there were people had checked them for bodies with all the spray paint markings on them. It's AWFUL. While we were at the office the first time, a deputy rode through 3 times so they must have a lot of problems there. If you're going to fix this one up then it needs close it down, get fixed first and then open when ready not just open and work around what you have. That's ridiculous and unsafe. If I could give 0 stars I would. There was absolutely nothing good to say about this campground.

    We stayed here in May 2021. This area was badly hit by a hurricane a couple of years back and is just beginning to recover. The campground no longer has trees or much shrubbery due to the destruction. But the location was fine for an overnight stay on our way to Topsail State Park. I can't remember how much we paid. The site wasn't perfectly level but a couple of mats fixed it.

    We ended up here after a last minute trip was planned and all the other parks were full. A little bit more than we wanted to pay but they accommodated us and let us even change sites after we arrived and scoped out our favorite. The sites are close together and there are no longer any trees . The people are friendly, the pool is blue...moreWe ended up here after a last minute trip was planned and all the other parks were full. A little bit more than we wanted to pay but they accommodated us and let us even change sites after we arrived and scoped out our favorite. The sites are close together and there are no longer any trees . The people are friendly, the pool is blue. They are laying down new gravel every day. There are several sites that would accommodate our 45 foot trailer and we were able to park our semi truck in the lot where everyone else was parking their boats. Plenty of room for everyone. We spent most of our time at the condos that the kids had rented. While we paid more than we wanted, we sure paid less than they did and got to sleep in our own bed: priceless.Right before we left there was quite a downpour which turned much of the place into a lake. It made unhooking everything into a soggy mess, but that could probably be said about almost any campground.Note: this place is now known as Mexico Beach RV Resort, some sites are dirt, some are gravel.

    I would have no problem with this place if they would call it as it is. Literally a dusty slab to park on w hook ups. Not a resort. Lots of long term tenants. Rough terrain and kind of a dump. I understand rebuilding but it should be advertised as an RV park until it has the resort completed. Please keep in mind that we left the weekend of Memorial and they were busting their butts to get everything back together for the busy weekend. So a lot of things that we dis not have (yet paid for) in May, they...moreWe stayed here for the whole month of May and I tried to take notes as our stay progressed to help others that want to stay. Please keep in mind that we left the weekend of Memorial and they were busting their butts to get everything back together for the busy weekend. So a lot of things that we dis not have (yet paid for) in May, they now offer or said they would be offering soon. There are no fences specified dog areas, so if you're not a dog person or want to go for a walk...watch where you step (we didn't have an issue, but this was an observation). We did not have laundry (until memorial weekend), and even though we booked months in advance, we were not told about this until it was 2 weeks ahead and time to pay our deposit. We were already on the road and did not want to have to change our plans. So we dealt with going to Port St Joe (the nearest place to do laundry and its expensive). No hot tub, which is kind of a bummer. No wifi (which we should have had for the price and since it's a "resort). We ended up using up the data on 3 different devices in 2 weeks. TV would only work some of the time. Dumpsters are in the front if the park only, not dispersed . The pool was gross and unkempt until right before memorial weekend, so not sure if they'll keep it up again after that or not. They finally added a few umbrellas and nicer lounge chairs too. However there are only 4 tables, which does not seat very many guests. The concrete around the pool got SUPER dusty and gross the Friday before Memorial weekend, you couldn't even sit on the edge of the pool without sitting in dirt. I finally hosed an area off to sit since there were no tables available. One of the employees or their adult kids (whom I'm not sold lives in the park has their whole family with like 6 kids splashing and playing in the pool for hours).The pool seems decent size until you have 13 kids in it and there's no room for adults. They do not have a kids pool. They only set up laundry, bar and food services in time for memorial weekend so regular guests and long time residents didn't have these services for 5-6 months. Seems kind of crappy. We left the Saturday of Memorial weekend and they hadn't gotten the permit to sell booze for the bar, not sure if that's been done as of now. The roads and parking for the spots is kind of consfusing because they arent really marked. It's set up wonky and so it's so confusing that the employees even get it wrong. We pulled in what seemed like would be the correct way and were told to turn around. Then when guests arrived a month later, they did the same thing and said that that's how the employees told them to park. Which was incorrect and left 1 site without hookups this way. The good: cell service is great with a cell tower the next property over. The regular residents and employees are very nice. Now that they finally put in new washers and dryers, that should be nice for those that get to use them. Having the bar and restaurant back up will be great (but will also make everything super crowded, so I hope they figure out the site pull thru and pool situation). Its only about 1/2 mile from the beach. The employees busted their butts for a few weeks trying to make the place nice and get the bar/restaurant up and running for Memorial weekend. This should have been started way in advance, but it is what it is. We just feel jipped and I'm sure the full time residents do as well. We all pay the same money and want the same benefits. I don't mind kids and they deserve to have fun too. But it would be nice to enjoy the pool without crazy chaos... not sure what the owners could do about this short of putting in a kids pool. For $1420 a month and them being a "resort" there should be a better pool situation, hot tub, laundry and wifi. But that's just my opinion.

    Recovering from a hurricane like Matthew is difficult and I love to see beauty rise from the devastation! You can see this here! The people here are wonderful. Kind, helpful and accommodating. They are renovating the campground and you can see progress! The pool is beautiful. The sites are so easy to get into. Kind, helpful and accommodating. They are renovating the campground and you can see progress! The pool is beautiful. The sites are so easy to get into. You are centrally located to some of the best kayaking and fishing anywhere! I’m so happy to support this campground and help rebuild a beautiful beach community. It was so quiet! No hard lights keeping you awake. Overlook the necessary construction and support this park!

    Lovely not touristy town. Campground is roughly 6 blocks to the beach with lots of public access/parking. Store across from the road for essentials and adult beverages and post office. Campground is roughly 6 blocks to the beach with lots of public access/parking. Store across from the road for essentials and adult beverages and post office. Dog friendly beach access right next to Mexico Beach. Still rebuilding from hurricane Matthew, but things are starting to open back up. The campground is under new ownership and improvements are in the works. They were repairing the pot hole covered road in as we were leaving and already made a big difference. Get your groceries and gas before, as they are few and far in this area. Nearest Walmart 45 minutes away. Campground is simple but quiet. Quiet enough to work from rig several days. Verizon and Sprint both had decent service. They have a tiki bar and pool and do live music certain days. Must try the fish tacos food truck just up the road! You are on the time change line, so be mindful when planning activities or restaurant hours. We loved the campground for the price and absolutely adored the area. Big rig friendly. Restroom/shower house was very clean. Laundry facilities only has one working washer, but again new owners are working on updates. They do allow mail/package delivery, just list your site #. Everyone was very friendly and although there are a few parts that could use a little clean up, we had no issues while staying. Wifi was not accessible to us and they are honest about that. Will definitely return and look forward to seeing the improvements.

    We were told new management took over very recently and they have many big plans to repair this rv park. That being said it is completely destroyed at the current moment. Huge potholes, glass everywhere even in our rv site, trees destroyed, huge trash pile. It is looking rough right now. That being said it is completely destroyed at the current moment. Huge potholes, glass everywhere even in our rv site, trees destroyed, huge trash pile. It is looking rough right now. Dirt sand mixture that is very unlevel to park rvs on. Water puddles everywhere but a rainstorm had just passed the area. There are some actual single wide permanent trailers in the back. To one side is a small canal and beyond that is someone’s property they have bringing dump trucks in to truck out a pond or something. They have plans to pave and reconfigure soon. We had trouble maneuvering our 38 foot around the grounds with the odd fences and potholes. Management was pretty nice. Hopeful in the future this place looks amazing.

Cellular service was blazing fast attributable to the adjacent cellular tower. Verizon cellular service clocked in at 39.4 Mbps download speed and 12.0 Mbps upload speed. AT&T cellular service clocked in at 115 Mbps download speed and 33.3 Mbps upload speed. T- Mobile cellular service clocked in at 120 Mbps download speed and 47.3 Mbps upload speed.

    I book here after canceling El Governor due to lack of flexibility in checkout time. I was here for a triathlon and the other place insisted I be out by 11. These folks said no problem and let us roll about 12:30. If you’re looking for shiny new resort your in the wrong place. It’s more of a fish camp atmosphere. That being said, it was clean and the management was friendly. WIFI was suitable but we were close to the office. It’s about a 3/4 mile from the beach. I’ll come back and stay a little longer. There was entertainment at night but we didn’t partake.
