The rain flowed mud under our class B and when we got out everything was muddy. Quiet at the two nights we were there.Pros: Fairly close to Denver, fishing pond and new electric postsCons: Small campground with no markings between sites, large dirt circle with lots of old long term rigs, no picnic table, or water at the campsite. The road back to the campground is muddy and full of potholes. The office is not clearly marked for the campground, but finally went up to the house and entered the ladies' living room. They add fees for extra persons and a processing fee.

Finding the campground was easy enough. The setting was beautiful and all the campers and residents were nice. There were some people that obviously live in the campground and as a result some of these RVs are lacking aesthetically and make the grounds more run down than they actually are. The road into the camping area was gravel if I remember correctly and the campsite was dirt. There was good power and a water hookup but only one dump station for the entire campground. There are maybe 30 or 35 spots in this campground. If you have no coach restroom there are a couple of port-a-potties for camp use.We slept well as everyone was very quiet and it got down to about 51 degrees that evening. We got on the road about 8:30AM the following morning with no regret.

I only had positive experiences with the owner, who was very friendly and made sure I had what I needed. (I stayed for a month in June-July 2019.) Very affordable option for a long term stay in Colorado, and I had decent Verizon signal with a booster. There is one thing to note, though. There are long-term residents here and the sheriff showed up late one night for a domestic violence dispute with one of those residents. I have a friend who's a cop in the area and visits to this park aren't terribly unusual. Some of the long-term residents are in old or dilapidated rigs. Everyone mostly kept to themselves, though some of them did make me a bit uncomfortable during the middle of the week when the crowds were low. But if you're looking for a campground around this area for a weekend when there are more other people around, or a place to get water, this is a good (and well-priced) option. I hear the fishing is good, too, though I didn't try it.
