This park has everything you could ask for: super friendly staff, dog friendly park, shady trees, beautiful landscaping, obvious investment in upgrades, ample and amazing laundry room, and level pads with a concrete patio. The wifi is strong and the cable tv includes Showtime.
Loved it!

Tall trees, concrete pads with space for our towed vehicle. The cleanest laundry room and bathrooms we have encountered. Very friendly and helpful owners. Could have stayed a lot longer, but the trip was planned, the road was calling.

Would definitely stay here if we are back in area.
A well managed, well built, shady campground with lots of planted cottonwood trees.

This was a welcome relief from the heat of summer in the Montrose area. We needed a place to stay for one night.

Little did we know that mid Aug would bring in a swarm of Elm Beetles. This park is covered in them. Trees are nice but this park has way too many and especially when you know those bug will return every year. The pond was full of algae which was supposed to be cleaned up per another's review back in 2017. There were no picnic tables nor any outside activities or a section just for pets. Besides ourselves, we met two couples that were there at the same time (but we didn't see them) One couple despite their booking of a month, left a week early due to the bugs and the other couple only stayed a week. We decided to leave 2 days early and once at our new spot, they came out full force and we have been killing them daily for the past 6 days. I'm hoping we are getting to the end of them. The owner Mark was friendly at first as was Michelle, however, don't give them suggestions on how to improve or you'll be accused of harassment, which is what Mark said to me. Quite a few cement pads were in dire need of repair and couldn't be rented out period. Also from others that have stayed there, Michelle and Mark have no scheduling techniques and will inform you out of the blue you need to move to another spot. I wish I could give a good review but I can't. If you want absolute quiet then yes this is for you but don't go in the months of Aug/Sept. Also for no extra amenities, I feel this is way overpriced. We are currently staying at a place for $10 cheaper and it has loads of things to do outside and inside.

This 55+ park is owned and managed by Mark and Michelle who keep the campground and camper services buildings (bath house/laundry and the recreation room) impeccably clean and tidy. The laundry facility takes coins (yay, no tokens). Mark personally escorted us to our site and gave us site specific tips for setting up our rig. The owners host late afternoon gatherings for anyone interested twice a week and also hosted a 4th of July celebration pot luck. The campground is quiet and peaceful, level concrete pads with full hookups. There are nice well maintained walking paths along the river. The campground is conveniently located for easy (no more than an hour) driving access to Montrose, Ouray, Gunnison NP, and Grand Junction. We will definitely be back.
