The center rows are tightly packed and absolutely no shade. With the white shell and the bright sun it is like a white out plus there where no picnic tables. The other strange phenomenon was that as soon as the sun dropped the temperature would drop like 25 degrees in a matter of minuets. Never had that happen anyplace else. To make matters even worse they did not allow any fires so sitting outside was a no go.

This is one of the cleanest campgrounds we’ve stayed in! The bathrooms were like something you’d find in a rental cabin, well maintained and spacious. Very close to Mesa Verde and walking distance to town. Road noise a bit loud, but you’d get that with most in the area. Friendly staff as well.

We had a great spot right on the creek. Site was perfect for us and the bath facilities were fabulous and immaculately clean. We would definitely come back. I recommend trying to grab a spot on the River.

We were right on the creek, spots were beautiful and well maintained. Bathhouse was super nice and immaculately clean. The kids loved it. Great spot, try to get one on the creek if you can.

Definitely big rig friendly. Site 59 just fit my 40’ MH. Had shade trees on west side (one of the few sites with trees). Still had satellite. We toured Durango, Telluride and canyon of ancients from here. Helpful staff. Well maintained sites.

A short walk into the Main Street in Mancos, a small town that is developing an artistic flair. Two coffee / bakery shops very close. Mesa Verde is 6 miles West, Durango 25 miles east. Most sites do not have picnic tables, but they need picnic tables. Very nice for $40.....

To me an oversite not allowing guests to get to river - would be easy to develop a nice pathway. Booked site online like I always do checking out via google maps always looking for a decent place to walk the cat. Picked a site that was adjacent to green space and backed up to river. When checking in the a lady was sitting out side and walked up to the car to get our name - she had difficulty finding our reserved site number and guessed at it, I said no its 22 like it says on my receipt - there was someone already set up there so had to pick another site. Love the location and town - did not use facilities but looked very new (looks to me they owners overspent on the building). We would come back for a night stay due to location and now we know exactly what we are getting.

The park is newer and the owners were very helpful and . The main building has bathrooms with private showers that are VERY new and clean. Most of the sites had newer class A’s or nice trailers. While the sites are close together their was a bit of space and grass between our sites. They have WiFi and the cell signal was good (Verizon) There is a park you can walk to and the town is just beyond the park. There is a bit of road noise but when in our Class B we couldn’t hear it. On Friday and Saturday nights they have a food truck (food was great). We would stay here again.

We had to stop for one night somewhere in this general area. A guy we met in Cortez told us about this new RV park so we called, got a reservation, and took advantage of the exceptionally long pull through and didn't even unhitch. We were on our way extra early, but enjoyed this clean, new RV park for our one night stop.

  • Newer clean park, quite, great customer servcie.

There is also a "Clubhouse" but it was closed due to Covid-19. What I could see looked really nice. Park was about 2/3rds full most of the time. WiFi was excellent, one could easily stream Netflix/Hulu, etc. Check in was quick and painless.RV Park was quite the entire time we were there. Great location for exploring Mesa Verde National Park. The city of Mancos itself is pretty small with a small grocery store, some unique shops / art shops, and restaurants. If you need major stores, they can be found about 20 minutes west in Cortez.Only negative I can think of was the sewer connections are noticeably higher than the pad, making it hard to get the sewer hoses to run without having to travel uphill right before the connection.
