    We were not in a riverside site, but we still had a good visit. We found the staff helpful-the laundry room and showers were older but with good equipment. Our site was shaded and had plenty of space. The drives are dirt so it was muddy after some big rains. The park is about 45 minutes away, and the drive to the park is breath-taking! Devil’s Backbone is very close, and that is a neat area as well. We were close enough to Denver to go see a Rockies game.

    We were concerned as the reviews are not favorable. True if you don’t stay on the river (old site) that won’t be fun. Also we had a no sewer site. However this site has to be the best in the park. It is literally right at the entry to the river and we have a huge space in front of our awning. However this site has to be the best in the park. It is literally right at the entry to the river and we have a huge space in front of our awning. They have outdoor sinks set up to do dishes, a great park. Our kids have had the most fun at this park because of the number of kids and the things for kids to do. There are so many things to see in this area, but we are so happy to just stay “home”. Really love it here.

    This is an older RV park in an attractive location but is getting rather long in the tooth. The office shows signs of recent renovation, but most of the park could use attention. The office shows signs of recent renovation, but most of the park could use attention. Streets are unpaved and dusty. Sites are level but dirt with little grass and no recent care. Electric is 50a only but seems solid. Laundry and restrooms are very clean and well cared for. Access is good with utilities reasonably located. There is no over air TV or cable. Cell phone service is poor and spotty. A large part of the park is occupied by long term, semi permanent residents with park models, tiny homes, RVs, and a sprinkling of older RVs. Many children present but there is a fair playground with room for them to run and play. I would probably stay here again, but it would not be my first choice.

The gamble paid off for us as we had a very nice site with a lot of shade along the river. The staff was friendly and helpful. We used the laundry room and it was fine (coin or credit card). No issues with water pressure. There are several dumpsters for recycling…which is something lacking at many RV parks. If you’re coming, try to get in the riverside spots 101-135 and AVOID 407-429 (the weirdly developed and potentially dangerous sites mentioned in a prior review). Very easy to go for hikes at Devil’s Backbone, and to get to Rocky Mountain NP.

    The area is a good location, pull- thru spots are level and the Elk are numerous, but......Water pressure is iffy at best, the laundry room was dirty and the staff is unfriendly. But the worst part is the residents who live here. The children and adults are very territorial and down right rude! But the worst part is the residents who live here. The children and adults are very territorial and down right rude! Several fellow nomad children were actually physically attacked on the playground, without provocation and the parents were intimidating and threatening! I have, in our almost 3 years of travel, NEVER experienced an atmosphere like this before! So, in light of our recent experience, I would NOT recommend this RV Resort as there must have been a dramatic change in the dynamics of this park. I felt so bad for the other families that were directly affected by this.

    Great location at the beginning of a fabulous canyon going into Rocky Mountain National Park. Office staff is very helpful. I would give the campground ZE...moreThe following comments are written by my husband who had to deal with this mess: I realize that this review probably won’t change much, but maybe it will help 1 or 2 of you out there. I would give the office staff 5 stars. They were very nice & courteous & very helpful with a problem or 2 that we had. I would give the campground ZERO stars. The site we were given is the WORST I’ve ever had. It was unsafe and nearly unstable. We were put in the “back” area of the campground which is in a FLOOD PLAIN, about 3’ lower than the front part of the campground. In their greed to maximize the poor investment they made, the owners made a half-hearted attempt to make the flood plain usable. They hauled in dirt & elevated each site by about 3’. Each site in this area is about 40’ long X 10’-12’ wide plateau, barely enough to contain a camper. This left a 3’ deep ditch between each campsite. Even though I hugged 1 side of the plateau w/ my camper, by the time I had let down my stairs, I had only 6-8” on each side before dropping down into the 3’ deep ditch. VERY DANGEROUS. The picnic table was IN the ditch so you had to go down the incline to use it. EXTREMELY DANGEROUS!!! Took me 3X longer & 10x the energy to set up. The utility hook ups are down in the ditch & you have to climb up & down out of them. If it were to flood, your utilities would be under water. This whole section of campground is UNSAFE. NO security lighting on campground—nearly pitch black. DO NOT ARRIVE after dark!!! Only 1 small laundry (4 washers &4 dryers) for 164 sites! Had to elevate front of truck w blocks to even get out. Unable to get up n blow off slides before leaving. The wifi connection is USELESS ( as it is in most campgrounds). As short time renters, we were given the “basic” wifi password, but the connection was so slow as to be useless. Some long term people told us they were given a “voucher” for an upgraded WiFi but they reported problems with it. They advertise cable TV but for those of us in the “low rent district”, it did NOT work. They told us the underground cable was damaged. They didn’t seem to be concerned enough to repair it. MAKE SURE YOU ASK IF YOU’LL BE IN THIS AREA. TOO UNSAFE AND DIFFICULT TO MOVE IN AND OUT OF!!!!! IF YOU HAVE OTHER CHOICES, USE THEM!!!!!!!!!! UNFORTUNATELY WE DIDN’T KNOW IN ADVANCE WHAT WE WERE GETTING!!!

Will NEVER stay here again.

    We really enjoyed our time here. Great setting for families and those traveling without kids. The sounds of the near by Big Thompson River were incredibly relaxing. We will definitely stay here again. The staff did a great job of making us and our dogs feel welcome.

    Price was only issue - $38 was the cheapest option as all sites charge for FHU. Not a bad spot next to river but all sites are narrow and close together. Decent bathrooms/showers with hot water. Basic wifi is free but signal is available only in certain parts of the campground. Some cell reception when you are in the right spot.

Office staff was pleasant and dismissive. -The site was not level-The threads on the sewer pipe were messed up and maintaince used 4 rock technique to secure our sewer line. "Its too hard to change that fitting so this what we do" Poor kid wouldn't know what to think of metal pipe if he cant figure out PVC glue fittings. I could have changed the fitting in less than 15 minutes with no more than $20 in parts. -The property smelled of sewage around the showers and bath house on Sunday. Jet a Rooter truck was out Monday to deal with it.... Seemed like the owner didn't want to pay weekend rates to fix the smelly problem. -Meet the chickens and Rabbits is posted with 2 different times at different places and the staff was not able to figure out which was correct.-Our full time neighbors that lived in a tiny house with their two large dogs and two children were forced to cook breakfast at 6am out side because well its a tiny house thats maybe 100 sq/ft... -Property map shows two laundry rooms and their is only one.-Dusty- paving the 'streets' would be a huge improvement. -Sketchy bridge to cross on entry into the park...

The park seemed very well managed and organized, it looks as they have been reinforcing dog 'rules' which I understand and appreciate, I really think people should be mindful of others when they have pets. We were escorted to our spot and they even helped my husband to back in; it was nice to be relieved of that job. The spots are well shaded and level, yes is dirt but unless you arrive on a rainy day is not a big deal. Just obey the 5 MPH rule so the dust stays on the ground. The wifi in the park isn't the best (if you want 'premium' have to pay $5 p/d per device) and Verizon gave us trouble as well, we don't have a booster and T-Mobile was dead without wi-fi, other than that and that they were shutting off and on the water, for the last two days in the morning I have no complaints. Not sure if the water shut-off was because the temperature dropped or they have been doing repairs, but I think they should let everyone know about it. Meaning, go camper by camper and advise that at a certain time the water would be shut-off.We were in front of the laundry and bathrooms which we didn't use but saw a paper stating about the water shut-off Saturday which we saw after I got out of our home at noon, I didn't expect it to be for Sunday as well. :/Laundry room seemed small but functional and very clean (washers $1.75-$2 and dryers $1.25)The location of this place is good, we took a day trip to RMNP (be advised that the road next to the park that could take you to Estes Park is closed so you have to take a detour, it took us almost 1 1/2 hours to get there.) But you can be in the restaurants, stores, and gym in 10-15 minutes from the place. Did I mention is pleasant and quiet? Yes, it is, at least this time of the year. After being boondocking or in parks near main roads, we were happy to find peace and quiet in this park.We wanted to extend our stay but with the water shut-offs and the fact that no one was in the office on Sunday, we decided to keep going. Our rate was with PA and if we have the same rate in the future we would definitely be back.

No 30 amp receptacle. Fortunately, I had a 20 amp to 30 amp adapter, so we had enough power to get through the evening. It was our mistake for not reading the description clearly.The river was a peaceful backdrop for an evening campfire. There was minimal highway noise, but in a way it mixes with the river sound, so it wasn't annoying.We would definitely stay here again if we are in the area.

    The river was great. Water level was low, no fish, but felt great to just sit in. So first of all the map was deceiving. The spots furthest away from the entrance seem hug on the map but are a tighter fit than the spots up front. And the ones up front on the river are FHU whereas the furthest (on the river) are water and 50a only. ...moreThe river was great. Water level was low, no fish, but felt great to just sit in. And the ones up front on the river are FHU whereas the furthest (on the river) are water and 50a only. Not a huge deal but staying in already tight spots with a huge fifth wheel can be tricky especially when you gotta take the unit to dump tanks. There wasn't a lot of roving rule checkers though so some people leave their yappy dogs out. Overall I would come back but would stay in spots 1-7 ish. Close to Loveland and Estes.

    I stayed here for nearly a month as I was renovating our old VW Bus and waiting on convincing my Lady to then just join us in our adventures. The rest of the park is permanent residence, but it doesn't feel tr...moreI stayed here for nearly a month as I was renovating our old VW Bus and waiting on convincing my Lady to then just join us in our adventures. A better than average RV park, I arrived out of the regular season and more or less had the entire back area all to myself. The rest of the park is permanent residence, but it doesn't feel trashy. Many of them befriended my son and I, and as temperatures dropped in October, offered us space heaters, jumped our Bus, one even helped me install a radio at the cheap cost of just sharing some beers with him. I came to feel at home here. Did I mention I was the only camper in the entire loop? Well about two weeks into staying here, they closed the bathrooms to that loop down. So, I began peeing outside at night. It was a far walk to the restrooms up front, it was night time, and I was alone in the loop. Now I understand that peeing outside at RV parks is perhaps controversial. But one day, while showering in the up front bathrooms, a man came into the shower room, called my name, "Nathan?" And then proceeded to hand a note to me, directly into the shower, through the curtain. I took it, confused and taken understandably aback, with my wet hands. The note read, "Nathan, public urination is a crime and is simply unacceptable behavior. You are not above the rules."I made sure to check the rules the next day, but unfortunately neither draining the lizard nor shower time correspondence were specifically mentioned. Surely, I thought, one was of slightly less acceptable behavior. I wrapped up my pre-paid week and have never returned.
