    This campground is all about the location. It’s right in town and walking distance to restaurants and trails. The owner is nice enough. We would stay here again only if we wanted to be in town and it was a short stay…like overnight. That’s kinda where the “pros” end for this campground. The campground is mostly inhabited by full time ...moreThis campground is all about the location. It’s right in town and walking distance to restaurants and trails. The owner is nice enough. We would stay here again only if we wanted to be in town and it was a short stay…like overnight. That’s kinda where the “pros” end for this campground. The campground is mostly inhabited by full time residents living in RVs in various states of disrepair. The sites are very close together and face your neighboring RV’s front door…so hopefully you like your neighbors because you share the outdoor space. The laundry room wasn’t super clean. Didn’t try the showers but word on the street was they cost $2 for 4 minutes and the temperature was hard to control. So…weigh the trade offs based on what you want for your visit.

    This is downtown Leadville. It is full of full time campers and tiny homes. The sites are more than just tight, They touch if slides are out. We had to pull in from the street and back out that way too as the inner road is small and has trucks parked in it. People were nice but it wasn’t for us. We unhooked and we’re able to find a NFS...moreThis is downtown Leadville. It is full of full time campers and tiny homes. The sites are more than just tight, They touch if slides are out. We had to pull in from the street and back out that way too as the inner road is small and has trucks parked in it. People were nice but it wasn’t for us. We unhooked and we’re able to find a NFS campground to move to so basically we just used the site for a few hours and to get water. If you want to be within walking distance of downtown and have a small rig this would work for you. We were too big to be comfortable.

    I reserved a spot here because all the National Forest sites in the area were full for the weekend. It looked okay on paper, but not so much in person. The sites are very close together and just large enough to accommodate a trailer. About 2/3 of the sites are full timers and most of the trailers have seen better days. The site next to...moreI reserved a spot here because all the National Forest sites in the area were full for the weekend. It looked okay on paper, but not so much in person. The sites are very close together and just large enough to accommodate a trailer. About 2/3 of the sites are full timers and most of the trailers have seen better days. The site next to us had all sorts of debris next to it. There may have been grass here at one point, but now it is weeds and gravel.Our trailer backed up to 2nd Street. No fence, no curb, no sidewalk. Just street. There is a bar right across the street. There was an incident one night we were the that brought out an ambulance, police car, and fire truck. Nothing like having police lights flashing right outside your window for 30 minutes to perk up your evening.On the good side, the wifi was good - 10.8 Mbps down and 1.34 Mbps up as measured by Speedtest. The laundry was quite reasonable - $1.00 to $1.50 to wash and $.75 to $1.00 to dry. It wasn't the cleanest laundry room, but I have seen worse.Management was very good about communicating with us leading up to our stay. They met us as we came into to camp and led us to our site. Very friendly.

    This is the perfect location for a trip to Leadville! It is small and the sites are close together, but is located 1 block off the main street and very convenient! The manager is excellent and WiFi was very good! We would definitely stay here again!

    We typically don't stay in RV parks - just don't like to be that close to other campers/people when we're "camping." But we wanted to spend a weekend exploring downtown Leadville, enjoy the ski-joring and weekend festivities. And since the temperature was supposed to be in the single digits overnight - it meant we wouldn't be spending ...moreWe typically don't stay in RV parks - just don't like to be that close to other campers/people when we're "camping." But we wanted to spend a weekend exploring downtown Leadville, enjoy the ski-joring and weekend festivities. And since the temperature was supposed to be in the single digits overnight - it meant we wouldn't be spending a lot of time outside anyway - and full hookups would allow us to use an electric heater to give our furnace/propane use a break while staying cozy. This park was perfect for us. From our camper, we were less than a block from main street - so made for a great home base. And the park host/manager, Rudy, was extremely friendly and helpful. We were in spot 9 (I believe) right next to the bath house - I wasn't sure how I'd like that, but there was very little noticeable traffic to/from the bathhouse, and we probably had more privacy than most sites since there was a building between us and the next site. We used our own facilities, but I did use the bathroom on our way out after we were all packed up, and it was very clean and homey inside. If I could change one thing, it was the noise from the restaurant/bar across the street - so maybe we'll try for a site on one of the back rows next time. I can't speak about how level (or not) the sites were, as there was a lot of packed snow & ice in patches which would have made even the most level site far from level - to be expected during winter in the mountains. We will definitely come back when we are looking to spend more time in Leadville - and I hope it's soon!

    The biggest draw here is you are right in town and can walk to everything. This was great during Boom Days as we could come and go easily for the events.We initially tried to set up in site 8 next to the facilities building, but couldn't get level and had to move to another spot. We actually couldn't quite get level there either. N...moreThe biggest draw here is you are right in town and can walk to everything. This was great during Boom Days as we could come and go easily for the events.We initially tried to set up in site 8 next to the facilities building, but couldn't get level and had to move to another spot. We actually couldn't quite get level there either. Note, though, we only had two jack pads with us. We made two more while we were there. It can be a little tight for big rigs.The sites face each other which isn't my favorite configuration, but we met our neighbors and enjoyed talking with them. The RV sits on gravel and the yard is all grass with a picnic table and charcoal grill for each spot.Cable is included. We were able to get 4 bars of Verizon 4G service, but it seemed a little slow. There might have been more people in town all week on the lead up to Boom Days, I'm not sure.We didn't use the showers, but they looked clean both times I went in. The laundry was cheap! One washer was $0.75 while 3 were $1.00. It was just the opposite for the dryers. The dryers settings were only low or high and I had to run a load twice on low, but that only totaled $1.50. There is a pocket park across the street where we walked the dogs.
