We spent a night here on our way to points farther west. We also have relatives in Cortez so it was a great location to visit them. Everything is close by and a restaurant is within walking distance right next door. We also have relatives in Cortez so it was a great location to visit them. Everything is close by and a restaurant is within walking distance right next door. Be careful entering the park from the highway as there is a bit of a steep grade down and some trailers might hit bottom. I was really not looking forward to leaving in the morning by the front entrance but they open a gate on the backside of the park so you can get out with no issues. It worked great as I could go up the next street over where there was a traffic light to make things easier leaving.The park is treed so most sites have full or part shade. That would be most appreciated in the summer as it can get a bit warm there in the summer. The hookups worked fine but the sewer was located in a odd spot on our site. It was actually behind and a touch uphill from the trailer. I had to use my extension hose to reach and it took a bit in the morning to fully drain my line. The site themselves are nothing special, just gravel and maybe just a bit more space between the campers. Our pull through site was fairly level so it took a minimum of blocks to level our trailer.Check in was easy and host was very friendly and accommodating. In fact everyone was friendly and helpful. My hats off to a good staff. Overall the park was very clean and actually quieter than I would have thought for an urban park. We would stay there again.

The plus and minus of this park is the location. It is basically urban..right in the middle of town..but that also is its biggest plus..convenient to everything and a few miles from Mesa Verde.The owners do a great job of keeping it immaculate and the gravel sites are well leveled and have a picnic table. It is basically urban..right in the middle of town..but that also is its biggest plus..convenient to everything and a few miles from Mesa Verde.The owners do a great job of keeping it immaculate and the gravel sites are well leveled and have a picnic table. There are trees but not really dividing the sites, but it is still a fairly unattractive urban park. There are also a lot of permanent campers.The dog park is a joke. Unenclosed bit of dirt.The back sites abut a road and are noisy. The middle sites are close together.

Stayed here while visiting Canyons of the Ancients. Judd is a terrific site manager. Attentive and helpful. Everything is clean and tidy. Sites are gravel, mostly level. Super clean laundry, hot showers. Separate play area for doggies. Easy walking to stores and dining. Would stay here again. We are boondockers. We come into civilization for a day every couple of weeks to get WiFi, showers, and errands. This will be our go to spot for SW Colorado from here on out. Just stayed one night on the way from Southeastern NM to Moab. Was very convenient to checkin with great camp hosts and quiet neighbors. Pull-thru sites allowed us to keep dinghy attached to Class C.

This park is in the middle of Cortez, so you literally drive through "historic downtown Cortez" to get there and pull into it right off the main street. That's a little unusual. The park itself is a simple layout; the typical racecourse layout. An oval with sites on both sides as you drive around. The pull through lots are in the middle, of course, and that's where we stayed.When we arrived, we were greeted nicely and directed to our site. Pulled right in, and all the hook ups were in reasonable spots, making our set up easy. We did have to use ONE block on our front passenger tire to keep from hanging by our jack, so I wouldn't say the site was 100% level. Enough room to easily park our rig(29' 3") and our tow vehicle, a Honda Fit. Everything worked fine: water, sewer, electric. Did not use the cable TV that was available, and never even tried the wi-fi. My cell signal was strong enough (middle of town) that I just used a hot spot for the little bit of Netflix streaming we did that evening.The campground is spartan but nice . My only gripes, really, are that the sites are quite close together, and it's near enough to the main street that you do hear some traffic at night. You don't forget you have neighbors. But we'd still recommend this spot.

This is in Cortez on a Main Street which can be busy but the positive is it’s near supplies and central to area attractions. Clean! Nicely paved. Decent amount of trees.

Clean and Quiet nice place for an over night visit. Grounds provides a map of site. Sites are clearly marked. Close to Mesa Verde National Park. Only negative rude grounds keeper falsely accusing of nonsense. No severance. As anywhere stay smart and safe.

Our rate reflects the weekly rate, which made the price relatively comparable to staying at Morefield Campground in Mesa Verde. For similar money, this park was a much better value with full hookups (including cable) and immaculate laundry facilities and bathrooms. The location was convenient to everything in town -- we were able to walk to WalMart to pick up items for emergency repairs and the grocery store and multiple restaurants are within just a few blocks. The park kindly accepted package deliveries for us.Our site was gravel and, like most sites in the park, sloped to the side from main street toward the back of the park, but we were able to get level without an unusual amount of blocks. The steep driveway from the main road was a bit of a challenge but we navigated it just fine by going nice and slow. Utilities all worked perfectly, including the water which had no issues in below-freezing temps thanks to clever heat strips installed on the post. The park staff and hosts were extremely friendly, and are visible around the park. There is a mix of long-term and transient guests, but all the rigs were kept to a high standard. Wifi worked OK for us, but was much slower than just using our own MyFi since AT&T had full urban LTE speeds here in the middle of Cortez. This park was an excellent base for us to explore Mesa Verde and Canyon of the Ancients, and the in town location made it a snap to stock up on groceries and otherwise explore the small town of Cortez. The only downside of the location is that the perimeter of the park faces homes, apartments, and a U-haul rental facility, but the nice trees and grassy areas within the RV park help make up for the less than inspiring outside views.

All other reviews are pretty much on the money. Reasonably convenient. City Market is a block and half away across the highway. Folks are nice. Bathrooms are super clean. Just spent one night here coming home from a hiking trip. I could have stayed MUCH longer! This is a small park but not crowded. Grounds were well maintained and the restrooms were spotless! Very friendly greeting and helpful staff.

The next morning I woke up and headed...moreWe were worried about finding a spot so late but when we called they had a message stating that after hours check was available and that open spaces would be posted on the office door. As soon as we pulled in the camp host came over to greet us and give us the details about WiFi, showers, etc.. The next morning I woke up and headed to the showers, which were unbelieveably clean. Our stay was short as we had to get on the road early but we noticed our camp host was out grooming the gravel and checking the laundry and bathrooms to make sure all was well. My husband went to pay and this being our first adventure in our new RV we had to pay a bit more because we didn’t know the ins and outs, the camp hostess gave us all the information on Good Sams Club for discounts. You can tell both hosts take great pride in making this little place clean and inviting.

That meant we could walk to the grocery store, restaurants, bars, and whatever else we wanted. We were about 15 minutes from the front gate of Mesa Verde National Park and less than an hour from Four Corners. There's a lot to see and do in this area and this park was convenient to all of it.As for spacing and privacy, it just depends what site you get. We lucked out with a very large pull through site with no one on one side of us. We loved the trees that surrounded our site and we felt like we had plenty of space. Had we been in one of the back-in sites on the perimeter, I think we would have felt more crunched in. But overall, it's a standard commercial campground with standard commercial spaces.Site quality was very good with very even gravel sites and well placed utilities. You have to call for reservations, but the people at the front desk were very nice and they didn't mind accepting Amazon packages for us, which was very helpful. Wifi was generally very good. It would kick us off occasionally at night, but generally, it was pretty solid.We really enjoyed staying at this park. While the campground itself is pretty standard commercial stuff, it was so conveniently located in a town that had everything we needed, that we didn't mind. The people who work there are friendly and work hard to keep the place up. They were always leveling the sites and making sure everything looked nice. We also appreciated how easy they made it to recycle.

The park is easy to navigate, the sites are very generous, the laundry & shower house is immaculate and the staff goes out of their way to make you feel most welcome.Located right in town, it's only a block walk to the best grocery store in town (City Market), Starbucks, the visitor center and two liquor stores. A block or two more gets you the movie theater, the cultural center, lots of stores and an excellent Trading Post. A few blocks the other are several other restaurants, the Walmart and Thai Cortez, one of the best restaurants we've found anywhere; if you like prime rib, drive out to the Casino on Saturday for their $10.99 all-you-can-eat prime rib dinner!The real draw to this town is the cultural sites: Mesa Verde National Park, Hovenwheep NM, Canyons of the Ancients, several excellent museums and a number of festivals. The town is also the starting/ending point for the San Juan Skyway Scenic Drive...a must do! You can spend a month in Cortez and not do it all.

This park is in the town of Cortez, you can walk to many restaurants and there is a food store and Wal-Mart nearby. Mesa Verde national park is right up the road and this is one of the first RV parks if you're coming into Colorado from Navajo Nation. We stayed here because the park up the road had no water when we pulled in. Mesa Verde national park is right up the road and this is one of the first RV parks if you're coming into Colorado from Navajo Nation. We stayed here because the park up the road had no water when we pulled in. Sundance got us right in without any issues.Because it is in town it has roads surrounding it, so traffic noise can be heard. At night they leave open spots available on a white board by the office, nice for late arrivals. Restrooms and laundry are the cleanest we've seen in 20,000 miles.

We have stayed here three times and all three was what we wanted: full hookups, laundry and showers. It's perfect place to "recharge" before heading "out" again. Although there are other RV parks in town, this was the one we chose because we can easily ride to the post office, grocery, great quilt shop - Cortez Quilt shop, best bike ...moreWe have stayed here three times and all three was what we wanted: full hookups, laundry and showers. It's perfect place to "recharge" before heading "out" again. Although there are other RV parks in town, this was the one we chose because we can easily ride to the post office, grocery, great quilt shop - Cortez Quilt shop, best bike store - Kokopelli Bikes and get the walk in town experience. My fav restaurants, if you are treating yourself for a night out, are Thai Restaurant - near Walmart with yellow paint and the Farm for organic good stuff. Don't forget the farmers market ( check for times and get their early for the apple butter!)As for wifi, well, it's "OK". I don't think we would rely on it for a week of work. But I bet the library is a good spot. There are a lot of seasonal residents along the entire perimeter of the park. The center spots are for the "short termers". There is a dog walk. Drawback is that is it directly next to an industrial business, small residential one story apartment and a local road. If it's solitude in a small town, try town park in Telluride. If you want to get a lot of "city" stuff done, like getting your bike tuned to buying a new one, or getting yarn and fabric. This is your spot. Cortez is a gateway to many sites including Mesa Verde, Canyon of the Ancients, Hovenweep and of course Phil's World ( for the bikers!) Have fun!
