When we showed up the camp host was very helpful and friendly. He informed us that a woman had decided to stay an extra night and would be moving spots so we could still have the spot we had reserved prior to our arrival and use our discount. Unfortunately she did not move by the time we arrived around noon. Camp host tried his best to work with us but the manager (Sheree) was unwilling to honor the discount she had promised for a different spot since she had sold the spot we had reserved earlier. Disappointing to have scramble to find another place to stay day of due to management’s incompetence. Camp host was great! Very helpful and apologetic through the inconvenience.

Wonderful neighbors.

Met by Jim, a very helpful park host, who helped us back our 27' trailer into the tight #16. Our gravel site reqd s/s leveling. Later Jim came by to advise that Monday would be the start of a major Wifi upgrade for the park, which would be up and running Wednesday, and would be robust enough to allow video streaming. (Yeah, sure!) Strong Verizon got us thru the Mon, Tues outages and by Wed. new Wifi was up and running. My movie loving DW tested the system each evening and declared it an unqualified success. (Are you kidding, VIDEO STREAMING on an RVP wifi? Yeah!!) Didn't use the cable, RR or showers, or one-washer/dryer laundry (We used one of 2 commercial laundries nearby on Main St.) It's a quiet park, except for a few hot-rods doing tricks in a vacant shopping center off of Main St. The sites are really tight, which wasn't a problem for us; enough space to set up our outdoor grill one night. See my drone shot pic for view of sites 14-18. Dining out? Gustavo's & Wigglin' Pig.

The owner/manager (?) was very nice when I called late in the afternoon to see what rates were and told me to text her what we decided. She had everything ready when we got there and offered us either a pull-thru ($40/night) or back in ($35/night) both with full hookups (W/E/S). The back in wasn’t available for two nights so we chose the pull-thru. It was kind of tight for our small RV meaning there wasn’t much space between campers, however, the big 5th wheels and Class A RVs fit fine in the other spots. I wish there was a little more room between sites, better dog walking area since so many people had animals, and the bathrooms were open. They were closed due to COVID-19 which I understand, but we used the coin laundry on site which was very clean and new ($2/load wash). Additionally, the owner/manager allowed me to come up by the office to connect to the faster WiFi in order to do a Zoom meeting for work which was very much appreciated. Be careful turning into the park as it’s a bit of a bump and easy to miss if you aren’t looking.

The pull-through sites are large and level (we almost could have stayed hitched), and our utilities were easy enough to reach and worked perfectly. The park also offers back-in sites which looked a little shorter (I’m not sure we’d fit and still be able to access our garage). There is a reasonable amount of spacing (pretty normal commercial style) and some trees around the property.During our 1 night stay, the park was quiet and Verizon worked fine without the booster. There isn’t a lot of room for walking a dog, but there looked to be nearby path that could possibly work. The park takes cash or check, and our rate reflects the Passport America discount of $25 for one night (no reservations, but do call ahead). We would stay at this park again.

We chose a pull through site because it was away for the service station and car wash that other reviews had mentioned. Glad we did, I never heard the car wash unless I was outside. Some road noise. Largest site we have had in a long time. Super friendly camp host. Clean and cheap laundry area (only one washer/dryer). Bathroom was clean. Grassy area for the dog. Did not use campground internet but we had no problems with our internet or cell service (AT&T).

The noise was annoying at first, but we got used to it. The laundry was fine, nothing special. Close proximity to Mesa Verde. We actually stayed here because of good reviews on WiFi and cell service. I have to say that I don’t agree with either of those reviews (even with a cell booster). ATT and Verizon struggled (especially in the evenings, weekdays mid-day were better, but video conferencing was near impossible and my wife had to “phone in” a few times) and the WiFi upload speed was generally less than 1 Mbps, download was a tad faster, but not by much. It was decent WiFi as far as RV parks go, but not enough to make up for the spotty cell service.

The price with Passport America is right for a one-night stop to dump the tanks and top up on water/electricity.Sites are very close together in this gravel lot. There are back in and huge pull through sites for the big rigs. The setup is such that we couldn't hook up water, electric, and sewer at the same time (we do not carry an extra-long sewer pipe, and sewer is inexplicably on the other end of the campsite from water and electric).Wifi is super fast with a powerful signal. Each table has a picnic table squeezed in, but no spare room beyond that. Showers were chilly. The campground is located close to downtown, and also close to a variety of big grocery stores. It backs up to a car wash and gas station, so gets some ambient noise at night.

A short trip into town (Walmart, Safeway, City Market), only 8 miles from Mesa Verde National park, and 45 minutes from Hovenweep National Monument, and a little under an hour to Durango. We work from the road, and connectivity is always a concern. This little park has some of the fastest Wi-Fi I've ever seen at an RV Park. Sad to leave their Wi-Fi behind! This isn't a resort, no swimming pools or hot tubs. It's a cute little in town park. Half the spaces are back ins, and half are HUGE pull throughs. Big rigs can definitely fit in at this park.
