Beautiful pine trees and good size lots. Nicely landscaped and friendly employees. Plenty of hiking and boating close to camp. Durango and Pagosa Springs less than an hour away. Take the train to Silverton go see the Mesa Verda cliff dwellings. Wonderful stay.

Most sites are Big rig friendly some are a bit tight and the camp workers are super friendly When we checked in the go over all of the rules with you, gave us our site and we self guided and parked. A lot of monthly returning guests, you can tell by the way they maintain their yardsMy only complaint is the number of signs you see in the laundry room and bathroom. Laundry room has 12 posted signs, no washing dog blankets, no washing rugs, no smoking, do not leave laundry in machines, stay while you are doing laundry. I understand the rules but put up one sign and list the rules not 12 pieces of paper Same with the bathrooms, turn of lights, no shower shoes in shower, and three or four more individual signs. The bathroom are dated and not super clean

Very beautiful with mature Ponderosa Pines, Douglas Firs, and, yes, Blue Spruce all around. Very quiet and peaceful. WiFi was perfect for work (two people on Zoom) if close to the main building. Verizon was good - no T-Mobile. Spacious spots and immaculately kept and managed with lots of things for the kids to do: basketball, pickle ball, pool tables, games, event building, etc. Nice store with many of the main things you might need. In August, 60's and 70's during the day and 50's at night with showers in the afternoon (like all places around here in July & August). Only downside is they are 30-40 minutes from any developed town other than a few country stores and a few local restaurants. We highly recommend for those that want to get away from the hustle and bustle of the city and enjoy nature & cool temps in the summer.

I started out in a site that I didn't care for -- the view out each window was another RV. I went to the office because there were a number of really nice vacant sites that backed into the mountain. Turned out, they wouldn't be vacant the entire time I was there, leading up to Memorial Day. But Debby dug into her reservations and found me a site that I could have for 8 days. I loved waking in the morning and looking at trees and rocks and birds and squirrels. I then moved to another spot for the remainder of my reservation. I didn't find it as claustrophobic as the first one and the host couple behind me were extremely friendly and helpful. I had a couple of electrical problems that were due to my surge protector, but again the staff were friendly and helpful. They were probably glad to see me go, but I'd definitely return! When the park filled up with big rigs for the holiday weekend, things felt a little tight, but not more than any other typical park. Nice picnic table and fire ring. Very nice laundry facility. Perfect area for exploring Vallecito Reservoir.

Alpine forest feel and despite being close quarters the park was quiet. Took beautiful bike ride and this location is wonderful. Friendly and well maintained.

Best phone reception we found in the area—I was working remotely with a mobile hotspot during our stay. Better reception At spot 104 than at 91. Able to get 2 bars consistently and sometimes 3 (no booster). We had to move during our stay because we made a late reservation. Definitely go for a “premium spot” to get slightly more privacy. Both spots backed up to a rock embankment, so only neighbors on either side. Lots of loose dirt at this park, but typical for the climate. Very helpful staff. No direct lake access (Vallecito Reservoir) from this rv park and the road is narrow with no room for pedestrians. You will need to drive to attractions. Great dark skies and stars at night.

There is a real culture of togetherness and community when you're there. Everything was clean, great water pressure and trash pickup at your site. All the guests have been coming there for generations. We all almost teared up when it was time to go. Make your reservations early because it books up fast. If you like hiking there are 3-4 really nice hikes within a few miles from here. I work from home so cell coverage is a must. I found Verizon to be about 15-30 mbps and AT&T was about 10-20 mbps.
