Don’t expect a fancy RV Resort. Expect a mobile home park with RV spaces. Fairly run down but felt safe and super friendly. FedEx and UPS deliveries but not usps. I expected to stay a week and ended up staying 3 months over winter. Price, proximity to Yuma, friendly neighbors, and safety kept me there. Cons are train noise and trucks from nearby agricultural work. As of winter 2022 $375/month + electric.

This is a family-run old mobile home park gradually turning into an RV park. Positives - Very friendly owners and staff, very nice newer pool and spa, location is excellent to both downtown Yuma and Los Algodones, and a rarity for most parks in Yuma-- it's not right along the Interstate or train tracks, so relatively quiet at night with only some occasional distant train whistles. We arrived during a very hot and windy day and were glad to get a large site beneath palm trees behind a mobile home that served as a great wind block. Negatives - About 1/3 of the park have very old, rundown, and downright "trashy" mobile homes. and there looked to be a number of 1/2-finished projects or trash piles in various directions. If the owners could focus a bit more on sprucing up these parts of the park, my rating would be higher. Still though, I'll stay here again for the friendliness, location, and price.
