    Sites too close, looking out the windows can only see neighborhoods RVs. Close to clubhouse and wifi just 1 bar. Way over priced park. Only thing good about it is walking distance to beach.

    This was the highest price campsite I have ever stayed at. When I made the reservation the only spaces available were premier sites or non hookup spaces. When I made the reservation the only spaces available were premier sites or non hookup spaces. I chose to go with the Premier side and my aunt and uncle also booked a site. Immediately upon checking I was handed response and told that we had to wear them or we could be fine $30.I drove to my site which was actually right at the entrance of the park. We were directly across from the kiosk where and employee would greet everybody coming and going. There was no peace or privacy. We had planned on hosting dinner but quickly decided to eat out and not at the campsite. The constant flow of vehicles, gas fumes and noise would’ve made it impossible to actually enjoy ourselves.On Friday night they played a movie. I think that’s a great idea and fun for many people. It was next to the building where you check in and the store. The volume was so loud I could hear the movie five campsites down.I went to my aunt and uncles campsite which was three spaces away. We sat outside and had to talk so loudly to each other in order to compete with the movie sound.There was a parking lot light on my campsite at nine. It stayed on all night and Illuminated the entire trailer and grass area. Again I was unable to enjoy sitting outside. It was so bright and I felt like I was on stage ready to perform a song.

    I requested one of their "best sites" after teaching virtually for over a year... we needed a great vacation. The gal said they were getting 6 new premiere sites... not even on the map yet. I said pick the one you think is the best... needless to say, we were all the way in the back, and yes, there was a concrete slab, but we had to ma...moreI requested one of their "best sites" after teaching virtually for over a year... we needed a great vacation. The gal said they were getting 6 new premiere sites... not even on the map yet. I said pick the one you think is the best... needless to say, we were all the way in the back, and yes, there was a concrete slab, but we had to make our way thru the muddy, nasty grass to get to the slab... not trash or bathrooms in this area. Paying $180.00 for this new "premiere site" was INSANE. we left our site today, at 5pm to go visit friends close by (because of all the fees they wanted to charge us for our friends to come in to visit) and when we got back at 10pm (quiet hours are 10pm_8am) there were vehicles parked all in front of our site, a large group drinking, being loud, kids running around screaming, and we had to wait a good 20 minutes for someone to move their car out of our area. How were they ALL allowed to bring their cars in and park? Where was every person's wristband in that large group... that we had to have to get back in to our site? Forget the fact that they had a dog that kept barking. It is 11 30pm and they are still outside drinking and making noise. These sites should not be called premium or premiere. I feel cheated, and robbed of a nice, fun, relaxing vacation... and yes, I called security twice... they tried, but nobody wants to piss anyone off. My special needs son has been trying to get to sleep, but cannot with the noise... I feel like I was robbed and there is nothing I can do about it. I am going to see if they can move us tomorrow... but I doubt they really care, especially since I will never be back. Should have stayed at Pismo! STAY AWAY... SAVE YOURSELF FROM DISAPPOINTMENT AND WASTING YOIR MONEY.

We don’t typically stay at these sort of theme-park like RV parks, but had to book here as a last resort. So, we kind of knew what we were in for. Yet we were still surprised to find that it was impossible to back into our space without asking our neighbors to move their vehicle and for the resort to open a gate. Even then it was a tight squeeze. Also surprising to learn that we had to share a power pedestal with one of our neighbors. And if one of you doesn’t have an adapter for 50amp then you’ve got to rent one from the resort for $50. This is not something they alerted me to when making the reservation. Only positive is the park’s proximity to downtown Ventura and the beach.

We were not able to use the "included" wifi as we were "too far from the clubhouse."Park is well maintained and has nice scenery. Downfall, freeway noise, and the spots have limited to no privacy. Bring a wifi booster and stay near the clubhouse if you rely on wifi. Park makes you wear a wrist band whenever you are outside of your campsite. There is also security that sits at the front gate. I appreciated the sense of security, but I did get annoying as they stopped us every time we pulled in. Would I stay again? Well if there weren't any other options, I would consider it. A premium price point should come with premium amenities, the only amenity that we were able to take advantage of was the proximity to Ventura.

    It's loud (constant drone of road noise from the 101), cramped (tiny space between sites), dirty (litter outside and mildew smell / constantly wet and unheated bathhouse), not well maintained (broken shower door locks, burned out street/park lighting and broken lights in bathhouse, drifting sewer smells throughout park), not relaxing (...moreIt's loud (constant drone of road noise from the 101), cramped (tiny space between sites), dirty (litter outside and mildew smell / constantly wet and unheated bathhouse), not well maintained (broken shower door locks, burned out street/park lighting and broken lights in bathhouse, drifting sewer smells throughout park), not relaxing (families / children / 420 parties Thursday-Sunday), lacks basic resort amenities (no cable, wifi nonfunctional -- you can connect, but can't surf the web -- and COVID has closed everything else it advertises (pool, rec room - but rates haven't gone down)). No cable is a big problem if you don't bring satellite TV because digital TV antennas are worthless due to local mountains blocking TV towers. With no cable or wifi, you're stuck using cell phone/hotspots (your data$). And the cherry on top: it pushes politics (visit the camp store if you want to buy any Trump knickknack you can imagine -- foolish business practice pushing polarizing politics IMHO). If that sounds like your kind of resort, this is your place. The park owes it's jam-packed booking status to local demand outpacing supply. There are few open RV parks in the area -- fewer that offer monthly rentals. The one bright and shining plus to the place is the woman who books monthly rentals. She's easy to get a hold of by phone and sincerely tries to help people despite the park's faults. We planned to stay longer, but the price wasn't worth it ($1475 a month -- $1050 for the month low season, $70 electricity, $25 pet, plus taxes -- and no discounts for any clubs or military status). Also, it's not gate, but has check-in security that greets all incoming vehicles. I read other reviews about theft on property, but we didn't experience anything negative in that regard (thankfully). It's a park that benefits from high demand due to COVID and its proximity to the beach. But, words have meaning. This is not a resort.

    Nice clean campground, but the proximity to the hwy 101 makes it really noisy. Hook-Ups and concrete camping lot are in a very good shape. Nice green grass.

    Excellent beach resort! We really enjoyed ourselves. Great full hook up spots paved and grass selection. Very clean resort with a short walk to the beach and a short bike ride to the pier with a very well kept bike path! Fire pits, pet friendly all gate men were very nice. Very clean resort with a short walk to the beach and a short bike ride to the pier with a very well kept bike path! Fire pits, pet friendly all gate men were very nice. Great family get away resort well worth the price for all the close activities. Downtown is also just a bike ride away. Don’t forget to check out Tony’s pizza as well really great nearby pizza place with a tiki outdoor eating that is so awesome and family fun. We will definitely be back! They even have a store on site for any needs so you don’t have to leave the park if you don’t want.

We were surrounded by people and families walking and talking, and riding their bikes past our site, in the laundry room, on paths with NO MASKS on. We met a fellow camper who boasted to us that he specifically stayed at "private RV parks like this one" and they are "less restrictive" with precautions than State Parks, etc. I booked a couple of months in advance over the phone. We are new to RV/trailer life, so we have very little experience with RV parks and stays. We would not stay again. Because we are new, I booked us into a pull-through site. We were put in an end-site on the north side, under a tree that dropped fig-like berries and attracted flies. We had to check our shoes each time entering our trailer as to not bring the berries into our trailer and make a mess of our flooring. We were near a fence that has open piles of dirt and during high gusts of wind, it blew right into the trailer park and into other campers trailers. The traffic noise was terrible -- not relaxing at all. The management makes effort to have nice green patches of grass at each site, with a watering schedule posted and given to each camper. The staff was pleasant, efficient and well-organized at the gate and at registration (with masks on). We were able to walk to the beach and into town from our site. Restaurants open with outdoor dining, as well as a great Farmers Market on Saturday morning (excellent Covid restrictions).

This is really more of an Airstream "hotel" than it is a park for Airstream owners. Several families seemed to be renting existing Airstreams together and so there was a good family vibe.The park could not be in a worse area. It is literally between a highway and an active train track. And on the other side of the highway, there is a huge construction site where condos/apartments are being built. There is nothing at all peaceful or restful about it. It is extremely dusty, etc. Deeply urban.That said, the owners have done a nice job trying to make the lot "festive." Nice atmospheric lights, full live planters of gorgeous succulents, etc. Fire pits, corn hole, etc. all nice. There is a cute store and the communal bathrooms and showers were extremely clean. Given its location, safety is an important priority and the owners have installed electric fences and passcode-driven entrances.It's really hard to gussy up the location, though. I gave it three stars because of the owners' efforts and because of the cool concept. I would stay here again in a pinch.

If you pay the extra 25$ to pick your site you will have a better experience. The staff here have always treated us with kindness and professional courtesy. They have full time security which does a good job keeping the place safe from the homeless who live in the river bottom nearby. If you stay towards the north side of the park the freeway noise is minimal. This place does get crowded but the overall noise level from other campers is kept within reason. Check in is 1pm and can get a little crazy at the entrance. Cell service for Verizon is good and you can stream. Satellite reception is a bit trickier with the tree cover. Very clean sites although they seem to water a bit much keeping the grass wet or damp depending on your site. Short walk to the beach, short bike ride to Main St, and short drive to Ventura Harbor as well as shopping etc. This was our second time here and we plan to stay again!

    At face value, this camp looks nice. And check-in went well. But in reality, the management and workers are just horrible. The people I interacted with were needlessly unreasonable and mean-spirited. One of the workers even threatened me with violence. And I was as nice as can be. They put me in a spot that barely fit my 24 ft. Navion, and this worker was yelling and threatening me because my car stuck out into the camp road (slightly). I tried to show him that I was backed up to touching a tree behind my RV, and the space wasn't wide enough to park my small car and RV side-by-side. So I had to park the car in front of the RV which is why it stuck out on the road. The space was a complete rip-off! There was no other way I could park my car. And there was plenty of room on the road for even large RVs to get by. I asked if there were another place to park my car, or to move me to another spot, but that just set the guy off even worse. I told him I would take it up with the office. I went there immediately and they said there was nothing they could do, I just had to make it work. They refused to move me, or refund any remaining reservation if I left. So the environment was just nasty. And although the park is well maintained, the freeway noise (and particulate pollution) was just awful! Many of the sites are less than 30' from the slow lane of the 101. You cannot escape the overbearing noise unless you go inside and turn music or the TV on. I will never return, and do not recommend this place, even if you are desperate to find a campsite. Go elsewhere at all cost!

    Thieves! I checked in here for an extended stay. It cost me $1800 a month for a spot 100 feet from the freeway. Half way through my first month the park flooded and evacuated. I checked in here for an extended stay. It cost me $1800 a month for a spot 100 feet from the freeway. Half way through my first month the park flooded and evacuated. I asked the staff the day before if I should be concerned and was told no. The day of the flood they didn't call me for four hours after they were notified of the evacuation. By the time I got there I was in waist high water. I lost over a $1000 worth of gear and $2500 in damage to my coach. I couldn’t risk more damage so I moved moved out and they wouldn't even refund the rent for the last two weeks. Stay away if you're smart.! I’ll be seeing them in court.

    So Ventura camping is tricky. This is the only private campground in the city of Ventura. The 3 county parks in the area are awesome, but they are first come, first serve parks with specific restrictions...so it does not always work to camp there. This park is a large RV park, with some tent sites, and a complete and substantial rundow...moreSo Ventura camping is tricky. This is the only private campground in the city of Ventura. The 3 county parks in the area are awesome, but they are first come, first serve parks with specific restrictions...so it does not always work to camp there. This park is a large RV park, with some tent sites, and a complete and substantial rundown of amenities. The caveat is...this park is sitting on the side of the 101 freeway, and you hear and see the traffic go by. Though it is very expensive and noisy, this is a super fun place to camp next to your friends. You will constantly find groups of friends camping side by side here with their families. It is around the corner from the beach and is a great place to bike. It is also super close to downtown Ventura, which is a great town to discover and walk down Main Street. One incredibly disappointing factor is that they charge extra, if you have more than two children. There is significant security here. In fact we often found them patrolling late at night when we came in from traveling. This is a very secure park. They issue you security bracelets that you must show when entering. They do charge a ridiculous amount for visitors. So there are a handful of pros and cons. Some days I would say that I would not return, other days I say that I will if I can not get into the beach parks. If you are trying to decide....this is a great park to use the amenities (pool and kid activities) and enjoy the beach town, if you cannot get into the county parks or know that you must pull into the park on a weekend, when you won't stand a chance at getting a spot at a busy beach site. This might be just perfect for a motor coach looking for a site without the beach scene.This place is packed during peak season in the summer and more sparse in the winter. It does fill up quite full on the weekends in October for Halloween activities.

    It's an extra $25 per site at the time of booking to guarantee sites together. Fine. Everyone in our group paid it. I never got my confirmation email so I called the next day and they said they didn't have my reservation. Strange because my card had been charged already. Turns out they misspelled my name and email. It should have been a clue as to what was to come...When we got there, the woman checking us in was the same one that had made the reservation on the phone. I paid the balance due and THEN she told me the site number. Wait for it....they had us at the complete opposite end of the park from the rest of our group.She first tried to say we didn't pay the $25 fee, but she backed off that argument when I pointed it out on the receipt. Then the woman had the gall to say I had told her what site number I wanted. COMPLETE LIE!!! I simply told her I wanted a site next to our friends and she looked up their reservation. I had never been there before and wouldn't have know what site number to suggest, let alone one at the other end of the park from our group.I asked if they could just put us next to our friends anyway. They INSISTED all the sites were booked and there was no way we could be next to them. After a lot of back and forth with the lady, she moved us closer to our friends but it was still a substantial distance from them. I asked if she could at least give me the $25 fee back. Nope. No refunds but they were going to do me a "favor" and give me $25 store credit. Ridiculous. But fine, what was I going to do?On the way to our site we passed our friends' sites. No joke: two spots to the east were vacant and three to the west were vacant. I went back and asked AGAIN and she insisted the sites were reserved and although those people didn't pay the $25 site guarantee, they couldn't move them because they had bigger RVs than us. I had to walk out before I lost my cool.The entire three days we were there, there was exactly ONE of the vacant sites that had an RV in it, and it only stayed for one night! This is all aside from the usual complaints on the other review sites. It's super crowded and too narrow for the RVs to get around, the freeway is extremely loud, they charge you for everything, the reservation staff is rude and has ZERO customer service, several of the people near us were loud and inconsiderate, they have security swarming the premises but they don't enforce the rules. Oh, and you have to wear a wrist band the entire time you are here, like Spring Break in Cancun.I am positive I will never come back here. Terrible. Terrible. Terrible. Do yourself a favor and go ANYWHERE else.

    For the most part, this park gets negative reviews. Yep, you are right next to the freeway, but at our pull-thru site about 3 rows back, it was a white noise that I felt helped to mask the disturbances caused by other RV'ers. Yep, you are right next to the freeway, but at our pull-thru site about 3 rows back, it was a white noise that I felt helped to mask the disturbances caused by other RV'ers. Road noise was no worse than many other parks we've stayed at. Yep, it is very pricey, but this is Ventura Beach area. I considered it 'fair market value'. And apparently many others did also! Mid-June, mid-week it was at least as crowded as the previous 2 coastal (albeit cheaper) parks we stayed at. And a whole heck of a lot nicer! It is a very attractive, very well maintained facility. No satellite TV interference at our site. Evidence of the removal of mature trees to facilitate today's larger, multi-slide units. There were a lot of different types of sites. The hook-ups at our pull-thru were not designed for motorhomes, but were at the very back of the site. Having both the dinghy attached & taking advantage of said hook-ups would not have been possible. Great WiFi. On the downside, the rules need to be proactively enforced. Too many dogs off leash. Motorized vehicles traveling too fast. And tow vehicles (always with a toy hauler) sticking out into the roadway. I didn't feel the sites were wide enough for the fire pits that many guests felt were necessary in mid-June. But we really liked the park. The many rule violating guests . . . not so much.
