    Stayed overnight while traveling south. Nice KOA camp ground. Easy check in and friendly and helpful staff. Easy on and off from I-5. Yes you can hear traffic from I-5 and the occasional train.     First impressions are always good and this park succeeds in that. We usually avoid KOAs due to quality and price but this was the best park in the area. The price is still KOA high. The price is still KOA high. Check-in was quick and easy, and someone takes you to your site. The interior roads are paved and the sites are pretty level concrete. (We did see a few RVs with blocks or tires in the air.) There is decent spacing but no privacy. Lots of trees and nice landscaping with fountains. It is on the Sacramento River but I never found a way to get down to it. Crystal clear pool with attractive decking and comfortable seating. They even have areas you can reserve with privacy curtains. A huge gas fire pit surrounded by Adirondack chairs. There is a cool indoor area with leather furniture, a TV and a fireplace. The workout room is small and has the typical equipment. Peaked in at the bathrooms which appeared very clean. Now for the not so good. Obviously, it is right off I-5 so expect all the noise that goes with that. We were in the back so it may have been a bit quieter. There area also many trains and sirens. For some reason, Verizon coverage was in the twilight zone. Sometimes we had 4g 2/3 bars, and then we would have zero coverage. It even went out for hours one day. We didn’t have much luck with the WII FI either. Even though it was pricey, we would stay again when passing through for a night.

    We stayed here one night and wish we could have stayed more. Clean friendly and all accommodations wonderful. Cement sites. All hook ups. Pool bathroom showers all incredible. Coffee in morning. Only negatives is highway right by it (road noise).

    Nice park. It’s a nice break from boondocking, every so often. Well maintained overall, rigs all around in good shape. Recommend river spots that are farther from the interstate 5. Didn’t have any problems while here. It’s not the romance of boondocking, but for an RV park, it’s better than normal. Probably should be $45 instead of $55, but props for WiFi that actually works and useful facilities while on the road. The town of Red Bluff is pretty boring and sometimes sketchy, but that’s no secret. On the plus side, this is a decent home base to explore the overall region while having both hook ups and stable internet, that staying in the few mountain RV parks often don’t often offer. If you have a very large RV and want to stay more in nature than this please, do definitely investigate truck routes and services that might take you to the mountain camps that can fit your rig and internet. If you have a Class B RV, I would steer you more into research about public lands dispersed camping options up here, or there are some mountain RV parks that aren’t strictly residential that your Class B would easily fit into. I don’t have a Class B, but this RV park is meant mainly for larger rigs as home base to use a car, for the more gorgeous options that campers can find in this region. Avoid the fountain spots at this RV park, because you get “a lot” of foot traffic down the middle. Stay within the property’s recommendations, for fishing from bank and if want to avoid I-5 overpass encampments up the trail passed their fencing. It’s gated at 7pm and they give you a code. Plan shopping in Redding, or somewhere else, if want big box; but, basic shopping is very convenient while at this RV park. In summary, I would not call this a “destination RV park,” but it’s well maintained and pretty pleasant and a lot to do in surrounding regions. Depending upon your destination and your timing through town, I’d suggest staying around Shasta instead if you’re going much more north, or one of the casinos north and south of here. This region has other RV parks and camping options that are not so busy, much more picturesque, etc. If on a long RV drive and if you don’t want to boondock and want ease of some shopping, a seemingly safe setting and well maintained setting, with ease of access from I-5 *and* don’t want to look for more picturesque settings, then this RV park is a safe bet. The other guests did not cause problems and the spaces have “typical expectations,” for most RV parks. Look at their property map online, if you’re worried about space. I kept expecting a casino to short walk into and then remembering that it’s not one of the region’s (usually) more affordable casino RV parks, or boondocking. Pretty boring and anticlimactic as a *destination town* but that’s not the RV park’s fault. Location, location, location. Note: some devices may not be able to use their park WiFi, or have extra steps to use it (such as my Roku and my Echo), because their WiFi has initial login authentication steps and not just a typical WiFi login. Also, I-5 is pretty loud, but inside my rig it wasn’t a problem for me.

Very, very nice; way too busy for us. Understandably, people want to enjoy the designated walkway around the 3 fountains, just as we have in the past. Also, and I had not realized this, whereas towables must back-in, motorhomes can either back-in or pull in. This potentially results in the dreaded side-by-sides. It also mandates that the power pedestal, water spigot & the sewer dump have to be placed to accommodate such positioning. Ours was uncomfortably close to our neighbor’s door. For us, the more isolated pull-thru’s are much better. And cheaper! That’s where we will stay next time at this beautiful facility.

    We stopped again on our way south since this is a well-rated place to stay. Essentially, everything was the same except we were able to utilize their huge pool and spa. Essentially, everything was the same except we were able to utilize their huge pool and spa. Lots of kids in the pool with no oversight from parents or resort staff. Kids in the hot tub playing with rocks (only a few jets were working anyway), kids running and jumping in at random places with no direction from parents. (One little girl had some trouble and was crying for help. Another adult in the pool came to her rescue and got her to the edge before 'mom' could tear herself away from her phone.) Then a kid broke his goggles while goofing off and there were shards in the bottom of the pool necessitating closure for the remainder of the day. Rules are posted prominently but most parents think they don't apply to them.We're still concerned about COVID and are doing all we can to social distance. No wonder the numbers are climbing. We'll choose a different stopover next time.

They also have a computer and printer in their clubhouse which was nice when my printer was down. The wifi was fast and they provided cable. I appreciated the fact that it was gated and secure because the surrounding town was less than ideal with lots of homeless drug addicts. We also enjoyed the convenience of the location.

It is Walmart in the sense that there is cement everywhere. It is Disneyland in the sense that it is FULLY decked out with every amenity. I think if you are on your way to or from southern California or northern Washington, then it is a perfect overnight rest stop. I suppose also if you want to explore Lassen or other surroundings, it is a perfect base camp. But I would not recommend it for someone looking for a camping experience.Look at the collection of photos here for Durango. Great facilities, but no whispering pines. I gave Durango lots of "stars" in my review, but if there was an entry for traditional "camping experience" I would put one star.

    I consider this to be the best RV resort in the state. This visit, we opted for one of their best sites - waterfront. We waited until we arrived (midweek) to handpick the site. Because both towables & motorhomes can be intermixed, we did not want our ‘living space’ to open our neighbor’s. The perfect end site was available. First ...moreI consider this to be the best RV resort in the state. This visit, we opted for one of their best sites - waterfront. We waited until we arrived (midweek) to handpick the site. Because both towables & motorhomes can be intermixed, we did not want our ‘living space’ to open our neighbor’s. The perfect end site was available. First problem is that the hookups in these sites are not well situated for motorhomes. It required a minimum of 2 lengths of sewer hose to get our 37’ Class A in far enough to fit our C-RV into the site. The concrete pad did not appear as sloped as it truly is. We carry 2 sets of the yellow “LEGO’s”. Even after a trip to the local WalMart for a third, I could not get the front of the coach elevated sufficiently. A 43’ DSDP next to us had used about that amount successfully. The office graciously reassigned us to a very nice pull-thru as we’ve always used before. We were very disappointed that the premium site wouldn’t work for our rig, but our visit was still, as always, just wonderful. Purchasing propane here is tricky. We were successful only due to the help of a wonderful gentleman named Phil who guided us in. Thanks, again Phil!

    My brother is from Oregon we’re from central California so we met half way and chose this resort. It was so neat! All the staff was really nice and all very pet frieny they would even stop by to give our dogs snacks when we were walking. The pool is huge but not heated in winter so we only used the hot tub (which is pretty rare when your camping). It’s really close to grocery stores and restaurants. I could go on and on but I will just say we will be back again! Also it’s close to the I-5 but it’s also right next to the Sacramento River which made for great pictures!

Plenty of room to extend your awning. Lots of amenities here including pool, trail access to the river and short walks to a couple of restaurants. We didn't use any of the amenities, but everything looked clean. The parki is on the freeway and you do have regular freeway noise along with intermittent trains. I found that I heard the trains if awake, but not so loud hey woke me up. If you are a light sleeper this might not be a good fit.

Even with the AC running all day and night it was miserable. Luckily they had a pool, hot tub was closed at the time but why would we go in there in the heat hah. The pool was foggy and other guests commented on that as well. Gross. Public pools, am I right?Hotspots and cell phone service in general were terrible.On to the good things: the laundry area was nice, the public showers were the nicest I've been in, the Sacramento River runs through the back of the property and is nice to look at, there are public fire pits all around and apparently they even do massages but we didn't feel the need to try that out. The store inside is small and doesn't have rv supplies to speak of but the staff was welcoming.Lassen National Park is not a far drive from this RV park so make that on your to do list if you are staying here. Just beautiful! There is also a little downtown area in Red Bluff with a couple of cute shops and a cafe we frequented called From The Hearth. There are also grocery stores, camping supplies stores and a farmers market on Wednesdays. You may see on the map that there is a Walmart in town but it is actually completely closed down.Getting to the park seems odd because it is behind a strip mall but you can trust your maps. It is back there.Next time we will book a spot closer to Lake Shasta. The price was too high for what we got but all and all it's not that bad of a park.

Check in was easy and we were directed to the full hook up, pull through site by an employee in a golf cart. We arrived in the late afternoon and were planning to get back on the road early the next morning so we didn't check out the amenities. When I checked the tire pressure in the morning, I noticed we had an (almost) flat. I called Good Sam but being 8am on a Saturday, they were having a hard time finding a local tire replacement. After waiting for 2 hours for Good Sam to call back and being day 2 of a 12 day trip, I used yelp to find a tire shop. Bob's Tires in Red Bluff got us right in and back on the road. If you ever need tire service in Red Bluff, give them a call. Lance (I think hes the owner) runs a quality operation! We were heading north on I-5 to Washington and this is a nice location to stop for the night before approx 150 miles of mountain driving (Redding, CA north to Medford, OR is pretty mountainous).

Never heard the loud music or carrying on that I was concerned about. This appears to be a park that enforces its rules. And this is an RV resort. Beautiful with lots of extras. Many of the premium sites - gorgeous - could wind up being buddy sites so check with the office if this concerns you. The office staff is great as is everything about this resort. Very likely the nicest in the state of Jefferson.
