We had planned to stay here for 3 months but didn’t even last a week. The pros: easy enough to get out 40 foot fifth wheel in and out, cute donkeys roaming the nearby desert, VERY (maybe too much) welcoming and friendly guests/residents.Cons: NO cell reception, completely dirt pads, terrible (premium $20/ mo.) WiFi, laundry rooms were old and outdated, very little access to the river, no dog park, small crowded spaces, and NO refunds no exceptions.

They are priced right. They advertised golf which didn’t open for play until the last week we where there. They advertised a bar and grill which they informed me that hadn’t been open for some time. We had a “river view space” but they are moving in tiny homes all along the edge in front of the rv space. With construction all week long. They have WiFi for 20.00 per month. The best Ican say about it Is it’s sloooooow when contected.
