    I love this RV Park. My favorite site numbers 14-25 front line over looking PCH and the Ocean. Also love 89. I return to this park as often as possible. I have never used the washer and dryer or the public showers. Easy walk to the beach. I highly recommend using the crosswalk and don’t try and cross PCH. The office/store have all kinds of fun things as well as anything needed for the Camp experience. No wood fires allowed. Only propane. Hoping to visit again real soon.

    We had a great time at this RV park. Booked the ocean view, our site was nice and wide, full hook up, and easy access to beach across the street (although you have to run across the PCH). We use to live near this area so no need for us to explore, we just soaked in the views (which is what we wanted to do for the daily price). Did not ...moreWe had a great time at this RV park. Booked the ocean view, our site was nice and wide, full hook up, and easy access to beach across the street (although you have to run across the PCH). We use to live near this area so no need for us to explore, we just soaked in the views (which is what we wanted to do for the daily price). Did not use the facilities so no comment but the grounds were well kept up. If you want a quick bite, take the trail down to Malibu seafood. Pro tip, bring your own cold one and enjoy the pacific from the outdoor patio.

    Overall a good stay here. There seemed to be an ant problem on the property. One of the employees I interacted with a couple times was aggressive and rude. The nighttime security is nice but there needs to be a better way to get in that doesn’t take 5 minutes.

When we left we did ask the neighbors to move their trucks from across the way so we could manuver out.Very clean restrooms, laundry room and tent area dish washing area. Staff was polite, cheerful and happy to answer questions that are likely quite redundant. Overnight security guard helpful as we forgot to get bathroom code upon check-in.Grounds in good repair as they continue to recover from the Nov 2018 fire. You can still see the charred trees that sustained some damage. Maintenance staff keeps the grounds well groomed and picked up. They drive by slowly not zooming around in their carts. Managers very approachable and engaged in nice conversation on multiple occasions. They clearly know customer service and have good staff.We were there for 5 nights and could see some long term motorhomes beachside below us. We observed a Sherrif patrol come by on two occasions and leave paperwork on the windshield. No PA system was used to make any loud announcements. Traffic noise on PCH is a given but the waves drown it out after a while. Breezes, some marine layer, sunny mid day and cool ocean temps made the stay very nice. Beach directly below park is steep and no crosswalk to get across PCH. Nearby amenities Ralph's and Whole Foods grocery.

    This is our 3rd time staying here and overall I would recommend. The location is perfect for exploring Malibu, LA and surrounding areas. You can also find nice beaches nearby. We love the road bike riding from here as well. You will hear traffic noise but it's part of being on the coast in SoCal. You can also find nice beaches nearby. We love the road bike riding from here as well. You will hear traffic noise but it's part of being on the coast in SoCal. The major issue I want to point out is that homeless people line the beach below in their RVs. This is actually not the issue. The issue is that they are not allowed to park there from 2am-4am. So at 2:15am the parking police come and use a SWAT loudspeaker and spotlight to blow them out. It is so loud it sounds like they are in your RV. It's insane and I can't believe they can legally get away with that level of noise for a non-emergency. You will not sleep through this.

    We arrived Thursday night for the Memorial Day Holiday, departing Tues. We went "all in" and chose a premium view site (at a considerable up charge)...which was magnificent. But they don't allow you to chose a specific site, and won't tell you what you are assigned to until you arrive. We consistently found every employee very outg...moreWe arrived Thursday night for the Memorial Day Holiday, departing Tues. We went "all in" and chose a premium view site (at a considerable up charge)...which was magnificent. But they don't allow you to chose a specific site, and won't tell you what you are assigned to until you arrive. We consistently found every employee very outgoing and courteous. We had an issue that Terry, the manager quickly resolved to our satisfaction while apologizing for the issue (which really wasn't the resort's fault at all). The campground is very security conscious, you can't drive in without a pass. At night a guard won't let you drive in or out without them checking you out. We felt very secure, leaving many camp items out overnight without an issue. There are three bathroom/shower facilities that are all kept very clean, though they were always cleaning the one by us at 8am - peak usage time. There is also a laundry facility, but we didn't go in. After the fire, they're working out of temporary trailers for check in & general store. While we weren't super surprised that there wasn't a pool, we were surprised there was no cable.All the sites are dirt / composed granite (no slabs). Our particular site (#9) was very level, but we did witness a number of sites that had RV's with "tires in the air". While we were there, site #10 had a huge Momentum Series C 5th wheel which he only had 1" blocks on the driver's side. Excellent water pressure and the dump connections were perfect. No issue with 50amp service (but it was so comfortable no one was running AC's). The views were absolutely spectacular. We watched dolphins, paddle boarders and boats from our site. Even though PCH was directly below us, we could hear the ocean waves and see white water more that traffic (it was great to fall asleep and wake up to!). There were a number of families with kids, bikes, dogs and everyone had fun/got along. While it was far more expensive than Newport Dunes, we felt the sites were larger and the ocean sounds and strong breeze was worth it. The resort was the perfect "hub" as we sent to Santa Barbara, Santa Monica, Westlake Village and more - all an easy drive. We will be coming back!

    This has to be my favorite RV resort so far. Not for the amenities but for the ocean front views and the general vibe you get here. You can easily hear the ocean waves. Well worth the money! There is a nice parking lot at the top of the resort to load/unload tow vehicles. It’s a big empty parking lot so you’ll have room. You will also be required to park your tow dolly here as well. I recommend buying a trailer hitch lock for added protection.

    I stayed here a few years ago before it burnt down in the fire. It was reasonable in price during the winter months, but summer it's outrageously priced. The view can't be beat, but again, for the common folk it's just really priced out of the market.

We would highly recommend this park to anyone. We are originally from Northridge and haven't stayed here for 18 years. It is better than we remembered. If you have time Neptune's Net is super fun, funky and has great fish. The wifi was kind of slow but since we were on vacation we didn't mind. Kind of nice to unplug a bit.

Sites are small and difficult to get into and the park is definitely still recovering from the Woolsey Fire that swept through the campground in 2017 (and took out a number of the structures, including the office). With that being said, the location is excellent and the views looking out over the PCH and Malibu shoreline are spectacular. There is a trailhead near the top of the park that will take you deep into the canyon and beaches/sites abound within a short drive in either direction. The staff was nice and the facilities were sufficient.Book early for the best site! We booked on relatively short notice for spring break, so we weren't able to snag a coveted ocean view site, but were still happy with the location. Highly recommend getting an ocean view site as far up the hill as possible to avoid nighttime noise and a fair amount of car/bike traffic. Lastly, yes, if you're an Airstream enthusiast you know that this was the rumored site of Matthew McConaughey's Airstream, as pictured in Architectural Digest - and it certainly was, as well as a number of other trailers belonging to famous folks. Makes sense really, prime real estate just a short drive down from Malibu Canyon! Post-fire, the famed long-term trailers are gone, but the thrill of being steps away from one of California's most famed coastlines remains.

I'll take the view and live with the intermittent noise.Getting into the space can be tight. Not lots of maneuvering room so can be a bit challenging if you are a newbie with a trailer. Lots of additional parking so I was able to get the trailer in place and then park my truck just a few yards away to maximize usable outdoor space.No wood fires or charcoal barbecues allowed. The dump station was closed. I didn't need it because we reserved full hookup but not every space has sewer available.The staff was friendly but they really need to upgrade their credit card system. Buying from the store required 1990s credit card processing. Given Covid I would have thought touchless payment processing would be mandatory.The park sits right across the street from the beach and next door is Malibu Seafood & Fish Market. The food at the market was great and we barbequed some fresh fish from there as well. We will go back to this location next time we are in the area and recommend visiting.

    Reserved a premium space online. Pulled into parking lot and office staff met us at our car since it’s covid. Appreciated the outdoor registration. Space had panoramic ocean view with lots of privacy and full hook up. Was able to park sideways to have best view. Would defiantly return.

    OMG where do I start with this place? Let's begin with the NONEXISTENT customer service. We booked two places and were assigned spaces 4 places apart. Let's begin with the NONEXISTENT customer service. We booked two places and were assigned spaces 4 places apart. When we asked about moving closer to each other the answer was given rudely and abruptly that "We can't move people around, it's like a puzzle!" no further explanation, no offer of an apology, nothing. After backing into our assigned spot there was literally no room for the provided picnic table. The space was so narrow that only one chair width could fit between where our motorhome door opened and the next camping space begun. It was like camping in a single stall dirt gravel parking lot. We had to put the provided picnic table into the ice plant on the hill just to park so it was unusable during our stay. We stayed for 3 nights (because of their great no refund cancellation policy) and the whole time we were there 10 vacant spaces across from us never had one visitor come or go. We could have been placed there. But the rude and discourteous "PRISON" camp monitor wasn't having it. The grounds crew drove around with complete disregard for anyone's safety. The sewer line for our neighbor rig ran straight through our patio to their dump station. Our 8 foot wide awning couldn't be fully deployed as it would've hit the Motorhome in the space next to us. There are no shade trees. No pop up shade tents allowed. The spaces were so narrow the slide out of our neighbor's rig came over onto our side. The last straw was when our nephew came up to visit on our last day. Camp ANGRY Prison Guard followed him up to our tiny camp site to be sure he was going to park in the lot all the way at the top of the hill. She is awful and has ZERO customer service skills probably less than zero. Now I am sure under the rules for this web site that I am not allowed to use foul language so please think of some yourself and apply it here. This was, and IS, the sh****iest, c*****piest, dumpiest and worse run RV park you will ever have the displeasure of staying at. My STRONG recommendation is to do yourself a favor, Ignore the fake 5-star reviews from employees and go camp by the beach and skip this overpriced, poorly managed, Prison Cramp(dump)ground.

    There’s nothing much good or bad to say about this campsite. It was okay for what we needed - a night to sleep on route to LA. It was pricey however there were good views of the ocean. The showers were in excellent condition and free.

We had two different spots as we chose to extend our stay and both had fantastic ocean views. Our first spot was slightly unlevel but the second was fine. The showers were clean and hot and free. Laundry was fine with about 6 of each machine.We didn’t try the park WiFi as the staff said it was pretty useless but had fine coverage with AT&T.

We *barely* fit into our assigned site and had to be very careful when pulling out not to clip our neighbor. I would stay here again only because it's by far the closest option to some relatives. It is a very tight park and we were only sometimes able to park our truck anywhere near our site. It was reasonably quiet during the week but turned into an absolute madhouse over the weekend. People parking everywhere and difficult just to drive an unladen truck around. Large extended families and screaming children took over the entire place. We're polite people but the manager was an extremely rude lady with some serious issues. My wife discovered a used, bloody feminine hygiene product on the floor of the shower. Luckily she noticed it in time as blood was running towards her feet. The only saving grace of this place is the views and it's the cheapest option in the wide area (depending on time of year and type of site).

    When other reviewers said tight space this is no joke. My first space (V18) was only 9 feet wide and 34 feet long. I have slides and am 33feet. The beach itself is nice and pretty clean. It wasn't nearly as crowded as the beaches towards the pier.

    Hard to compare when you’ve never stayed elsewhere! All the reviews speak to the views; but the staff here is also worth shouting out to! Lois and Feydre (sp?) are my daytime pals, but all the folks at the counter are great, and out and around keeping this place clean. More to follow when I check out!

It's tiered so most sites get a nice view of the ocean. I actually preferred the sites on the 2nd level because they were more private and quiet. The ones on level 1 have a lot of foot traffic but were directly on the ocean. Prices are expensive as expected. The location to Malibu, Santa Monica and LA is great. LA traffic sucks so plan your trips accordingly.Dog walks are present but short. That was the only negative, the lack of walking space for the doggos. Most beaches in the area are not dog friendly but there was a nice beach at Point Magu which allows dogs on leash.Wifi was advertised but too slow to use. Cable was good but went out for 2 days while we were there. They got a cable person onsite and got it resolved. Cell reception was great. Verizon 23d/l, ATT 27 d/l unboosted. Didn't check T mobile. 50 amp FHU was solid.Onsite laundry was very clean and had multiple large machines. Bathrooms and showers were also clean. I did not use the showers. I have read some other reviews about this park that specifically mentioned rude staff. We did not experience that. I found them to be pleasant and helpful and dealt with multiple staff members during our 2 week stay.

Large flocks of conures abound in the well-manicured landscaping, though can be a bit loud in the morning.Backing into sites are a bit tight but manageable, just take your time, and a spotter helps!

After a few weeks in busy, crowded beach towns and therefore navigating crazy California roads, Malibu as a whole was a wonderful place for us to slow down and relax for a week. Nearly every site at Malibu Beach RV Park has a view of the ocean, but we would highly recommend paying the extra money for the best ocean view spots. In an effort to lower costs, we opted for a mountain view spot with only partial hookups. However, we lucked out with a spot that was only 1 row back from the best ocean views, for most of our stay had no RV in front of us to block the view, and were right next to the lovely bathrooms which made our stay absolutely perfect despite only having partial hookups. It also didn't hurt that our neighbors were friendly and we spent most nights by the campfire (propane fires are all that's allowed, by the way) with them.Even though we did do some fun outings, we honestly would've been completely content just staying at the RV park all day. There were a few spots in the park with picnic tables near the edge of the cliff that the park sits on. These spots were surrounded by beautiful plants and flowers and offered 180-degree views of the ocean on one side and lush green mountains on the other. We spent our mornings, afternoons, and evenings at these spots while enjoying coffee, sunset dinners, and just quiet moments of meditation. A couple days we even saw whales and dolphins in the water! There was even plenty of spaces for the dogs to roam while we soaked up the beauty.During our time at Malibu Beach RV park, we enjoyed several activities. Malibu itself has so much to offer. During the day, we enjoyed the convenience of walking to the beach, hiking Solstice Canyon and Escondido Canyon, and having lunch at nearby Malibu Seafood. We ventured out a couple other days to explore a few breweries in Westlake Village, as well as the popular and fun Malibu Cafe. The drive along Kanan Dume Road to get to those areas was enjoyable in itself. You're sure to love the beautiful views of the valley!We also made sure to never miss a sunset and even though they can be enjoyed right from the RV park, we also enjoyed viewing them from Point Dume, Leo Carrillo beach, and the Malibu pier (while at the pier, consider dining at the adorable Malibu Farm for the cutest ambiance ever). One night we even drove into Santa Monica to experience it's famous and well-photographed pier and have dinner with friends who live there.

On the front row, the ocean views are unobstructed and overwhelming. as you move further back, there are fewer guarantees of a view, but a lower price. Amenity-wise, they offer sites with full hookups including cable. The wifi was strong and reliable during our stay with several different router's to connect to depending on your location. restrooms are public but very clean and with endless hot water. There is also a dog walk for our furry friends.The property is situated directly above Pacific Coast Highway which will never be quiet, so if your image is of falling asleep to the sound of waves, you will have to hope there is gap in traffic to hear them. Also, the beach is south facing in this particular part of Malibu so the sites are not directed at the famous Southern California sunset. These two issues, however, do not dilute the experience of living with views like the billionaires have. This truly is a very special place and worth every penny. (because it is also expensive)

THE VIEW CAN'T BE BEAT. The staff was great. They helped me out when I showed up on the wrong day getting me into another site for the night, they also had no problem letting us stay another night in our sight. The store is also great with everything you need and plenty of stuff you don't. There is no fires or charcoal bbq's which is understandable knowing often there are major fires in Malibu. The beach is right there and there are a great hikes in the canyon behind the park. They also have full hook ups which is great and laundry if you have been on the road for a while. Can't wait to go back.

    Does not allow Roof Top Tents or Overland Vehicles. I was told I need to remove the tent from on top of my Overland truck to stay there (Tent weighs over 200lbs) I even offered to pay extra for an RV spot and was told I'm not allowed.

Hook-ups on the California Coast can get a little pricey, but life is short and views like this don't come along every day, so we decided to spend a few weeks in Malibu.The weekly and monthly winter rates at the Malibu Beach RV Park are competitive with state beach camping and the views are outstanding. We chose to pay extra for an oceanfront spot and after booking a week, we decided we couldn't leave it was so awesome and stayed another two. Our spot was spacious and they allow you to park your tow vehicle away from the site, so you have even more room. Some of the sites in the middle of the campground are tighter but most of the ocean front ones are larger. Considering they probably have some of the most valuable real estate in the country, the fact they don't cram you in is really appreciated. Within a short drive you can head to Santa Monica or to LA, or in the other direction along PCH you will find quiet desolate coastline. The hiking nearby is great too. The place would be improved by paved spaces, but it's hard to find any fault with such a beautiful location.

    This park was the endpoint of our cross-country trip from DC in November 2015. It's high on a cliff overlooking the beach with views of Catalina island and Palos Verdes peninsula, right off the Pacific coast highway. The highway noise is not a bother on the front row, but you still hear the surf, even closed up. It's high on a cliff overlooking the beach with views of Catalina island and Palos Verdes peninsula, right off the Pacific coast highway. The highway noise is not a bother on the front row, but you still hear the surf, even closed up. The park is very clean, with restrooms and hot showers that are cleaned daily. Sites with water and electricity only and with less of a view are available at lower cost. Also, some pull-through and 50 amp sites available for more money. We have a dog and appreciate the dedicated dog walk area, complete with poop bag dispensers and trash cans that are emptied daily. Supplies, stores and a movie theater are only a 5-minute drive away. There is also a small store on premises. Negatives? Off-air TV is very poor: the coastal range blocks the LA signals. We were getting Mexican stations from Tijuana. The free cable is also very poor; I suspect it hasn't been maintained. Poor signal and few channels. Park wi-fi is not too bad, but not suitable for streaming video except at 4:00 a.m. Cell service from Verizon was frustrating. Occasionally we'd get an LTE signal, but usually only a 3G. Strength was ok, especially with our booster. But the site seemed overloaded and would go off-line frequently. There can be ants (as others have reported); but locals not affiliated with the park tell us this to be expected. They discovered us about 7 days into our first visit. They appear to have crawled up our satellite dish cable, which was lying on the ground. A treatment of all ground contact points (cables, hoses, wheels, stabilizers) with "Comet" brand powder took care of the problem. Most of the staff are working retirees who live in RVs on the premises. About a 20 minute drive to Santa Monica.

Finally, we had strong sewer odors wafting up the hill toward us through most of our stay which was really unpleasant.On the pros side: the folks in the office were helpful and friendly and we made use of the little store there several times - very handy. And again - the views were phenomenal!There are just too many other parks we've enjoyed more and for the price here we probably wouldn't return.

The wifi is spotty. I worked on it maybe 60% of the time while we were here (working M-F 7-5).This campground is pricey, but they have good off-season rates and I prefer it to Dockweiler in Playa del Rey.If the campsites were paved I would have given it a 5.One note about cell service. Both our AT&T and Verizon data cards work here but haven't been consistent.
