I knew I wouldn’t go without the staff coming up to me and telling me I was doing something wrong!! I was right!!After leaving for most of the day, I was approached by a staff aka (Karen). She must have been waiting for me all day to tell me because she came up to us with a sassy attitude and basically ran to the site. She first started questioning us about how many bikes we had and ppl we had on the reservation. Which is none of her business I felt very uncomfortable with her telling me we had an extra chair and an extra bike. One of my kids ended up bringing two bikes, but she was very concerned with the extra bike we had. Then she said I couldn’t have my chairs on the grass. She said that the owners came by and we’re not happy. Okay….. don’t know what that means. She further said that we didn’t want to deal with the owners. Okay…. I told her I was told by another staff member that as long as the chairs were moved before going to sleep I would be okay due to the sprinklers going off at night. Which made sense. Seems like the staff is not on the same page and it depends who you talk to once again making up extra set of rules. What’s the purpose of having an area with grass if I’m not able to sit or have a picnic with my 1 year old. This campground has an adults only area but seems like the whole campground is being ran as an adults only and not kid and family friendly. If I had just taken the time to read the reviews before making reservations here it would have saved me lots of trouble. The sad thing is that after looking at all the negative reviews on several sites seems like nothing changes and staff and ownership doesn’t care about the reviews.

We checked out dead horse ranch state park, great views of cottonwood but 20 min from Sedona and awful restrooms. 525c boondocking road was too rough even with a lift, so we found elsewhere.*We had such an amazing experience at Rancho Sedona RV, the people, the creek to play in, the walking distance to the restaurants, the hikes, Slide Rock State Park , biking…this campground fulfilled our expectations! Overall, our opinion, if you want to experience Sedona in less that 1-3 days and get all the perks of power + water + dump (only dump station is in cottonwood at galvin RV no potable water/DHR $15 to dump /fresh fill), super close to all of the hikes book at Rancho, you will spend so much in diesel going back n forth to town that this is a savings.

The location and cleanliness of this park are excellent but the staff at the office are quite rude and unfriendly. As others have reviewed here, the list of DO NOTs is a mile long and the overall vibe is now welcoming. Wi-fi is useless although you really do want to spend most of your time away from the RV park and enjoying Sedona. Options for full hookups in the area are extremely limited but depending on what you're in Sedona for, you might want to choose your camping spot wisely. This one is within walking distance of all the shops and restaurants and since parking is a nightmare, this is a great option. You can drive from the park to the various points of interest, hiking trails, vortexes, etc... but beware that parking is a nightmare everywhere. I recommend stopping by the Chamber of Commerce Visitor Center right in the middle of town to get information on everything there is to do and see. Great, friendly staff there and nice public restrooms as well.

One possible negative is there are several trailer pulling maintenance carts that zoom around constantly and make a little rattling noise as they go by, not really a big deal. About 10 seconds after someone checks out they arrive at a site to check it over and wipe down the benches(never seen that anywhere). I even saw one stop to pick up a foot long branch.I was never harassed by anyone and had no interaction with employees other than checking in. It’s about a half to a mile walk to restaurants and shops with maybe a tenth of a mile on the side of the road but with very little traffic. Nice access to the creek but not really any hiking paths inside the park. Beautifully maintained trees.Sites are a little close but not too bad.

We have a 40ft rig so reserved their largest site, Hilltop. It’s right at the entrance to the park and has two mature trees, a full yard, amazing views and lots of privacy. We were only able to stay one night but would have loved to stay longer. $90 with Good Sam discount, pricey, but worth it for the location.

The location is walking to distance to all the major restaurants and shopping. Very dog friendly but everyone is good about noise. The grounds are maintained meticulously with amazing and friendly staff. We both work full time jobs and we’re able to use our mobile hot spots for service. We average 20-30 zoom calls a week and had such good service no one knew any differently. Office staff is friendly and accommodating. Can’t wait to come back next year!

My husband says the bathrooms here are the cleanest he’s ever seen. And the laundry room was very nice too. Side note...the owners and ppl here don’t like masks and do nothing wear them. Just mask up and keep your distance;)

(I personally would tone it down but it certainly didn't change my perspective on my stay). The property is clean, heavily treed, well maintained, and in a fantastic location. The ladies working in the office are kind and direct. I had a little trouble leveling due to the pebble style pads but it worked out fine. Make sure that you take a sewer hose support and a 90-degree elbow as those are required. The grounds are impeccably maintained and access to the creek is really a nice benefit. The town is just above you and about a mile walk to uptown.Nice utility room but don't forget your cash as it doesn't take credit cards. There are poop bags all throughout the property in case you forget one with your dogs and trash cans as well.The hiking near the property and along Oak Creek are fantastic and don't forget to take a trip up to Jerome.

It is an extremely well-maintained RV park, with the exception of the laundry room, which although clean smells horribly of mold and mildew (note that the laundry room machines are not owned by the RV site or maintained, so not on them). I had to wash some clothes in there but decided to forego after the first attempt - will find another laundromat somewhere that doesn't have this issue.They do give weekly and monthly rates, which I think is always a plus.The not-so-pluses:Excessive signage and rules that go beyond the pale. To be fair, maybe they have had bad experiences with a few folks (and unfortunately we all know how a few bad eggs can wreck it for everyone). You cannot be outside of your trailer from 10pm to 7am - seriously (even if your dog needs to go out)... I brought my little dog but was made so uncomfortable by all of the rules and signage - for example no barking tolerated or you can be asked to leave. I would say this is definitely not a dog or kid-friendly park to stay in. If you are 65 and over, do not have pets and don't mind all of this or are like-minded then this might not be an issue for you. I just felt massively uncomfortable even walking around so I couldn't really say I enjoyed it like I have other RV parks I have stayed in. Additionally, the wifi is not good at all - it goes in and out. If you are trying to work online (and I don't mean streaming, which they don't have the capability for), forget it. I had better service in the middle of nowhere in Quartzsite. Would I stay here again? Maybe... certainly not for more than a few days nor with my dog again. I enjoy peace and quiet and appreciate/understand it is important to have rules. And it is really pretty here as well as convenient. But this just isn't necessarily my cup of tea for more than a few days. However, everyone has different preferences so it might be fine for others.

I had nothing but pleasant experiences with the staff, and they even accommodated us for an extra night when there was a last minute cancellation (we had to move sites). Though some of the sites are a little tight, the majority are easy to get in and out of due to a wide drive aisle. The staff is careful to tell you if the site you are booking is a tight fit.The campground is very popular, and for good reason. It was completely full the three weeknights that we were there. It's conveniently located to Tlaquepaque Arts & Crafts Village, is surrounded by beautiful scenery, and is a short drive to tons of trains and sights. The creek was quite popular for swimming.For anyone attempting to work remotely, the WiFi wasn't really usable (less than 1 MBPS), but it has great cell coverage for AT&T and Verizon (Visible) and we were getting speeds on average of 25 MBPS. Would absolutely stay here again, but would plan much further in advance so that we could stay longer.

We had issues the first night but not after. We were able to stream video and work.

We would suggest to stay in the south end of the campground near the creek as the sites seem larger and roomier. Pricey!

No cancellation policy. Even if you cancel two weeks out. No money gets refunded. Beware. They don’t do email (what century is it?) So I missed the cancellation policy. Not a big deal for a cheap park but this is $80 a night. May be a great RV park but the terms are hard to swallow.

We enjoyed our stay and close proximity to all the beautiful trails and scenic red Sedona mountains. The rules are strict, but it didn't bother us at all. After a full days hike, we were inside our trailer and fast asleep. :) You can walk down to the Oak river and enjoy the steady stream of water and sounds. I wish they would have a bridge/walkway over to downtown Sedona, but it runs into private property ... but that's just wishing. Get out and enjoy the beauty of Sedona!

They will take the time to explain the do's and don't's of the RV park. You leave with a very good understanding of their rules. The sites are gravel and vey level. Our site had 30/20 amp electrical with water, sewer and cable TV. It also had a paved patio with picnic table. This is a very clean and well organized park. I watched park staff rack the sites level, hand clean the picnic table and power post. And sweep the patio. The bathrooms (at least the Men's room) are small but adequet. In between the men's and women's bathrooms is a coin operated laundry. Its $2.50 for 30 minutes for washing machine and $2.25 for 50 minutes of dryer use. The showers and toilets were extremely clean. This RV park appears to be an older property, but it is very well maintained. In Addition, The park location enables one to walk to Sedona shops and restuarants. I think the the site price is a good value for the location and the cleaniness of the grounds and facilities.

The cost....it's not cheap.5. The lack of any view at most of the sites. Unless you are right next to the creek, the views here are non-existent (meaning you are looking at a fence and/or the RV next to you).6. The lack of restrooms. There is only ONE women's and men's room here for over 80 sites. You will have zero privacy in the bathroom.There have to be prettier and friendlier places to stay near/in Sedona, so we'll explore more and likely not return to this one. All that being said, you can walk (along a two-lane highway with no sidewalk) to shops, etc., so the geographic location itself is very convenient.

If you read other reviews, you'll see that the people who work at the front desk are known for their brusque demeanor. While we didn't find them to be particularly difficult, they weren't overly warm either. For the high prices they charge, guests shouldn't have to worry about anyone being less than friendly and welcoming.More irritating were the pervasive rules that this place is known for. It's not just that they have a lot of rules and policies, and it's not just that they plaster those rules and policies on signs covering every inch of the place. It's that the overall tone of all these rules and signs is extremely condescending. They treat their (very high paying) customers like juvenile delinquents who needs to be admonished about every single thing all day long. Frankly, it's a bit insulting.Additionally, while we were there, there was a huge snow storm that overtook the area, dumping some 12-18 inches of heavy wet snow on the park. The park is known for having a large staff of landscape guys constantly working in the park, and we saw them working away the day before the storm hit. Yet, when we were buried in snow, no one came around to offer any assistance. While they plowed the main driveway into the park, they made no effort to remove the snow in the camping loops, they didn't put salt or sand down to help make walking safer (each day there would be significant melting followed by a hard freeze each night, so walking in the mornings was treacherous), and while they eventually cleared off the patios at sites for incoming guests, they made no effort to dig out those of us who were already there. I don't know of any RVers traveling around with snow shovels and not everyone carries a ladder with them (we offered our neighbor our ladder and help clearing his slides). For the exorbitant prices this place charges, they could have made some effort to help their guests handle a pretty significant snowstorm. At the very least, they should have made an effort to keep the roads and walkways passable and safe.All in all, we were not impressed with this place and would not recommend it. You could stay at Dead Horse Ranch State Park 20 minutes away for a fraction of the price and none of the condescending attitude.

Stayed four nights. Clean, facilities are great. Hookups worked flawlessly. Sticklers for the rules, but that tends to attract a certain type of camper, so we love that. NO firepits, not even propane. I would stay again.

There are about 8 signs to show you. Wanna know how to get hack from the creek (a 20 yard distance)? There are 9 more signs. Also, should you cut through a site to get back? Nope, but there is a sign on every site to remind you. Coming into the place there are literally 9 signs within 10 yards of each other telling you not to park along the road. Signs, signs, everywhere are signs. The campground has a lot of rules and they don’t have a problem enforcing them. There was even a 80 yr old man riding around on a golf cart yelling at people for going too fast or not stopping fully at a stop sign (he may or may not have worked there). But, this is all understandable in their effort to keep the place nice, which they are doing a good job at. They have a very nice place. The only downfall is that the WiFi was unstable and very slow, you can’t have a campfire which maybe a restriction from the city.

The rules make the park quiet and enjoyable for all non-partiers. The only negative is the two stall bathroom and two showers for each sex for a park of this size are insufficient. Sedona is a great getaway for hiking and biking and we will be back.

There is a great little dog park and walking trail by the campground, which we walked our dog on every day. Even saw a herd of javelinas one morning!Overall, we had a great experience at Rancho Sedona and would recommend it to anyone staying in Sedona.

Our site #55 turned out to be very nice with plenty of space, but some of the smaller/cheaper sites looked to be pretty close together and less attractive. The park does have dozens of rules to follow, but we never had any issues with the rules. This was one of the cleanest and best-maintained parks we've been to. After some rain and wind the staff was immediately out raking leaves and picking up branches. We took our dog down to the creek several times and although it was too shallow for him to swim, he enjoyed getting wet. The fenced dog park is very small so we didn't use it much, but we found a Sedona town dog park a few miles away that was nice. AT&T and Verizon both worked well, and even the campground WiFi was fast and always available, a pleasant surprise! We'll return in the future due to the excellent location... we just wish it wasn't so expensive! Our rate was $58/night with Good Sam but after the $2 dog fee and tax it came to $68/night which is one of the highest rates we've ever paid in our 2+ years staying at 100 RV parks.

It was easy to back into, not a lot of privacy and had a great view of everyone checking into the park.With easy walkable access to trails from the park (Huckbury was great), the sweet little creek behind the park, excellent restaurants (Elote is worth the wait and Hudsons was also excellent) and all the Sedona attractions, we asked if we could stay an extra night or two. We had to move spots, but got another two nights.This space was large, generally quieter, more expensive and covered in some sort of drifting tree fluff (sort of like the dandelion fuzz or the ancestors in Avatar) that fell like snow. It had a good view of the volleyball court and a great pick up game.The morning we were supposed to leave, we woke up sick with the flu. Again, the wonderful office women found a space for us (shout outs to both Wendy and Nancy for their efforts). We moved once again and then spent the afternoon in the ER. Yes there are lots of rules, but you can see the care and pride in ownership everywhere in the park. If you want to stay up late hanging out under your awning, the 10pm limit will put a damper on your plans. If you tuck in early before hiking the next day, you'll love the access.Yes it's a bit pricy, but it's also the only RV park in Sedona city limits. The next closest one is 23 miles or boondocking sites.Watch out on the left turn off the main road to get to the park. If you take the wrong angle, you could high center or scrape.

Lots of staff running around taking care of the landscaping - which is beautiful. Our site was an upgrade to be on the river. I don't think the increased price was worth it. The entire park is lovely and we didn't spend enough time taking advantage of the yard to make it worthwhile.Loops are organized by RV size and include 2 kid-free loops. Bathrooms and laundry room are immaculate. For us, the quick access to trails around town was the primary reason for our stay downtown. This location fit the bill perfectly. The only noise was the Heron rookeries -- that is 5 nests of great Herons inside the park. Babies are making a ruckus when they are hungry and they are always hungry. The bird activity was fun to watch and if you are an active birder you would enjoy the scenery. If you are going to stay there in the spring, I would ask to make sure you are not under the nests. I imagine that would be very messy. The park does provide a hose and brush for cleaning up your rig.Park wifi was easily available and pretty good for email speed. Netflix streaming is blocked. Verizon was available as was T-Mobile. But even with boosting, T-Mobile was unusable.

Rancho Sedona is a cool oasis in the desert. The park is filled with giant sycamore trees that provide shade for almost all of the sites. Most spots are surrounded by lush greenery and offer lots of room for relaxing. The Oak Creek runs along the edge of the park, with premium sites available bordering it. Though the park doesn't have a pool, the creek provides a great place for kids to splash around. This was the cleanest park I've ever stayed in, and this is reflected in the many rules and reminders posted around the park. I've seen some reviews complain about the rules, but I happen to be a person that appreciates owners who care about keeping their camp clean. The restrooms and showers were impeccable, as was the rest of the campground. Rancho Sedona is in a convenient place for exploring all that Sedona offers. By car, you're just 5-10 minutes from the shopping district and within 15-20 minutes of the many great places to hike and explore.Out of 12 RV parks we stayed in on our recent trip, this was our favorite.

The sites are a little on the small side and offer a little something to be said for privacy. But, there are a variety of sites priced from $35/night to $75/night, and we stayed more toward the cheaper end. Some of the pricier pull-through sites have cool little green "yards," which would make it great for a larger family. I loved the homey feeling of this place. There is a woman who sells delicious breakfast burritos, pies & cookies in the common area every morning and evening. Nice amenities with very nice bathrooms & showers, good laundry, and they also have tether ball and other games. Wifi signal was pretty bad, really only good for basic internet browsing (but my standards for internet speed are pretty high). The proximity to town and to other must-see parts of Sedona alone make this park worth it. I would definitely stay here again.
