    This RV Park is situated right beside a train crossing and under an underpass. There is extreme noise from frequent train whistle blasts, as well as constant traffic noise. This is a high crime area, and police sirens and lights are going all night. There is no security whatsoever for this campground, no secure gate, fencing or patrol...moreThis RV Park is situated right beside a train crossing and under an underpass. There is extreme noise from frequent train whistle blasts, as well as constant traffic noise. This is a high crime area, and police sirens and lights are going all night. There is no security whatsoever for this campground, no secure gate, fencing or patrols. I have never been so terrified to stay in a place than this.The manager insisted on plugging in our electrical, which made us wonder why. We are very seasoned campers, and are equipped with surge guards etc. When we went to settle our bill the next day, I was advised that the credit card deposit I had provided a month prior had not been applied, and that I owed the entire balance, even though I clearly had a receipt indicating it as paid. When I balked at paying the deposit again, the cashier asked if I could “prove” I had paid, indicating I had to prove it came out of my bank account. Apparently their receipt was not good enough. I went away to verify whether my credit card had been charged, and when I confirmed it hadn’t I returned to the office to pay the bill. Then the cashier and owner tried to jam me for an amount that was $20 higher than what I had been “charged” on my receipt from the original booking. They claimed it was the “old owner that was charging whatever he wanted”, and “its’s snowbird season so rates are higher” as excuses for trying to increase the agreed upon rate. I refused to pay, and ended up paying the original amount.This is a poorly run operation, and is suspect in their handling of payments. It is in a dangerous area, and I would not recommend this place to anyone.

    First the good. The park is basically in a good location with lots of shops, restaurants, and even an RV supply close by. Not a great neighborhood, but you can certainly do much worse in west metro Phoenix. The Verizon coverage was great and allowed me to work remotely with very few issues. AT&T was also decent and worked as a good alt...moreFirst the good. The park is basically in a good location with lots of shops, restaurants, and even an RV supply close by. Not a great neighborhood, but you can certainly do much worse in west metro Phoenix. The Verizon coverage was great and allowed me to work remotely with very few issues. AT&T was also decent and worked as a good alternative if necessary. There is a mix of full-time, seasonal and short-term RVers there. Never felt like there was any 'riff raff' in the park even though some of the longer-term residents had some complaints. I was surprised that the park had any open spaces as it was late fall in Phoenix and all the parks are usually pretty full. But, I soon found out why the spaces were available.Now the not so good. This park seems stuck in 1979 while the rest of the world passed it by. They have some unique payment system for monthly residents that forces you to go to the local grocery store to pay your bill. And you get the pleasure of a service charge on top of that. No online or even onsite payments. Daily/weekly can pay via money order. It's funny, barely a block away is a Taco trailer (Joe's Tacos, highly recommended) they take the orders and you can pay with a CC on an iPad. But, this park owned by an LLC in California two decades into the 21st century can't even do that. The new 'investors' that own this place give off the vibe that they just aren't interested in anything but profits. The water, sewer, and electrical infrastructure here is right out of 1980. No indications that the owners want to deal with that. Water leaks all over the park, power poles ready to fall over in a strong wind. The pavement looks like it's from the 70's buckled and potholed. Zero amenities, not even a laundry room. The manager Jerry is very gruff and seems irritated at even the slightest question. This month some 'issue' occurred with their silly payment system at the grocery store, and the bills for the month were 12 days late. We couldn't use the normal grocery store payment system this month, we had to get a money order. Then two hours after the manager delivers the bills for the month I get a text message from the LLC in California telling me I'm late and if I don't make arrangements with the manager immediately I could face eviction. Many of the residents were asking the manager why the bills were so late never to get a coherent response. Then you want to evict me two hours after you give me a bill that you've delivered twelve days late?!?! Don't bother with that I'll self-evict before the end of this month. They charged double the normal electric rate on top of that. Apparently, the LLC is looking to increase the rates here as well. Nice! Good luck with that!I haven't even covered the worst part about this park. The insane amount of noise!!!! The park is right next to a six-way intersection with a railroad crossing. Several times a day and even at night there are trains plowing through here. Clearly, the engineers are paid by the honk and the rate must be double at 2 am. I work remotely and I lost count of how many training sessions, presentations, and conference calls were interrupted by a freight train. 75th Avenue and Grand Avenue both serve as temporary drag racing strips on the weekends. No, I'm kidding they don't, but they sure sound like it. All hours of the night from Friday to Sunday it sounds like you're staying inside Firebird Raceway for the winter nationals. Now, this clearly is not the fault of the management or the greedy bastards at the LLC, but it really makes this place undesirable. I just can't recommend this place to anyone and I won't be back. I've had better nights of sleep at Truck Stops and Walmarts.

    No frills at all, but our full hookup spot had a concrete pad for the “patio” and a tree for shade. We liked the proximity to stores and spring training baseball. Jerry is gruff on the phone, but has a sense of humor and way of talking that had us remembering our grandfathers. We liked the train noise and watching them go by. February is apparently high season for this part of Arizona and all the other parks were full. We had spent a week urban boondocking in the casino parking lot and just need a night or two to dump, fill and refresh. I called Sundial and Gerry seems very gruff and almost a crotchety old man at first. You later realize he is just very to the point. No reservations, no wifi, no cable, no noise after 8 or before 9, etc, etc. Oh and he doesn't take people after 5pm so we better hurry.It turned out being a great stay other than the unusually rainy weather for Arizona which turned our parking spot into mud soup.... Gerry checked on us every morning. The second mortgage in, he came to tell us not to leave because highways were closed due to snow and ice. We were already going to stay another night. We went to pay him and he refused to take out money for the third night. This park is in the middle of the city, kind of an industrial area in between two urban areas. Lots of shopping in either direction. Though we were unsure of the location at first, after being there just a little while we felt perfectly safe. There are lots of full timers in the park and a few very old trailers, buy Gerry runs a tight ship and the park was clean and well maintained .There is a train that goes by a few times in the night. It didn't bother us. There is also a country laundry room that closes promptly atb9pm.
