    We just completed a two week stay at this nice small park. Check in is simple, folks who run the park are very nice, pool spa and grounds are also very attractive, although it appeared that a little weeding is needed. Beautiful views from many areas of the park. Good park for any size rig. You will have road noise in the sites closer...moreWe just completed a two week stay at this nice small park. Check in is simple, folks who run the park are very nice, pool spa and grounds are also very attractive, although it appeared that a little weeding is needed. Beautiful views from many areas of the park. Good park for any size rig. You will have road noise in the sites closer to the front of the park. We lucked out and were given site 8 in the back, probably the best site in the park. Wifi was pretty good, but slowed when the park filled up the couple of times we were there. Great proximity to Cottonwood, Tuzigoot NP, Montezuma Well/ Castle, Clarkdale, Jerome and Camp Verde. We’ll definitely return!

    We were planning to stay in Sedona but couldn't get a reservation for anyplace closer than Clarksdale but it turned out fine. There is a lot to do in this area and Sedona is only a short drive away. The park is right off the highway but you don't really hear it much. There is a lot to do in this area and Sedona is only a short drive away. The park is right off the highway but you don't really hear it much. The sites are close and some are small but their reservation system will make sure you'll fit. Views are really nice! Staff, for the 30 seconds I talked with them were nice and checking was very quick and efficient.The WiFi is pretty much unusable but Cell signals are good.

    This is a nice, relatively new small campground. Checkin was quick and staff was efficient. The park is nicely landscaped and well maintained. Although it’s directly accessed from Route 89 it’s quiet. Pretty views all around. Interior roads are paved, wide and easy to navigate. Our site, 55 a back-in, was plenty long for our motor...moreThis is a nice, relatively new small campground. Checkin was quick and staff was efficient. The park is nicely landscaped and well maintained. Although it’s directly accessed from Route 89 it’s quiet. Pretty views all around. Interior roads are paved, wide and easy to navigate. Our site, 55 a back-in, was plenty long for our motorhome but a bit narrow. The big rig pull through sites are wider. Towed vehicles are parked across the front of the site parallel to the road. Sites are crushed stone with a paver patio and picnic table. We had no problem leveling. No fires are allowed. Each site has a small tree but other than that the park is sunny. All utilities worked well. The laundry is clean. There is a nice swimming pool and a fenced dog park. WiFi and T-mobile signal were good. We had a very pleasant stay and would stay here again. This is a good central location for visiting old town Cottonwood, Clarkdale, Jerome, and Sedona.

    We stayed here because it is close to Sedona and other places we wanted to explore. The park is small, but well kept and everyone was very friendly. The park wifi was not usable, but my husband works remotely so we bring our own internet. T-mobile and Verizon signals were very good and had no issues connecting. The park wifi was not usable, but my husband works remotely so we bring our own internet. T-mobile and Verizon signals were very good and had no issues connecting. Overall I liked this park, but felt like there were alot of rules and wish they could have been more relaxed about some of them. For example, the pool and spa closed at 8pm, which is early. Also the showers are only open 8am-9pm...why have set times you can shower? Even with the rules this is a nice place and if you want to visit the area, you will have a nice place to park here.

    Park is new, clean and a good location for visiting the surrounding area. Our back in site had a very nice view. Sites in this row (not sure if all rows) are so tight that our awning almost touched the neighboring RV. Same with the other side. No change even with WiFi extender up and a site within feet of the office. Verizon service was good.

    This park is a bit off the beaten track, and it takes a while to get here from highway 17. There are lots of traffic circles and some smaller towns. The park is right on South Broadway just on the other side of Cottonwood. There is noise form the road but it’s not too bad. Check-in was accomplished through an exterior window at the off...moreThis park is a bit off the beaten track, and it takes a while to get here from highway 17. There are lots of traffic circles and some smaller towns. The park is right on South Broadway just on the other side of Cottonwood. There is noise form the road but it’s not too bad. Check-in was accomplished through an exterior window at the office. We had a reservation so we just needed to sign and go. This is an attractive looking park, and they good care of it. All sites are gravel with the pad part being a light gray and the median red. There are quite steep curbs to mount to get into/out of your site (why?). Interior roads are paved and in great shape. We had a pull thru that was long enough for the MH and toad. It did lean quite a bit to the driver’s side but nothing the levelers couldn’t handle. Spacing between sites is could be a bit better. Each site has a small patio and a picnic table – well except ours – no picnic table. Also our site was arranged so that our neighbor’s patio and ours were right next to each other. Luckily, no on was in the RV or that would have been uncomfortable. Sites vary in size from small to large. There are pull thru and back-in. Sites in the back of the park have a view of the canyon. Verizon 4g 4 bars but a bit wonky – perhaps on extended network. WII FI either worked ok or didn’t work at all so we used our hot spots - when they worked. Satellite would not be a problem. Nice pool, small gym, beautiful (all tiled) and clean bathrooms. About 30 minutes from Sedona so we were able to do a lot of hiking. About 7 miles from Jerome which was crazy busy the day we drove up. We couldn’t even find a parking spot so we left. Cottonwood is right down the road and has some nice restaurants, breweries, wineries and some big box stores (Walmart, Safeway, Fry’s, Home Depot, etc.). There are airplanes that start practicing around 7 AM. It didn’t bother us just thought I’d mention it. Other than that it’s pretty quiet.

    New, clean, nice views, quiet. Great location and way nicer than any of the other parks in the area. We were going to try a couple other parks in the area, but we liked it so much we extended our stay here instead. Great location and way nicer than any of the other parks in the area. We were going to try a couple other parks in the area, but we liked it so much we extended our stay here instead. Some rules you’ll need to abide by, but we didn’t mind and liked that it was very quiet and clean and organized. You have to keep your area and rig looking good, which we actually liked as it makes for a nice environment. Really nice pool, it was cold in the winter, but Spa was heated. Gym was a total joke, 2 of the few “handweights” were actually Shakeweights which was pretty funny, like someone who worked there pulled them out of their garage and donated them. Super old treadmill and bike, wish they had spent a little money and made it useable...wouldn’t cost much to make it nice like everything else here. Everything was new here but the gym which was a big disappointment. Nice lounge area and pool table too. Would definitely come back and stay here if in the area.

The campground itself is just a few minutes from cute downtown Cottonwood with lots of little local restaurants and shops. It's 30-40 minutes from Sedona. The sites themselves were a bit tight, but had enough room for our 31' foot Class C with our car. The only downside to this campground is that it is perched on top of a hill with no trees - so we were unable to keep our awning out due to heavy afternoon winds and there was no shade, so there wasn't really any way to spend time outside.For anyone planning on working remotely: the WiFi was essentially unusable. The cell service for Verizon (Visible) was enough for video calls and streaming without any issue.

    This is a nice little private RV park. Very new and well thought out. We booked a pull thru but if your rig can fit, I’d book a back in on the back row so you can have a view.We were here during COVID and the staff was very nice the only thing not open were the pool and ‘gym’ ( a small room with a couple of machines). We booked a pull thru but if your rig can fit, I’d book a back in on the back row so you can have a view.We were here during COVID and the staff was very nice the only thing not open were the pool and ‘gym’ ( a small room with a couple of machines). Shower/restrooms are private and new. There is laundry but weirdly small and only 1 dryer but better than nothing. All the fellow RVers also very nice and friendly. It’s less than 30 minutes to Sedona and 10 minutes to Jerome. The historic area of Cottonwood while small is sweet with a couple shops, restaurants and wine bars. Again nothing in town was open when we visited so that was a bummer but I could see it’s potential. Overall a thumbs up on this park. And I should mention it’s a dark sky park so the stars are pretty fantastic!!

    For a 1 month stay + electric for a tight, FHU back-in spot: approx. $20/night. This is probably one of the better 'resorts' in the area but there were a few 'dings.' Some spaces are close: we could hear our neighbors talking, their TV playing, their dog barking all day in their absence ???? and smell their cigarette smoke. (I was surprised how many full-timers are here.) The bathrooms/showers are roomy and private but the curtain liners were funky and often the stall and toilets needed cleaning. Water pressure was lousy. Laundry only contained two W/D and was totally inadequate for 60+ possible residents. Although they have a nice spa, they also have a lovely pool that was unheated during our stay, our greatest disappointment since we like to swim for exercise. No activities and no playground for kids, tiny dog run. Good ATT & Verizon coverage. Otherwise, nice views, good location, pleasant owners, but not sure we'd stay here again.

The Regular Rack rate for daily use is listed above but call as prices change. This resort is fairly new. Has pool, spa, wash/dryer facilities, & rec room. The owners are wonderful people, friendly and helpful. Site have gravel with locking stone patio for your chairs and tables. If you need a bench, ask at the front desk. You can hear the road noise (S Broadway) leading to Jerome and historic Clarkdale but in the evening it's pretty quiet. It's located near the town of Cottonwood & historic Jerome, weekends are full of people, wine tasting, music, etc. 30 minutes from Sedona - roads are easy to get to everything. There is Groome shuttle to Phoenix Airport - make your way to Camp Verde - and it’s 90 minutes to PHX. Overall, this is a great small resort just outside of Sedona. Off road expeditions, are close by and on the way into Sedona. Propane truck comes every Monday, if you don't want to pull the tanks off and go into town. For drinking water, I would suggest getting bottle water in town - lots of places to fill up. The water in Arizona is hard and silty. From the south - do not come over 89A through Jerome - very windy road - not suitable for pulling a travel trailer. Make your way to Interstate I 17 - from north or south directions. A good stop over your next trip.

    The good news is that this campground has a great location. 20 minutes to Sedona and several other interesting towns very close. This place looks almost new. Nice small pool, nice reading room with and pool table. There is also a small laundromat with two new large washers and dryers. It was 2.00 to wash and $1.00 to dry. Verizon very slow. Why not five star. You can tell that the owners are really trying and made a significant investment. However, there is little to no parking space in the sites and many of the guest have multiple vehicles. Cars and trucks parked all over the place. My guess is the owner is trying to balance long term residents and the rest of us that come for a few days or a week.

    Perfect spot to basecamp for Sedona, Cottonwood. Jerome and Prescott. Bigrig access is fine and we loved the views from the site.
