    Exactly what I expected for the price. Most spots are residents & some manage their outside areas better than others. Staff was friendly when reserving, but never saw/heard from them once at the park. Our site was larger & toward the back, which was quiet. Most spots are residents & some manage their outside areas better than others. Staff was friendly when reserving, but never saw/heard from them once at the park. Our site was larger & toward the back, which was quiet. Looked onto the storage yard, which was a disaster (any spot I’ve rented to store my rig would not have allowed these heaps of junk). 3 washers & dryers at the clubhouse, but I didn’t use them as they were usually taken. In short, if you’re looking for a quick spot or need a cheap place in the area, go for it. If you’re looking to hang out & grill, maybe not…

    (October 2021) I opted for the cash price of $30 instead of $32 for credit card.Cute little park, clean, quiet and run by nice staff. Lots of full-timers but lots were clean and people were nice. No table or fire ring but clean. Laundry on-site was clean and used quarters ($1.50 wash)

    Barb the owner? is very nice. The Day I arrived they upgraded the wifi works great . Not much to do around here. Golf in Mesquite is good. Too far from Zion and Vegas. Snow Canyon State Park is very nice. Anasazi rock art site is worth looking for.

    The park is nice. Lots of full-timers living there, but a few passing guests. The area of Beaver Dam caters to an older demographic, but this place was nice enough to let a pair of 30 year-olds stay.We parked in the back in a nice large spot close to the clubhouse, which helped with the WiFi strength - we could even stream! The area of Beaver Dam caters to an older demographic, but this place was nice enough to let a pair of 30 year-olds stay.We parked in the back in a nice large spot close to the clubhouse, which helped with the WiFi strength - we could even stream! The days we stayed the weather got into the 90s, so we had to run our AC to keep our pets cool. We used the laundry facilities since they were next door in the clubhouse - very cheap and worked great. $1.50 to wash, $1 to dry The clubhouse was nice, but didn't have many amenities. Nice full bathrooms with large showers. Does not offer any discounts but is cheaper than other places in the area. Convenient to St. George, UT and Zion National Park or Las Vegas.

    We stayed here for a month. The park is really nice and the people are awesome. It is a little tight for big rigs, no pull throughs but for us, it was perfect in a 27 ft TT. Good size dog run/park. 2 laundry rooms, 2 shower houses. The price is great and like I said the people are awesome. I would stay here again for sure !

    Very nice owner. Small park so kind of tight maneuvering for big rigs. It’s away from the main road so it’s quiet. Pull thru sites if you purchase the entire site otherwise it’s two sites back to back. The sites are small pea size gravel that gets tracked in everywhere. There are some trees between sites but not enough to offer any pr...moreVery nice owner. Small park so kind of tight maneuvering for big rigs. It’s away from the main road so it’s quiet. Pull thru sites if you purchase the entire site otherwise it’s two sites back to back. The sites are small pea size gravel that gets tracked in everywhere. There are some trees between sites but not enough to offer any privacy. The back in sites are mostly long term. The trees definitely need some trimming. Our friends did a little restyling of their own as the branches were rubbing up against their RV. The WII FI worked either very well or not at all. Directv satellite worked fine. Verizon had 4g 4bars but oddly didn’t work all the time. There is no town per se other than a post office and a school. The closest shopping is 9 miles at Mesquite.
