Unfortunately, when we visited, we had to move locations twice because the electric panels didn't work. No lawn maintenance was completed until 1 day before we left. Internet was broken and not repaired for our entire stay. This may be a great place to stay when fully staffed 'in season'; parking spots each have ample grass space but no picnic tables.

We called ahead and were told to pick a spot near the front and pay in the morning. There are lots of permanent residents (over half, I would guess), and they were friendly, hard-working folks. We appreciated having a level spot with ample shade, a recently painted picnic table, and the availability of garbage and recycling bins. The park has a laundry area with 6 washers, 4 dryers, all coin-operated and reasonably priced, which was much appreciated after a week in the central valley heat and Yosemite.Although we didn't use the pool, fenced dog park, or other common areas, we liked their looks and can imagine those staying longer enjoying that. The camp hosts were busy the next morning sweeping off sidewalks, etc. It is a well cared for place. Although there are no real negatives to the place, we would go with 4 stars imply because of access and location issues. To get to the park, one must drive out a long, narrow, and at times winding spit, and then go down a steep slope into the park. I can imagine a longer rig having a difficult time with that, though many of the permanent residents have bigger rvs and 5th wheels, so it clearly can be accomplished.As for location, I guess it depends on your needs. It is near a marina on the San Joaquin River, and those with a boat as well could enjoy this place for months while mooring nearby. As a drive thru option for weary travelers, it feels a little off the beaten track.

Our site was grass and shaded and we enjoyed living in a rustic country park not a parking lot.Unfortunately we were not successful in our job search in the area, but we will come back if we can find a job in the SF Bay Area.

Park Delta Bay also turned out to be a perfect home base for exploring the bay area. We were nervous about driving our fifth wheel through the crazy city traffic in order to explore San Francisco, so taking a day trip was much more pleasant for us.During our stay at Park Delta Bay, we had time to catch our breath, connect a little more with the community, and enjoy peaceful mornings under the shady trees and sunset walks along the water. The park has great amenities, is well-kept, continuously improving, and would be a great spot for family camping trips. The spots are spacious and incorporate nature much more than other RV parks we’ve stayed at, which we liked. Across the street are a general store and a marina where you can hang out on the dock.Down the street is a fun locals bar called the Lighthouse where we enjoyed a luau themed karaoke party!Isleton has a quaint, small-town, old-fashioned feel about it that we genuinely enjoyed. The area is called the California Delta and is formed by the merging of the Sacramento and San Joaquin rivers, which means there is also plenty of water activities to enjoy.

The other side of the park had some trees, but not as many, and just wasn't as pretty. There is a small pool, but it wasn't open during our stay. There are tennis courts and small dog park. The staff was very friendly. Right across the street is a marina with a small store and a deck - we watched the sunset there a couple nights and it was very nice. The park is located on the Delta Loop which is a road that runs along the San Joaquin River. The breeze off of the river blows right through the park and it was so nice to sit outside under the trees. There are several marinas, restaurants, and a few other RV parks on the Delta Loop. It's a very laid-back area that reminded me a bit of old Florida. The nearby town of Isleton has a historic main street and an excellent BBQ restaurant run by a man from Mississippi, so he knows his BBQ! This location would be good for exploring San Francisco, Napa, and Lodi - are all within an hour's drive. The park was bought by new owners a few years ago and it is evident that they are putting in a lot of work to improve it and make it nice. There is a section for RV storage that included several very old, junky RVs, a boat, and a car that all looked like they hadn't been moved in years.You have to take Highway 12 to get to this area, and it's a 2-lane highway with people who seem to want to drive 100 mph. Every time we were on this highway it stressed us out as we were constantly being tail-gated/passed by aggressive drivers. This is not the park's fault obviously, but something to consider if you plan to come here.The cell service was strong.

In the back is a row of nice tent sites. Then all of a sudden, under a large tree, a boat trailer that has been stuck there for a year or more. Under another tree there is a car that has been sitting there for a number of years. Those things are a bit spooky.We would have liked our site to be a bit wider. If you are side by side, the neighbors are a bit too close, especially if they have slide outs.The staff was very friendly and helpful. The other guests were nice, we even made a few new friends here.Getting to Park Delta Bay from HW12 has two options: around the east through the small village or around the west via Jackson Slough road. Both are pretty rough roads, but doable. The facilities were beautiful and spotlessly clean. The small pool looked nice, but I have not seen the gate open, it was as if it was not used even though it looked very well cared for. Same for the tennis courts.The laundry was nice and clean, only problem was the dryers that always run on the highest temperature, no matter which setting you choose.There was some occasional noise from the road, but not too badWe would definitely come through here again.

Camp here and you can drive an hour to San Francisco or Sacramento for an urban expedition, there are very few parks in the urban region in this part of California.
