    We stayed here Memorial Day weekend 2022 with family in nearby Bulverde. The park is literally feet away from Hwy 281 so it depends on what site you get on how loud it may be, although highway traffic really tapers off at night, but is fairly busy during the day. The park is literally feet away from Hwy 281 so it depends on what site you get on how loud it may be, although highway traffic really tapers off at night, but is fairly busy during the day. Watch your kids as they can easily run onto the highway to play Frogger (or Crossy Road for Millennial types) from the south side of the park driveway. The frogs/crickets/nocturnal tree animals really are loud in this part of Texas but it wasn't too bothersome, but combined with the highway noise, light sleepers might want to look elsewhere if you are going to need completely quiet nights. My site was a gravel, mostly level pull through with FHU but you will likely need sewer hose supports to ensure proper slope/drainage since the sewer connection is on a slightly elevated concrete pad (at least for #109). No cable TV available and I was able to get about 7 channels with my OTA antenna. Bathrooms and showers were clean and spacious, but other than using those amenities, we only really used the park to retire for the evenings. Wifi was just okay at my site but I got more reliable and faster service with T-Mobile all over the park so I connected mostly that way. I did stream a Vudu movie over the park Wifi and didn't have any problems.Paige runs the park and is super friendly and accommodating when you call the main number. Looks like there is a section to the north with full timers and the park was pretty full for the holiday weekend. I have friends who lived here for a few years and love the atmosphere of the place and I see no reason to disagree. I would definitely stay here again when back in the area.

    Friendly, hospitable customer service with great communication up front and during stay. The RV park is very clean. Free Wifi works great and good speed! Great cell service as well. Shady spot, spacious and very level site which made backing in much easier! Asphalt drive through campground and wide spots. Reservations can be made over email or phone. The cicadas were in the trees and "sang" us to sleep. It's right off the highway and we were 3 spots to the highway. Even then, the road noise was not terrible. The turn into the park is directly off of 281, so a good idea to slow down ahead of time! We will definitely stay here again when we are in town.

    We don't usually visit private parks, but we're glad we did this one!We had a solar upgrade done to our trailer while visiting this park. The company we worked with, RV Solar Solutions, does several installs at this location every month in the winter season. We also has a mobile RV/Boat detailer, Hill Country Shine, come and cl...moreWe don't usually visit private parks, but we're glad we did this one!We had a solar upgrade done to our trailer while visiting this park. The company we worked with, RV Solar Solutions, does several installs at this location every month in the winter season. We also has a mobile RV/Boat detailer, Hill Country Shine, come and clean our trailer after spending 14 days on Padre Island National Seashore.During our visit we received many Amazon packages and had our mail forwarded twice.There are relatively new washer and dryers available. Complete with an air conditioned/heated lounge area with cable TV, an honor system beverage cooler and coffee, lending libraries for DVDs and paperback books.The private bathrooms are just like you would find in someone's home, large clean showers with separate sinks and toilets.The place is very pet friendly and you'll see many dogs here. They have a fenced in dog park where well behaved dogs can run off leash and socialize with the other canine residents.There is a nice mix between over-nighters and extended stay visitors. There are also some really nice discounts for weekly, monthly and seasonal visitors.All of these things I mention are not always allowed at most private parks, but here they really strive to please the customer. That's what happens when you stay at a family owned and operated park where they take pride in your experience while visiting.My only ding is that it's located on a busy commuter road with lots of traffic, but at night time things quiet down quite a bit traffic wise.
